    Let me begin by stating that I have lived in many apartment complexes and have a lot of experience in apartment living. I am not a complainer, and this whole thing sickens me to my core. I am used to living in downtown San Jose and East San Jose, but I recently had a baby and wanted to move somewhere safer. My family moved to Terra House Apartments because it seemed to have everything that we could have ever wanted. We moved in the winter months and living here was actually quite nice. Then, ...
    summer came. We made the unfortunate choice to reside near one of the pools. In the winter, this was marvelous. However, in the summer, this is a different story. People come to the pool, and they do not live here. I know this because I can see them easily flip the latch from the outside. The pool and common areas are used as huge party spaces. I have seen people doing BODY SHOTS at 4pm on a Friday evening. Children are at the pool. The rules are clear: no alcohol, no smoking, no pets, and no speakers or music. Do the residents and their guests abide by these rules? No. Does the office staff enforce these rules? Apparently not. I have written countless emails complaining about people being at the pool passed midnight on a weeknight. I am told to call the security team. This security team is useless and does absolutely nothing. I have photographic proof of them being on their phones while they allow the pool patrons to misbehave. I have screenshots of calling them over and over throughout the night. The office staff is so nice to me on the phone and claims to care, yet they do nothing to stop this from happening. During the summer, this was annoying but slightly understandable; it's summer. Now, it is almost November, and I am currently writing this review as a party ensues outside of my apartment. Again, I have lived in many apartments. Quiet conversations and regular fun-having is awesome. Pools are fun! However, this pool is so misused. I have seen people vomit in the hot tub from intoxication. I have seen someone passed out on the counter. This is the prime hang out spot for high school and young adults. Bottom line: If you have a family or you value your legal right to quiet enjoyment, DO NOT MOVE HERE. It seems lovely in the winter and during the day, but it turns into party-central at night. I wish I could go back in time and never live here, and that's saying something since this is "technically" the nicest place that I have ever lived.

    If you’re looking for an apartment beware that their listings, here and on their website, do not tell you which apartments are renovated and which are not. Their photo gallery doesn’t even include images to their older apartments which is very deceiving. Their newer apartments are very nice but it would have saved me a lot of disappointment to know not all the apartments have been renovated.

  • I wish I could give them zero star review.

    I paid the deposit and signed the lease agreement for an upstairs unit. Two weeks before my move-in date, I received a call from the management that the tenant is extending their place and if I can move-in two weeks from that date. I agreed. Again, 3 days before my move-in day I got another call that they extending it again until the end of the month and I had no other choice but to get one of the downstairs units. I paid the deposit to keep the unit I wanted. So what is the purpose of the ...
    deposit for keeping the unit? I never experienced this problem in my whole life.

    My issue is with the way these apartments are being advertised - they are listed as "luxury" (and are priced to match other, nicer apartments in the area) when really they're just decent units that still need a lot of repair. For example, our "newer" apartment had a lot of questionable fixes and repairs done to it. The walls were done with a knock-down texture (so they're not smooth) and you can see the patches where there were holes (as the patches are completely smooth). You can also see ...
    where there are layers and layers and layers of paint on the walls around the fixtures (especially in the bathrooms around the medicine cabinets). There are no light fixtures/fans in the bedrooms, and the a/c unit that comes with the place is barely strong enough to cool the main area. A lot of people have freestanding A/C units in the bedrooms to try to make up for this (take a look at the windows when you walk around - you'll see a lot of units with vents in the windows). This also makes your electric bill go way, way up. The cabinets are incredibly old - in our unit the bottom of the cabinets are warped from either age or water damage. These have also been painted over countless times - we have paint drips in several places. It looks like the complex just had new doors hung on very old cabinets. The bathroom counters have been cheaply refinished with a coat of some kind of paint. I could go on and on. The cheap repairs that the corporate office has made were not enough to qualify this place as "luxury", so don't let the model apartment fool you. Outside of the units themselves, the ground are pretty but there is no security team of which to speak of. We live in a not very nice area of San Jose - there is a lot of crime in the area which can't really be helped by the corporate office. However, they could take measure to make sure that the complex is safer - better lighting in the parking lot, security systems in each unit, and have security actually patrol the grounds night and day. For the amount of "luxury" we're being charged for they should have procedures in place to make sure that their tenants are able to feel safe.

Compared to our surrounding market, we have received feedback from many prospects who ended up renting with us that our luxury apartments were beautifully remodeled and loved their new home. All of our apartments are inspected prior to move in to ensure the highest standards; I apologize that you have experienced something different. Definitely, please contact the rental office so we may inspect your unit on the paint job that was done, your a/c unit that you report is not cooling well, inspect your bathroom countertop, and to inspect your warped/damaged cabinets that you are speaking of.     DO NOT WASTE YOUR TIME!!! The stuffs are super unprofessional. I scheduled an appointment for a tour on the phone. And they said the appointment set for 9:30 am in the Monday morning. I drive 40 minutes there and they said they do not have any available room for show.

    I wish I could give negative stars because that's how I feel about this place. If you could see the community forum through the portal, you'd see that almost everyone hates it here. And how they want to sue the complex for false advertising and lies. My boyfriend and I have been living at this location for 4 months. At first this apartment seemed like it met nearly everything we wanted when we first decided to move in. However it doesn't meet even half of it. We decided to move in, after not ...
    even being able to see a unit like ours because there was a deal for the deposit to be 99 dollars if we applied within 24 hours. We were not allowed to view the unit we were supposed to move into until the night before move in, a month after applying...first red flag. The units are nice, however they are also cheap. The blinds fall off, the screen doors fall off, the water pressure is nothing, and the fixes for any imperfections are barely even fixes. When we moved in, the apartment was supposed to be "cleaned" yet we found mold that was very easy to be found and many stains that were easily removable. And past residents things inside cabinets and on top of dryer. As if they didn't really care to clean at all. Another complaint is that around the rental office there is wood chips and nice landscaping. Yet near our building there's only mud and dead shrubs and flowers. This attracts flies, and looks terribly unattractive. I've voiced this to the management office and nothing was considered or even responded to. When I went in to speak to them in person once again, they said that they had done a walk through and were not willing to change anything. No there's mud and moss after rain season. You can imagine the flies. The management is also the worst out of all apartment complexes I've lived in. They do not answer the phone ever, they are rude when you go inside, and they rarely answer emails. They also will charge you here for anything they can. Water, Trash, Pets, Parking Spaces, etc. They lie about the water bill and will charge you for irrigation, and make you split the bill with the entire unit. I have two people in my apartment and we had a water bill of 127 dollars! We don't use that much! I know neighbors who have left for 10 days and also had to pay a ridiculous over 100 dollar water bill! The parking isn't even assigned so you're paying 50 dollars for the possibility of having to park across the complex because there is no spaces near your place.

    We were in a pinch and need a place fast. We have a dog so our options were limited. Avana is pet friendly! We were also looking for a 2x2 with W/D. They had one available. The entire staff was great about getting us set up quickly. We came into this community at the perfect time. Our unit is completely update, the kitchen counters are my favorite feature. There is plenty of storage and we have a detached garage. The grounds are really pretty and well maintained. I love taking my dog for a walk ...
    around the complex, it feels more like a neighborhood than an apartment complex. The only down side is the main living area in our unit is a little small and we wish there was ceiling fans in the bedrooms. I would say the the positives out way the negatives. Also, the rent is fair for the area and the move in rate was a great deal.
