December 23, 2017On the Plus side: Landlord fixed our place up before move in with nice floors and paint. You are walking distance to Ralph’s grocery store, lots of bars and restaurants, car rental, and bus lines on Wilshire and Santa Monica Blvd. No one lives above or below you—a big plus! Landlord will do repairs, sometimes it may take a few requests, and she may look suspicious on you as if you broke or caused the problem even if it was old and not your fault. Get any promises by Landlord in writing ...before moving in, and even with that you may have to fight with her to honor them. Monthly Electricity and Gas costs are very reasonable here. On the Negative side: It’s a parking disaster here! Each unit was built with one enclosed garage per apartment but New Landlord will not allow any tenants to park in any of them! No one has a garage space. The Landlord occupies all of the garages with her stuff. Everyone has to park on the street and parking is extremely limited because of the large school across the street—you can’t park there, lots of driveways, street cleaning days, and the parking violations bureau sometimes issues tickets for parking blocking the same garages that the tenants are supposed to park in but landlord will not allow! One really nice guy has been living here for many, many years and has in his lease from the prior landlord the only outside parking space that does not block a driveway next to the mailboxes. I think he works in law enforcement. Everyone respects that one space and does not park there. If you are moving in here—best to move in Without a car or you will literally tear your hair out looking for parking. Don’t even think of moving here with 2 cars. The ceiling in the apartments from the 1950’s are made of wood slats/beams and sometimes hide bugs like crickets and spiders and other things, especially in summer bugs like living up in there. Nothing bad, we killed a lot of them during our time here—nature of this type of building. Also, the apartments are not retrofitted for earthquake protection—they are old. There is little or no violent crime in the area, but lot’s and lot’s of property theft and car and apartment burglaries in the neighborhood. LAPD reports about 12-15 Thefts/Burglaries per week they told us. Expect your car will get broken into and leave nothing valuable in it. Lock doors always.
