Small building, good nieghborhood, high walkability
August 5, 2015I've lived in this building, managed by Fred A Smith company, for two years. Sadly I'm moving out of the area - otherwise I would stay here. The entire building is 15 moderately-sized one-bedroom units. The maintenance guy, named Carlos, is helpful and replies promptly when I call. (Don't bother calling Fred A Smith directly - the people who work there are never helpful or friendly.) All units have tile floors ,which is nice during summer but very cold during winter. Windows are on the older side ...and do not seal especially well. Newer units have central heat and air, which is wonderful. Some units, like mine, have nice large kitchens. There are no amenities at all in this building (front desk, storage, gym, etc.) and it is pretty bare-bones but that helps keep the rent low. The neighborhood is great - nearby restaurants, shops, grocery, pharmacy, shopping, buses, and a 7-minute walk to Columbia Heights metro. Rent increases by about 5% each year and in between tenants. Nice quiet location where you don't hear any traffic or noise from 14th St or 16th St, even though you're right in between the two.Read MoreReview from Apartments.com
Fred A Smith Building on Newton Street NW
August 10, 2015This small building contains 15 1-bedroom apartments. There are 2 washers and 2 dryers in the basement. The guy assigned to the building for maintenance is friendly and very helpful. The building is no-frills (no front desk, storage space, common areas, gym, etc.), which helps keep costs lower for tenants. Newer units have central air and heat, which is great. All units have tile floors. The only things I would change about this building are adding dishwashers and an elevator. The location is ...great - near 14th St and 16th St bus lines, 7-minute walk to Columbia Heights Metro, a Zipcar lot right down the block, and nearby grocery stores and retail and gym nearby.Read MoreReview from Apartments.com
