Lower East Side Duplex with Rare Private Outdoor Space
September 10, 2015I have lived in #4A at 176 E 2nd St for more than two years. The apartment is between avenues A and B. It is a 4th floor walk-up, but worth it: the two apartments on the top floor of this building are duplexes, with two rooms downstairs and one upstairs. The second floor also has a massive outdoor space. Our deck fits a garden, grill, four-top dining room table, and easily more furniture. It looks over 2nd St so the sunlight is great all day in the apartment and perfect for a garden. It's really ...a rare apartment in terms of layout and it has been a great place to live in that regard. The downsides: the appliances could use updating and floors need to be refinished, not just restained. They are a little scratched up. We had trouble with mice one winter, but the building got it under control last year and it was much less of an issue. The smaller room on the main floor also is where the apartments heat comes from; it's pretty miserable as a bedroom as a result so would suggest it as a home office. The management is just a block over and usually very responsive and takes care of requests within a day or two. They also haven't raised our rent dramatically each year, unlike other landlords would.
