September 9, 2024I can’t say I recommend this place to prospective renters. Their policies are unfair to the renter. When you switch units within the complex, you have to update your renters insurance with your third party company to your new unit. It does not carry over automatically. I updated mine in August and they still charged me their own mandatory $18 renters insurance even though I’ve already had my own insurance in place. They refused to waive it because I sent them the documents on September 2 instead ...of September 1 or before. Very greedy. Also, if you ever need maintenance in your room, you’re better off handling it yourself. My roommate made tiny dents in my wall helping me move my desk out of my room. The dents weren’t even noticeable, I called the maintenance team and they said they couldn’t see it until I pointed it out. I thought I was doing the right thing bringing attention to the issue, and then the office informed me it would be $190 to spackle, sand, and repaint the dents or $120 for the repaint if I did the spackle + sand myself. I ended up doing the work myself, and it’s as good as new, but this is another show of their greediness. Lastly, when you have noise issues, you’re directed to call the 24/7 on-call number to have a staff member go talk to the persons involved in making the noise. I could hear a dog barking every morning on the third floor while I was on the second floor. Management refuses to email the persons involved. At that point, you’re better off talking to the persons responsible yourself. Funnily enough, in my old unit, management had no problem emailing us about noise complaints of the girls my roommate would bring over. I guess they take certain noise issues more seriously than others. There are other things I can nitpick as well. Electricity and gas are not included, and add a considerable amount to your rent. Electricity will add $100-$150 / month and gas will add $10-20 / month. Despite all these costs, they’re more than happy to take $18 from you for their renters insurance when you already have your own. Living in a 4 bedroom, you’ll hear everything from the rooms next to you due to how thin the walls are. Living in a 2 bedroom, one of you will get lucky with an attached bathroom, the other will get unlucky with a smaller room + unattached bathroom. I was going to keep these issues to myself, but the insurance issue really made me decide to share my experiences so that I can inform others of what to expect.Read MoreReview from Apartments.com
Great place for students
December 21, 2022Community has some of the best amenities in Buffalo and is close to a lot of the universities and area attractions. Pets are also welcomed here and it's nice seeing dogs always around the complexReview from Apartments.com
Everyone is family here
December 21, 2022I've been living here for about 3 years or so, and it's been nothing short of amazing! The staff here work really hard to give you the best experience possible. I've seen how much thought they place in their events and additions to the property. Recently we had a Thanksgiving Potluck and tried some of the amazing dishes resident's made! I've gone on trips to Becker Farms, got to see Niagara Falls, even participated in an art event that allowed me connect with residents on a different level. ...Through all of this I got to bond with a lot of the residents and staff and I continue to look forward to more special moments hereRead MoreReview from Apartments.com
DO NOT STAY HERE
February 22, 2021Do Not live here at Axis 360 I go to school for Criminal Justice to be a US MARSHALL and was under the impression this was a safe student accommodation housing but it is not safe and the gates haven't worked for a month and in regards to that my car was broken into on the property on 2 separate occasions i had moved here with my parents agreement as it was safe due to it being a gated community which didn't matter at the time when the gates had not worked for a month and then second of all the ...roommate they paired me with smokes weed to the point of being able to cloud up the living room from his bedroom i have reported this 3 times now and they have given warnings whereas on the lease it says marijuana is not prohibited whatsoever on the so to speak “drug free” property” I came to them with the complaint because they set me with the roommate who smokes weed. They said when they entered the apartment they said theirasinine was no profound evidence whereas the smell is distinct and they said they need proof whereas i would need to be there and invite them in and they said it could take months in court to get him evicted and in no way would it be safe to report someone and then have to live with someone so for them to even put me in that situation is asinine to think that so since they wont fix my issue and with their fix of i can move apartments whereas why should i move apartments when i am the one not breaking the LAW/RULES of the lease is asinine to think or even offer it why should i be the victim when i'm not the one breaking the rules when i report something it be put to the side or given the runaround so what i can say is if YOU PLAN ON HAVING YOUR CHILD STAY AT A STUDENT APARTMENT OR COLLEGE HOUSING AREA DO NOT STAY AT AXIS 360 WHATSOEVER.Read MoreReview from Apartments.com
