    I don’t have any complaints regarding the unit itself, the spaces are larger than they seem when tastefully furnished. It is obvious the recent remodels were cheaply done. Floors aren’t entirely level, cheap wall paint that flakes off when touched, compact fridge. However, the rent at The Edith as remodeled unit in Seattle (more specifically, one of the best areas in Queen Anne), with a water view and ample parking is a good deal. The buildings cement structure amplifies all sound from the ...
    stairwells, parking lot, and walkways. There have been occasions where someone at 2am is yelling in a place mentioned above. As a result everyone is woken up and the dogs in the building begin to bark. The interior of the units are a mix of cement, wood and metal (believe it or not!) so sound from surrounding units is very minimal. Every once and awhile “noises...” from neighbors above or an adjoining units dishwasher is heard, but that’s about it! Bonus, the place is very pet friendly with tons of nearby parks, and heavy sidewalk foot traffic by both dogs and humans! I do not recommend Gelber & Gelbger PM, it takes them 3 weeks to respond to a simple email (24-48 bussiness days is standard in management ), and have little knowledge of the building. One could call them a “part-time” management company based on my experience with them.

    The rental rates here at The Edith are in line with larger buildings that contract with professional property managers. I moved into The Edith on May 15, 2018. I love the neighborhood for its walkability and conveniences. I chose The Edith because it's an older small-scale apartment building with some interesting history. Because of the L-shape design and concrete construction—it amplifies surrounding street sounds. Footfall sounds from units above are faint but noticeable and plumbing noises ...
    are distinct. I have a ground-floor unit. Some apartments come with window screens, some not. There is no response to tenants who ask for screens. The renovation is a "good enough" standard in terms of installation of tile, wallboard, and finishes. The appliances are low-end and full-sized in very small spaces making them difficult to work around in some floor plans. There is a small uncovered parking lot. Each tenant I've spoken to pays a different amount. I pay $50/month. No reserved parking is designated. When I arrived home yesterday there was a van in my spot. Random people use the parking lot to use the Honey Pot and talk on their phones afterward. The renovation of The Edith was advertised with the last leases starting July 1. Late August the last units came available. During construction, the property managers did not inform the tenants of construction alerts, noise impact, delays, mounting construction debris, or garbage management. For ongoing maintenance, given the established pattern, there will be no communication. I had a water leak from the upstairs unit and a repair person showed up unannounced. I offered time options to confirm and never heard back. The property managers ignore questions or observations, such as: - The storage room and bike storage is an amenity listed that is unavailable. - The Edith is very dusty due to a lack of irrigation or ground cover. The landscape planted this spring died this summer. - A large rusty construction dumpster and a Honey Pot remain in the parking lot visible to all apartments with the expensive southwest view. They displace the recycling bins, so bins are very difficult to use and hard for workers to empty. The toilet was cleaned today indicating an ongoing maintenance contract. The few times I have spoken with the property managers, I had to remind them of written agreements crucial to my moving in. It was due to multiple follow-ups that the agreements were finally implemented.
