Physically, this is a basic but well-maintained 1BR/1BA apartment featuring LVT (luxury vinyl tile) floors, separated living/sleeping area, and off-street parking. The apartment is on the second level of the building, facing an alley. It does not currently have a dishwasher or washer/dryer, but we're open to adding this (for a bit more rent) if desired. What really sets this place apart is the location and community. It's situated in the Ravisloe area of Homewood, a prime trick-or-treating location with very little crime and old trees over the streets. The Metra (commuter train), numerous restaurants (Aurelio's, Stoney Point Grille, Grady's), and library are just five minutes away on foot. In the evenings, you're likely to find dogs and children walking the neighborhood packing snowballs or searching for golf balls along the neighboring course. This is a building where people know their neighbors. As an owner, I try to keep the structure in good condition, but also, keep nuisances like noise, crime, and drugs away. Our requirements: (1) 670+ FICO equivalent (generally requires no unpaid judgments, major delinquency, or charged-off rent / mortgage / medical / other consumer debt) (2) $36,000/year documented pretax income (W2, 1099, pension, child support ok, just has to be documented) (3) Five years without bankruptcy (4) Five years without convictions for either (a) violent crimes or (b) felonies.
