    my roomates and I stayed in a 4bd and had the worst experiences! Your car will be hit by other students in the parking lot: A LOT . Your neighbors do not mind their business and will be in yours everyday. Maintenance Fixtures are handled late ! Extra unknown fees will be added to your rent , and utilities that you did not agree upon during the lease signing. Sometimes property management will forget to do they’re job properly and combine two months worth of your rent together unexpectedly and ...

    I have been a resident for 3+ years at 21 Oaks and management has gotten worse year after year. I was recently notified that the furniture in my personal bed space will be replaced and that all of my belongings need to be removed from the bed, dresser, desk, and nightstand. I spoke to a resident staff and requested to opt-out of the furniture upgrade. She said that wouldn't be a problem and she would notify the appropriate individuals. Shortly after, I was called by a manager and told that I ...
    would not be able to opt-out of the furniture upgrade. I need to remove my items from the furniture and store them in my small walk-in closet or bathroom. Meanwhile, this upgrade is their top priority to ensure new residents are blind to the real issues, pest, poor lawn maintenance, untimely communication, and unorganized staff and programs. If you are thinking of living at 21 Oaks, I am sure there are much better options. If you are an incoming resident for the Fall 2022 year, I hope they are able to fix the foundational issues prior to your arrival versus polishing dirt to appease the eye.

    Almost anything that could be wrong with this place is. When we moved in it was evident that no one had cleaned it, it looked like no one had cleaned it for years. My bathtub was disgusting and had stains that will not come out. Additionally there are many roaches. There is a lot of stuff in the apartments that need replacing but it is very clear that management are not willing to replace old or broken appliances. AC does not work well. The apartments look no where near the same as the model ...

    If I could give it 0 stars I would. This apartment was terrible. There were always bugs, you had to request to have the apartment sprayed. When we moved in the apartment was not clean what so ever there was a beer bottle in the sink the dust was all over the furniture from redoing the walls. Our furniture looked like a lion attacked it. We were charged for the apartment not being completely cleaned and on the charges it stated that if your apartment was not clean on move in this is not an excuse. ...
    Basically stating they know they have unclean apartments and they still allow you to move in. The staff is a bunch of college students, it is not run by adults and you can tell. Our air broke in the middle of year and they never fixed it. They closed the vent in our living room “to redirect air flow”.     my daughter spent a year here while attending USC. The apartment was dirty when we checked in ..Bugs and spider webs everywhere . There was damage to the walls and appliances that I brought to their attention when she moved in ..they did nothing to remedy it and when the girls moved out they charged them fees for damages. We had no opportunity to dispute the charges... No one would take our calls .. They continued to harass us threatening to send to collections affecting credit ratings... Stay ...

  • Horrible Horrible Staff / FEE OVERAGES RUN

    I have been leaving here since the end of Oct 2018 and my personal experience here has been a nightmare. The staff ( specially Mr. Dent) has done nothing to assist me in concerns about ridiculous fees and room conditions since moving in. They failed to notify me of mold issues in my room and placed me in an apartment where I would occur extra fees EACH MONTH SINCE MY MOVE IN. If someone asked me about whether they should move in , I would tell them to RUN the other way. This place provide ...
    nothing but mediocre customer service and brush out your concerns. I was placed in apartment with two other girls that expressed certain about the apartment. They had already been receiving overage fees on electricity prior to my move in ,so when a third person was added (they were using up the cap for our electric bill for 3 people) I had then started receiving fees on my account. I sit up meetings and sent emails only to be told there was no need for inspections and that I was not able to be moved to a different apartment . These people are out for your money so while it seems like a good deal, in reality it's too much to pay for the quality of the complex.

    From the second I moved in here I knew it was a completely wreck. When I moved in my shower was covered in mold to the point I had to soak my bathtub in bleach and had to have my shower head and faucet replaced because they were both completely caked in black mold. There was a hole in my bathroom ceiling because they had failed to put a vent in (somehow). The ice maker was broken. The paint job done in my bedroom was ridiculously splotchy. There was black mold all around my windowsill. I'm not ...
    kidding when I tell you that it wasn't until 3 months after move-in that everything in our apartment was okay. It took the maintenance team 7 months to finally come out and fix the mold on my mirror despite me repeatedly calling. The internet connection here is completely useless, I can't even watch Netflix on my laptop, much less even connect my TV to the internet. The pool here is currently closed because the Department of Health and Environmental Control (DHEC) shut it down for god knows why. When the AC leaked into my roommates bedroom and soaked her carpet, maintenance brought in industrial dryers and sat them in her room for three weeks, then tried to charge us overages for the energy the massive dyers use. When our internet broke, it didn't get fixed for five days, and once they said it was "fixed" all they really meant was that they're subpar 21 Oaks wifi was working again. Not the actual internet. We're still waiting for them to fix the network connection for the routers. During winter break when most students go home to spend time with their families, 21 Oaks charged everyone in our building 70 dollars in overages because they claimed that we used enough water in the month of December to fill the pool, TWICE. a month later they found out they "read the water meter wrong" and refunded us twelve dollars. Even though I was the only person in my 4-bedroom apartment for the entire month. Also, when we moved in there was a cockroach infestation (i'm allergic to cockroaches so as you can probably guess, this was very stressful for me). I could keep going.     Living at Univeristy Oaks/21 Oaks was absolutely horrible. Maintnance took forever and my roomates moped even got stolen because they gates were WIDE OPEN. On top of that, I was finally told that the staff found somebody to take over my lease around December 27th and I had to move out by the 30th!!!! After moving out within hours and paying my $250 lease cancelation fee, I recieved a call a week later saying that the person who was supposed to take over my lease never showed up and I was still ...

    On the surface 21 Oaks isn’t awful. It’s not the best in the world, such as stained bathtubs that won’t come out and a crappy floor job from the new flooring put in last summer (missing floor molding, parts where they just didn’t finish and just didn’t put flooring in around sinks and appliances), but all-in-all it can make due. In my two years of living here I have had an overage build-up that spanned over quite a few months where the overages “couldn’t be calculated“ and ended up paying over ...
    $100 that had to be paid within a week or I had to pay a fee for having over a $50 balance on my account. Our washer/dryer and AC has broken multiple times. They claim it’s a “gated community” but the gates are wide open 80%-90% of the year. The pool is super dirty most of the time. If you ask to speak to management they say they are “unavailable” and say that you can’t schedule an appointment with them, so you only deal with students for all of your issues. The new maintenance guys take forever and a day to fix issues that you have. They told my roommate that she would have to pay to fix her blinds that fell from her window when almost every section of blinds in the apartment has fallen due to their inability to put blinds that fit the doors/windows up. The list honestly goes on from there. I highly regret resigning my lease with them for my last year at USC. They act all nice until you have a problem, even if you’ve given them two years worth of rent. They just don’t care about their residents. It sucks.

If there are any flooring issues, you can contact us and we will address the concern with the vendor that installed the flooring. Last year, we did have an occurrence with the bill back of utility overages in which more than one month was billed back at once. We explained this to residents and notified them that we would work with them on the payments. We will provide copies of the actual utility bill received from the provider when asked. The gate is currently open, which is due to the motors being down. We are working with out vendor to have it replaced/repaired. Management is available, we can schedule an appointment with any of our managers to discuss your concerns. Managers are typically not available after 5-6 during weekdays.   • Do NOT sign lease here for the sake of your sanity

    Do not sign a lease here. It's a complete trap. We are on day 9 of being without a dryer that actually works. Day 1 (Monday April 2nd) my roomate submits the dryer service request. Wednesday April 4th, I submit another service request for the same dryer in hopes of getting a physical person from maintenance to come out to the apartment. Friday, April 6th there still has not been any person from maintenance out to our apartment. I call the office that day and am informed that the first service ...
    request my roommate submited was marked completed on April 4th....no maintence man had come by the apartment on the 4th and our dryer was still broken. I beg the person on the phone to send a maintenance man out. Monday April 9th, I call the office again and beg for someone to come out. That day the maintenance supervisor comes out, takes the dryer a part, and he has to go get a part. Tuesday, April 10th a maintenance man comes out and replaces the dryer and we try to use the dryer...AND the tumbler that holds the clothes in the dryer still won't spin to dry the clothes.     This apartment complex was exactly what me and my roommates were looking for when we started looking for apartments for our second year at USC Columbia. However after moving in and living here for about 6 months I highly recommend to anyone living here that you do your research. The management can be a bit difficult although the front office staff is friendly enough. Water and electricity will be an issue unless you are willing to pay for overages every month. The water bill is done by BUILDING ...
    not by individual apartments. Meaning that if someone else washes clothes for their boyfriend in your building 7 times a month, you will be splitting that cost with everyone in your building. Electricity like anywhere in Columbia is an issue during the summer months. Maintenance is nice but they are not fast nor do they seem to care whether or not the problem gets solved quickly. The floors however are nice and fairly new in most buildings and dishwashers seem to be hit or miss. The pool, gym, outdoor courts, and yoga room all are very nice and met my needs perfectly so I have no complaints there. The apartments themselves are honestly not clean. My roommates and I are constantly sick and we think its because of mold or the air quality. Mold shows up in the toilets (regardless of the fact that they are in use daily) and along the window seals when it rains. The air quality is so poor that dust and cobwebs showed up a month after move in. I have had to wash my tapestry several times. Overall think carefully about this place unless they have fixed the issues mentioned above.

Regarding your concerns, our utility policies are outlined in your lease. Electricity is metered per unit, while water is metered by the building. Our community has one of the highest electric/water caps amongst the Columbia student housing communities. We maintain transparency by providing copies of the utility bills upon request. Regarding your window issues, condensation forms on the window because they are metal-framed. This condensation needs to be wiped away or dried to mitigate any possible mildew buildup.
