January 19, 2025Convenient location, reasonable rent, generally good response time from maintenance. The bureaucratic nonsense sometimes gets annoying, but it would be five stars if they weren’t constantly closing the pool for no reason.Property Manager Responded

December 19, 2024I have been here for over 4 years and have never had a bad experience until we transferred to a new apartment building September last year. The problem is not with the office but the maintenance. The maintenance should be more aware and communicate more with the resident. Also in January of this year the maintenance came in fix the tub and when we got back we found all this white debris everywhere even in our kids room all over their toys and we had to clean it ourselves. After this experience we ...no longer trust the maintenance in this community.Property Manager Responded

Nice location, badly kept and poor facilities.
October 10, 2023I chose this place for the location and price, I wanted a good pool and gym. However usually the pools are closed and none of the hot tubs work. Pools were closed when I first moved in with no explanation. Many things were not fixed in my apartment before I moved in. Broken locks, uneven drawers, leaking pipes. Most definately NOT LUXE. It could have been better
February 4, 2023I lived here a long time because I thought it was very private, quiet and relatively safe. It's just me and it's very hard to keep getting up and moving to other complexes so I try to give an apartment complex the benefit of the doubt year after year and to give myself a break as long as I think I am safe and it is quiet. I forgave instances that happened so many times because of the quiet and the privacy like my car getting damaged (some people were fighting at night and fell on my car hood), ...mailbox broken into and damaged several times with the complex blaming the USPS and the USPS blaming the apartment complex . The other problem for me is that this is an older complex and the property has old pipes. There have been many instances where the water had to be shut off, sometimes for entire weekends, once when it was $113° outside and now in the middle of winter. I understand things happen but they happen here with the water far too often. I feel with the changes of property management staff and maintenance personnel, it is becoming more difficult for them to perform the proper upkeep of this older complex. It's a very pretty complex but it has gone downhill. This is Henderson, the heart of Henderson, and this complex should be running properly. I think the newest property manager is definitely trying but I think that they inherited problems.Property Manager Responded

March 8, 2022I was looking for a new residence in September 2021 and I visited with Francesca at 23 Twelve where I decided to go ahead a reserve the large 1 bedroom apartment after seeing the model apartment. Due to life circumstances, the tenants in the apartment I reserved had to push out their move out date 2 times and then I got Covid staying with my mom and ended up canceling my move after all that. Come February 2022, Francesca and all the wonderful office women were so kind to me after things turned ...around and I was able to still rent the apartment using my same deposit. I am now completely unpacked and loving the area and apartment complex very much. Even though it is not gated, I do feel safe where I live. Not a true Luxury Property
January 18, 2022During our tour we were shown a model unit that was in nice shape and well kept. The management office is also very nice. We were told the hot tubs were being repaired during the tour as they were inoperative. Moved in November 2021 to an apartment that was anything but Luxury. Cabinets did not have doors, Appliances were missing. This was taken care of promptly. As for the amenities they claim, that is where the main deceit begins, they tout on the front page of their website "If you're looking ...for resort living, look no further than 23 Twelve Apartments. With two hot tubs to choose from, two sparkling swimming pools, lush towering palm trees, and spectacular golf course views, we cant wait to welcome you to your new home. Our community offers a variety of one and two bedroom floor plans to suit your needs for space and comfort. Schedule your tour today." The pools are not heated, and the hot tubs still do not work after almost 4 months. The apartment is moderate and far from luxury. The best way to describe it is lipstick on a pig. The Maintenace staff has been great and extremely prompt, but seems to be limited by an extremely greedy management company.Property Manager Responded

I live on 2nd floor and yes if you try to keep AC at 76 when temp outside is 115, youre apt will not stay cool. 2nd floor apts get all the direct sun light. i keep my AC on 67-68 and never have a problem. mgmt is just fine. no issues. and honestly no complaints. great price. decent location.Property Manager Responded

No AC in the middle of the summer!
October 20, 2020Horrible management! No AC for 45 days starting in the middle of June! Even after 7+ emergency maintenance requests and many, many phone calls. No compensation for the destruction of our property from the 90+ degrees in our apartment. Horrible maintenance manager who is extremely disrespectful to women! Dog attack regularly. Filthy complex! needles, broken glass, dog poop and garbage everywhere. No parking. Rude office staff. DO NOT LIVE HERE. Just don’t do it.Property Manager Responded
