Located walking distance to the ski slopes, hiking, ice skating, tubing and Sugar Mountain amenities (golf and tennis in the summer) as well as an easy drive to the Wilderness Run Alpine Coaster, multiple wineries and more! Between the AC, fireplace and heat, you can comfortably enjoy your beautiful mountain location year round, though we love opening the screened windows to enjoy the fresh mountain air, and to listen out for the wildlife that frequents our neighborhood (deer, turkey, birds and more!). From the parking area, take the new steps down and then to the right towards the private entrance of Sugar's Edge Unit E14. Come inside to this well-appointed round-house (owner is a Chef and we’ve made sure the kitchen has everything he needs!) with its open floor-plan and upgrades everywhere, that was designed, decorated and stocked by your 5-star Bed & Breakfast hosts featured on HGTV’s Caribbean Life! We want to ensure our property exceeds your expectations, and all reviews to date have been 5-star with the main call out on our unbelievably comfy beds!

The main floor hosts a living and kitchen area that is enclosed by new large, screened picture windows for the seasonal mountain views. Over the gas fireplace is a Smart TV, and the sofa doubles as a sleeper for guests, all of which is accessible to the main level deck with comfortable seating and a picnic table to enjoy the flora and fauna! On the main upstairs level you’ll also find an updated full bath in the hall with a heated ceiling lamp for your comfort, the washer / dryer unit, and a plush Queen Bedroom with Smart TV. Then head down the spiral staircase to the huge King Suite with its own new picture windows and private door to a lower deck with outdoor seating. The attached ensuite bathroom has granite counters, shower, and heated ceiling lamp for comfort. A Keurig coffee station, microwave and additional Smart TV allow you to start your day in private without needing to go upstairs. This property alternates between being 1) a longer term rental property for discerning guests wanting to stay longer (at over 50% savings depending on the length of the lease - our preferred guests); 2) a short term vacation rental property; and 3) as the owners' personal living space - most recently for 6 months as they led The Timbers Hurricane Helene Recovery. The Timbers has recently "enjoyed" new roofs, new chimneys, new retaining wall, new parking lot lighting and much much more. 2025 scheduled upgrades include new exterior painting of all buildings, new chimney caps, a new gutter system, Timber Ridge Road excavation and rebuild, new crawlspace encapsulation & dehumidification and more! The rental rate includes power, water, sewer, internet, pest control, HOA fees and North Carolina / Avery County / Village of Sugar Mountain taxes. Therefore the longer the lease, the lower the monthly rate. 1 dog (no cats) up to 35 pounds is allowed with a $300 non refundable pet fee.
