I am stupid to live here for 2 years.
December 14, 20211. My friend gave notice 2 MONTHS ahead about not continue the lease, but still be charged for $2000! They waste a lot of time arguing with the leasing office. so, If you forget to give them notice TWO MONTHS AHEAD? You will be charged $2000!!!! 2. Refer bonus, you need to call every month to get it. Every time you call for it, they will tell you next month. If you are not that patient to call every month, wasting your life in arguing? Sorry, they just pretend forgetting it. 3. Unfriendly ...STAFF. No subleasing. I want to sublease, and they charged $150 application fee and administration fee. Then they denied the application without refunding $150. I asked about the reason, and they just said: I TOLD YOU! I DENIED THE APPLICATION! NOTHING YOU COULD DO!Property Manager Responded

Live here if you need no water
August 15, 2019I started living in the Arbors at Wolf pen creek since 2016. My first year stay was really wonderful. Based on my 1 year experience we renewed our lease. Since then things started spiraling down. They increased the rent after the renovations which is a bit expensive.We renewed the lease for an early bird offer. However it turns out to be the worst decision we made last year. After we renewed the lease, the office doubled the discount to new residents, that’s so unfair to residents accepted this ...‘early bird’ offer. One of the night mare situation we are experiencing is the water shutoff. In the last 6 months, there has been approximately 25 days water shutoff. Some times you get the notice and some times you wont. The management is unfriendly and there response to this problem is rude. They dont care about the residents. Fair apartment but RUDE leasing office
September 4, 2018If you are ok to deal with the ignorant leasing office, you can consider the apartment. The leasing office never takes responsibility for their fault. They will put up the amount of rent you need to pay on the day that is late and charge you a late penalty at the same time. They said they sent you reminders and the fact that you never got it. They will deny their offers for residence who renewed. When you ever received an email including an offer for renewed residence and when you go to them they ...said they don't know and it must be a mistake. They will always say there is nothing they can do and the fact that you know there is something they can do for sure.Property Manager Responded

Good at first, nightmare currently.
June 22, 2018Currently the water gets shut off almost everyday, without any warning anymore. This has been occurring since February with outages that last well into the night. There are ants in the apartment that management does not do anything about. A/C's go out all the time with quick fixes done just to make it last until something else breaks, driving your electric bill through the roof. Residents have had their cars broken into and all management does it tell them they aren't liable, there's a security ...company that is supposed to drive through at night but I have seen him multiple times pull into the entrance and sit on his phone for about 5 minutes and then pull right back out, never going through the actual complex. Do not live here, it's was nice at first but now it's a never ending nightmare.Property Manager Responded

Good place to live
August 31, 2015In this college town this is one of the older complexes but they've done some updates so they're pretty nice. The major appeal of this place is that it is within walking distance to A LOT of places-the mall, shopping center, a park and several restaurants and on both bus routes. There are more older students, families and international students that live here so it's pretty quite. Maintenance is always good about fixing things in a reasonable time frame. The downsides are since the place is ...older the amenities aren't as nice as some of the other places in town-pool is small and the "gym" could use a serious update, apartment finishes could be a little nicer (with more sound-proofing between floors, honestly this is where you here the most noise is people moving above you ) when you consider that the rent is kind of expensive but I guess your paying for location.Property Manager Responded

Nice, Quiet Place to Live
August 21, 2015I moved into a 2/2 apartment in the Arbors in August 2013, and I honestly have not found any reason to leave. The rent is very reasonable for the amount of space I have (comes out to about $1012 for my 884 sq. ft. 2/2, trash pickup, and water), especially the outdoor storage and balcony. The appliances are a little outdated, the smoke detectors are overly sensitive, and the cabinetry could be fancier, but everything works just fine. Whenever I have a maintenance request, I'm able to email the ...staff, and within the day - usually within only a few hours -maintenance takes care of the issue. That has impressed me most. For example, my washing machine broke on a holiday weekend, resulting in a flooding of my washroom and kitchen. Within 30 minutes, maintenance arrived to save me. As an added bonus, the current maintenance workers are very friendly. The office staff are usually friendly, and I haven't had any issues with management going back on their word or making outrageous demands (or any for that matter). The tenants are mostly working adults, grad students, and families, so things are pretty quiet most of the time. In the two years I've live here, I've only had issues with noise two or three times. People keep to themselves for the most part. There are not any scheduled community activities, so if you want a bunch of complex-sponsored events, this is probably not the place for you. The grounds look pretty and are well-kept. The pool area is beautiful and always clean when I visit it, and as of right now, it's always open. I don't use the business center, clubhouse, sand volleyball court, or fitness center. For the fitness lovers, the fitness center doesn't contain all that much. However, if you enjoy a good run, you can do what I do: I love running to and through the nearby Wolf Pen Park Creek park. The complex is very close to HEB, Target, and many other stores and restaurants. It's also on TAMU bus route 27, which is great for those who work and/or study at TAMU.
