Don’t be Fooled
July 1, 2023I had the unfortunate luck of choosing Avemore after being deceptively lured in by what seemed to be a very nice and well-maintained apartment complex. Even though I was somewhat shocked at the rental rates and the never-ending fees associated with the application process, I just assumed every place else was the same in this economy. While that may be true, I doubt it will compare with the issues I had. First - the walls. Just know now they are paper thin. I’ve lived in apartment complex all my ...adult life, and never have I had to deal with more noise from my upstairs and surrounding neighbors. It’s likely you will hear your neighbor’s iPhone alarm go off at 6am as I did every morning I lived here. Second - the maintenance. I believe the maintenance team actually does a great job, but at the same time do not expect anything above and beyond. If you work remotely, be prepared to deal with constant power washing, lawn care, and other sounds that your walls won’t buffer. Lastly - the mail. You will have packages taken or lost, mail sent to the wrong mailbox, and don’t even try to order delivery. You will just lose your money. As I was finished my time with Avemore, they let me know I could either choose to clean my apartment to the standard they thought sufficient (not achievable) or I’d be charged $250 for a professional cleaning and a mandatory $140 for carpet cleaning. It doesn’t matter if your carpets are cleaner than when you moved in. All I can say - DON’T BE FOOLED. Terrible management - huge move out fees
October 27, 2022I no longer live here and here’s why you shouldn’t either: 1. Outdoor lights were broken the whole year I lived there - not safe 2. Really thin walls I heard peoples alarms going off every morning 3. Management is rude 4. My dryer was broken for weeks and every time I submitted a service request the guy just came and emptied the lint trap which was not the problem 5. Once my toilet was broken and my apartment only had one bathroom. It was a weekend and I called maintenance who told me I had ...to fix it myself. This a fake email address, Summary of our experience which includes: Rodents, mold, and bad staff
March 19, 2022So, seems like a nice company at first but really has a lot of issues with its business model. So, the start of our rent career was at a studio which grew mildew in under a week. We called and complained since in a month or two there were black marks all over the place. They said it normal since it a basement, but mildew is precursor to black mold, and it messed with my allergies. Anyway, my fiancé wanted a bigger apartment, so we moved to the one bedroom with a flex space. We had issues with the ...management explaining things and they were not making things clear enough with the documentation. Basically, they did not know what they were doing. However, the rodents that came into the apartment was the biggest issue here. We complained and we found out it was rodents. They said that it would be fixed. It was fixed for a couple of weeks before we heard the sounds again and we called them letting them know. I know now that it should been written and it how they justified there 6month late response. We kept calling until basically nothing got fixed for a couple months and then we got sick of it and just gave up calling. We went on the market to buy a house to escape these people. When things were picking up, I went to basically seek a final answer and I hoped to get evidence for a legal response. They said that we never called all records somehow disappeared, but they said that they knew of the issue. Anyway, after I had a lengthy argument with the property manager and she tried to blame us but their employee never reported our issue that we were given to contact. I got her to admit to the blame after I said legally, we didn't have a right. When we were leaving this place, they hit us for every fee imaginable for cleaning which we done the same clean to the previous apartment and they said it looked great. So, from my experience the maintenance will lie during the final inspection. The staff is rude except for a few they are the lower guys not the upper since upper management is snobby. The apartment for us was not cleaned very well and in both apartments, we found things from previous owners. The second apartment we had electricity issues since lights would go out and flicker. AC stop working during peak hours. Our second one the subfloor was screwed when we got the place. Horrible Management
November 1, 2021Don't live here. I've got mold growing in my tub sealant, when I reported it to management I was told it was my problem because I was not properly cleaning my tub. Except I have been. So, rather than wanting to take care of it they wanted to argue with me over how clean I was. Parking is atrocious. There's a clause in your lease that says you have to park front end in on certain parking spots (there are two rows of angled parking spots that it makes sense that you would want people to park ...front in only). However, management has interpreted this to mean that ALL parking spots are front end only. Which doesn't make sense because the rest are normal parking spots that you would see in any other parking lot. Horrible place to live
May 4, 2021Let me start off by saying this is a fake email account because management cannot be trusted to handle things professionally in this apartment complex. There are several things wrong with this apartment complex and it all stems from management, you can’t get anything fixed, in the one time that we did they charged us $125 to unclog a kitchen drain; and the worst part is everything in the apartment are cheaply made so they break constantly. They still charge us for amenities even though those have ...been closed for over a year due to COVID-19. The railings on all the stairs around the complex regularly are ripped from the ground, and management is not good at communicating anything to the residents. To top it all off in my building alone there are at least two drug dealers with people coming in and out all throughout the night. Management will do anything and everything they can to squeeze out every single penny from you they can. Poor Management
July 18, 2020Leasing staff are rude, not helpful, and not knowledgeable. Questions about incorrect billing, lease renewal, move-out, and security deposits took several forms of contact including email and calls unanswered. Often in order to get any response a visit to the office was required and responses were often incorrect. Overpriced with large increases in rent each year and increases to administrative fees every month. Unrealistic move-out checklist and packages were unable to be received for 6 ...months. November 11, 2019After preparing a checklist, off I headed to find a 'perfect' apartment in the Charlottesville area. After visiting many complexes, I found Avemore. Say no more! I was able to check off each and every item on my wish list. Some were especially important - Safety was key, also having an in apartment washer/dryer very close to the top of the list. I consider Avemore home, I have lived there for 3+ years and plan to stay. Recent management changes have greatly enhanced and improved the property ...for one and all. This group inherited a property that had been neglected in many ways. And come on folks, Rome was not built in a day! Through a careful priority process they have done an incredible amount of work to repair and replace where needed, and to enhance the community (lovely new grill area, new pool furniture, plantation blinds installed in each and every unit, improvements to existing mail room to name a few). And one of my favorite things, they are promoting a sense of community with many events participants can take advantage of. Let me tell you about the new property manager. A person who has been the messenger and voice of reason throughout the entire transition time. This manager has had the daunting task enforcing rules that were in place and long ignored. Avemore is SOooooooo much better with our professional capable manager. A great community that's only getting better
October 29, 2019I've lived at Avemore for several years now. I was excited to move in because of the pool, gym, movie room and close proximity to Darden Towe Park. Since I moved in, the complex has only improved. Recently a new management company took over, and I've very thankful for the changes and improvements they've made. The office staff are kind and quick. As of late, there have been several neighborhood functions that they've organized. I've had a handful of routine maintenance requests that have been ...handled quickly. One night I had a question about my water heater and the on call maintenance staff member was kind and helpful, even late at night. Recently, they've made a few improvements including better blinds and an extended shower rod. Most importantly, I've always felt safe here!Property Manager Responded

October 27, 2019Sunday 27 October...2019 A friend invited me along to view her apartment complex at Avemore in Charlottesville recently...The management was showcasing various layouts which had been 'updated' to be previewed...Jessica (a leasing rep) showed me around and did a great job of answering my questions...From what I saw I was very impressed...The units I saw felt to be immaculately clean with the carpeting and appliances evidently new....They were certainly spacious and the layouts would satisfy most ...anyone's furniture placements.....To me though my particular fancy had to do with all the units seen having their own washer dryer!....I can't tell you how tiring it is where I reside in Richmond to have to lug your laundry to a community set-up, pull dirty clothes or lint out of the machines and feed the machines a steady stream of quarters....Avemore seems to be in a pretty good location too...It is not in the center matrix of C'Ville so you are not dealing with a gazillion UVA students and traffic.....Also, it is right near 64 which is of course the gateway to every surrounding town and hamlet........Will give Avemore 5 stars and qualify that by saying they are in the high-end ranking of C'Ville apartments.....
