    We have enjoyed our stay here during our 12-month lease agreement despite the repairs that needed to be done. We did not encounter any issues with our reserved parking spot during this time aside from another resident parking briefly in our spot. After returning from being away for two weeks literally a a few days before we officially move out of our unit we were welcomed with one of our cars no longer parked in our reserved parking spot that we had paid for the remaining 19 days. Neither of us ...
    was notified by leasing office that our car was towed. Never heard of a leasing office assigning a reserved spot that was assigned to a current resident nearly a year ago to a new resident without double checking their records to ensure that spot is actually not currently occupied by another tenant. To future residents make sure you double check with leasing if you find a car parked in the reserved parking spot given to you by leasing office. Please do not assume to tow that car without investigating deeper.

    This place is a total dump. Loved there from February 2021 to April of 2023. When we moved in nothing was clean or ready, it was so bad they gave us a month of free rent and tried to lie and say it was a ‘promotion they missed’. Turnover with the office is high; someone new every month. You can’t control your air conditioning or heat, the county does. They turn the water off all the time without any type of notification. They do not do the quarterly inspections like they are supposed to, more ...
    like once maybe twice a year. There’s exposed wiring by the playground and the playground itself is a hazard with the swings being broken and it just being old and rusted through. The property is old and crusty and they tried to raise my rent 500 dollars out of nowhere, and even after I moved they tried to charge me double rent for a month I didn’t stay and 200 dollars for literally taking stickers off a wall. Do yourself a favor and do not move here. Horrible property with even crappier staff who don’t give a crap about anyone especially families.

    The renovated pictures look nice but everything is poorly done. Paint chipping off bathroom tiles, water stains showing through, applicances breaking, heatin/ ac barely works, nails sticking out. Management is horrible and changes every few months. Tow trucks just lurk at night.

    First, they’re raising the rent 12% in order to renew. There are bugs, leaky windows, A/C is only air with no coolant, parking is absolutely terrible, and management is unresponsive/unhelpful. There is only ONE maintenance guy for the ENTIRE community. Worst place to live.

    They have good rent prices for the area. In return you get property management that arrives late, leaves early, and is generally non-responsive. They sell more non reserved parking than they have, and if someone is stealing your reserved spot it takes forever to get a response (though I did have a friend have their own car towed out of their own spot once). The apartments are not very well insulated, so sound travels pretty far and the ac struggles to keep apartments fully cold. The poor ...

  • It's not like how it looks

    Please read before you move in. The apartments are very old and there is no management or maintenance to cover it. We are living in a nightmare. We have not had a properly working AC in my apartment since I moved in on May 22. We had initially flagged the AC issues on May 19, when I inspected the apartment prior to moving in. I was told the issue was solved prior to moving in. It was Not. The request was sent through email. We put in a maintenance request on May 23 on the charter oaks portal, ...
    it was not answered and I had to call the office to send someone to fix it later that week. The issue was still not fixed, and it was marked as closed for some reason. We added the issue "in my tenant acceptance list" and verbally notified staff on the urgency of the issue when I visited the leasing office to submit the paper. I was told a work order would be put in on that day and someone from maintenance would stop by to look at the issue. I believe this was on May 29th and no one passed by for the next week. - On June 7th I sent this email chain to flag this issue once again, with temperatures at this point reaching 84-86 degrees, and then called the office to make sure this was followed up on. Someone from Maintenance stopped by and drained the AC water. There was no notable effect and the temperature stayed around 85 degrees. I was told that a temporary AC will be installed on June 7th in the afternoon and a Plumber will stop by to fix the pipes on June 8th. I was travelling between June 8th and June 16th, but to my best of knowledge from your staff, the plumber did not stop by before June 11th, based on updates I received from the leasing office. I did however follow up with an email on June 15th to double check if the AC has been fixed, and did not receive an update. - On June 18th, I tried to call the office, with temperatures in the house reaching 87 degrees, I did not get a response. I created a new maintenance request. I called the emergency maintenance number multiple times and left multiple voice mails with nobody from maintenance reaching out or passing by to inspect, or at a minimum send me any sort of update. We had to sleep at a relative's house due to the heat that weekend. Lastly the gave us two portable ac units to cover 1100 sqft apartment with 95 degree heat. And because how they installed them the window is not sealed anymore and bugs are all over the house. We never gets answers, we never see any solution and we just moved in.

    This is a very hard review to make as there are so many Pros to this place but the one Con I have really displaces my entire review unfortunately. Con: NOISE COMPLAINTS: If you want a quiet place to live I do NOT reccomend this place. We have a legitimate drummer below us and have for over a year. I have been complaining, again, for over a year with audio clips of the noise. Often times my emails are completely ignored. Even though when you sign your lease you agree that: "You must keep the ...
    volume of any radio, television or musical instrument in the apartment sufficiently low at all times so as not to disturb the other tenants in the apartment community. You may not conduct or permit any vocal or instrumental practice or instruction that disturbs other tenants." So you can have someone literally drumming for hours on end every day for over a year and nothing will be done. We also had a major yellow jacket infestation last fall and the most that was done was setting up some sticky paper in our bedroom window to catch them. I had to go to urgent care several times due to stings. Pros: *Apartments are beautiful. *Amazing walking paths. *Maintenance is taken care of quickly. *Pricing is reasonable.

    By far the most poorly run rental company. They are hard to get in touch with and have a tendency to misplace checks into the wrong accounts. They do not up keep any of the community areas up to date to match what they have on their website. The AC consistently goes out as does the water.

    It's currently 80 degrees in my apartment but as management has allowed the buildings to fall into disrepair I'm not surprised. This is just the latest of many days this summer that mine and the rest of the neighborhood's air conditioning has completely stopped working. A risk for pets and children, a huge annoyance for everyone else, and at the end of the day a giant waste of our utility and rent fees for the lack basic amenities. Parking is horrendous and the front office is disorganized.

    For what it’s worth, Charter Oak Apartments (COA) was acquired by Connecticut-based real estate developer Wheelock Communities—the same company that owns the adjacent golf course. Since the acquisition, Wheelock brought in Gates-Hudson, to manage COA back in February. Things have not been the same. My guess is that Wheelock wants to tear down COA and erect new and modern units and has stopped putting any more money into the current buildings. But that’s really bad for those who are still living ...
    there. The management staff at COH are rude, insulting, they lie and are very incompetent of handling such a large complex. It seems they are overwhelmed with their work and cannot maintain basic day to day operations. They do not respond to tenant’s requests and they don’t follow through to ensure maintenance has done their job. The units are old and dingy and require better maintenance than what is provided. Rent keeps going up while the living conditions keep going down and management does nothing to maintain the units. Living in building 67 in a terrace we had to endure dismal living conditions. Every day since April, our humidity level was in the high 60 percent range and the last two months it was between 80 and 83%. Our dehumidifier could not keep up since the AC unit kept pumping in stinky, humid, soggy, and musty air all the time. Living in such high humidity ruined our art work, caused excessive mold and mildew growth in the bathroom, caused our food and spices to expire quickly, caused breathing, skin, and allergy issues, our furniture stinks, and just an overall miserable feeling due to constantly sweating all the time. The utility (furnace) room was never maintained and was always filthy and damp from sweating pipes. The ceiling of the utility room had large holes where we were able to hear everything the upstairs folks did and said. They didn’t even buy the correct size filters and just folded over larger filters to fit. Maintenance made 4 trips out to fix my bathroom vent fan and still didn’t work properly. I gave up asking because the fan got worse each trip. No joke! It took maintenance 5 days to find and fix a refrigerator hose that was leaking into our apartment from above. Yup, this is the worst place I’ve ever lived at and now we are much happier since we left. It’s entirely too bad that they are letting the conditions get so bad where tenants are moving out. There are much nicer places to live that are equal in price than COA.

  • Do not rent here, they will charge fraudulently

    I was renting an apartment at charter oak for 10 months, in that ten month period they had attempted to charge me for services I did not use and attempted to double bill me for bills I had already paid. Each time I had to dispute the bills to prevent the charges, and the second time was long and arduous. Save yourself the trouble I went through and rent someplace else
