Will NOT return security deposit
August 8, 2023DO NOT RENT FROM THEM! My daughter just moved out and they are withholding our security deposit for "Full Paint Studio". She lived there for 2 years and they said there are "marks on the walls" which they consider "damage". They are withholding $469! This is the FOURTH apartment we have rented in Philadelphia Center City / University City and we've NEVER had a security deposit withheld! Oh, and there are rats in the building...that live and die in the hallway.Property Manager Responded

At the time of move out and per our lease, the home must be left in move-in-ready condition minus normal wear and tear. Upon inspection of an apartment, after a resident moves out, charges are assessed and determined by the result of this inspection and appear in each resident’s final account statement. If damages need to be addressed, these charges will be deducted from their security deposit. At the time of move out damages are documented and photographed. We take all the necessary steps to rid our community of any rodent or pest issues, we encourage our residents to submit a service request for preventative pest treatments routinely. Terrible management and upkeep of property
June 14, 2023When I moved in it wasn’t clean, there was hair in the shower, I didn’t put up a fuss and cleaned it myself. Throughout living here maintenance entered my apartment multiple times without telling me, I would find their tools just in my apartment when I would arrive home. I could never use the heat because the radiator sounded like it was getting hit by a baseball bat when I turned it on, which I was told was normal and nothing could be done. The window was cracked by a maintenance worker and I ...was told this would be recorded so I wouldn’t be charged on move out, yet they still kept my deposit and charged me more for painting and “cleaning”. Building has cockroaches everywhere. They charge you for everything (mail, 5 dollars per load of laundry, etc) and you don’t tell you the details of it until you’re already there and moved in.Property Manager Responded

Do not move here!!
June 9, 2023Place is not maintained, and is infested. Actually saw a rat walking down the hallway. Finally moved out with unresolved maintenance issues and place is keeping deposit and charging me even more to repaint when it was never painted or cleaned appropriately before I moved in. Nothing Good About this Place
July 29, 2022Outdated appliances. No central A/C. No dishwasher. No microwave. The building is so old it's probably a leading greenhouse gas emitter for the city with the amount of gas it burns in the winter. Utilities will be overpriced, expect to pay $150-170/mo. Nothing is included. They will charge for gas, electricity, water, and so many fees that are never consistent but the amount will always be in the same range. Maintenance is unresponsive. Security will not check for ID of anyone going up the ...elevators. Packages are usually just thrown around in the lobby instead of being logged into the mail box system that they charge an additional fee for. You'll never get your security deposit returned. The one plus was the donut shop which just closed so there's really nothing left good to say of this place. Stay away. There are so many other UC options that are cheaper or if they are in the same range you'd be getting more amenities. Is it really too much to ask for a dishwasher?Property Manager Responded

Our building is historic and was built in 1923 and served as the Penn Hotel. It was converted into apartments but the rooms were not plumbed for dishwashers. Over the years we have redeveloped some of our apartments with dishwashers. In Chestnut Hall's lease agreement all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. As such, we are extremely mindful to disclose all charges and fees with customers prior to signing a lease agreement. We are transparent when a prospect is leasing that utilities will not be included with our base rent. Our maintenance team works hard to complete most service requests within a 24 to 48 hour time frame. If parts need to be ordered then completing the service can take longer. We do not offer a security guard at Chestnut Hall. We do have a concierge that will help residents where they can ...with their concerns. Hidden Fees (should be criminal). No hot water.
January 2, 2022No hot water? Seriously? HIDDEN FEES. FEES to pay rent? First month in and the fire alarm has went off 9 times, as in get dressed, go wait outside for firetruck to come. The amount of money this apartment building wasted of the City's budget should be criminal. And it's hugely disruptive. The prices are expensive enough, hidden fees that you find out after moving in: Fees for getting packages (as in small Amazon packages. Expect to pay for every utility, it's all standard but they don't put it ...in their base price which isn't something I've seen in this price point. It feels scummy. Parking is expensive. Parking on the street is not a viable option like they suggested. Unless you want to pay the expensive Philadelphia city tax. Front desk staff people are very nice. But this place is a huge mistake. Very loud garbage trucks 3 days a week at 7am. Don't be like me and ignore the reviews.Property Manager Responded

Fire alarms can be set off for a variety of reasons, and we work to ensure no more alarms than necessary occur. We have on-site parking available for a fee, and on street parking is available to anyone with a permit from the city. Please note that getting a permit from the city, does require changing your official address to Chestnut Hall. There are fee free payment options on the resident portal. Please contract us if you would like help setting this up. There is a one-time setup fee for the package lockers, but there is not a reoccurring fee for picking up packages. In Chestnut Hall's lease agreement, all additional charges or fees are provided. We understand that allocated monthly expenses may vary for everyone. Fees You won’t see your deposit
June 24, 2018Before I moved in, I read many reviews about the apt charging too many fees and keeping deposits. I assumed that these people had done damage that made management keeping the deposit justified - this was a mistake. They kept our whole deposit and charged us an additional $200 for repainting. We had only lived there for 9 months and had done no damage to the walls or to the apartment. Repainting should be done at the cost of management. I asked for pictures of the "damage" and was sent pictures of ...flaws that were preexisting when we moved in AND of an apartment that was clearly NOT our own. The room in the picture was carpeted.. and our apartment had wood floors. Pros: the building manager was actually very nice and maintenance was speedy, the donut shop is great. Cons: 1. don't expect to see any of your deposit back, 2. overpriced rent considering a persistent roach problem, 3. package system is disorganized and they are sometimes unable to locate packages that are confirmed as delivered, security sleeps on the job sometimes, 4. if you get locked out late at night you have to pay something like $75 just to borrow a lockout key which is absurd 5. our heating broke multiple times. Obviously, I would not recommend living here when you could pay similar rent at (nicer, newly renovated) Hamilton Court directly across the street.Read MoreReview from Apartments.com
Not recommended!
August 29, 2017I lived here for 1 year (Aug 2016 to Aug 2017) and from the month 4 I started hating this property. At first sight you enter the building and you just enjoy the beautiful lobby and the music playing in background. But after some days you get used to it and start knowing the flaws one by one! First problem (and the most important IMO) was the mouse running in the living room and I stopped feeling safe in my apartment just a few days before Christmas. The staff did not come to fill the gaps and ...doing pest control for 10 days! Second problem, always you hear construction noises in your apartment (could not fall asleep some nights). Third, the building is so old and falling apart, the walls in the living room near the window were just falling off whenever a rain or strong wind happened. Also the cabinet under the sink was leaking for several times (maintenance staff fixed them twice). So, they need to renovate their apartments! Forth, first they said the utility won't cost more than 100 $, but we paid 150 $ for like 4 months in one year. The last thing I have to mention is that at the end, when they inspect your apartment for move out day just be there and start complaining! I read reviews before the move out day and so many people had wrote that they will charge you $200 , so I was ready. Then he inspected and said we will charge you 85 $ for professional cleaning and 200 $ for painting. He counted the walls that needed painting and charged 30$ for each (he even counted the walls that were a little bit dirty (!) not damaged). One of the walls' painting were falling off from 2 months earlier because of leaking and back then I asked maintenance to fix it and "Tonio" said they will fix it after move out and not charging us for that wall. So, when "Daryl" inspected the apartment I told him about Tonio. He did not believed me and he wanted to charge us for that wall too! My husband started to talk about how bad their maintenance management is, and convinced him that there is a reason why people are rating them so bad. Not recommend, don't be fooled by fake 5 star reviews
August 25, 2017there are lots of things you are not going to notice when the leasing office first show you the apartment, you might be amazed by how nice the lobby looks etc. But here are something you should consider before you sign the lease. 1. There are cockroaches and mice in the apartment even though you pay about $1/mon for pest control. 2. Noise level. The noise level from other residents was not a big deal but AC machine outside the building can be very loud. Especially when you leave your window ...open. 3. The water temperature in the shower consistently changes, it can go from very hot to very cold in a few seconds. The shower does it drain very well. 4. This place is notoriously famous for how much they charge you when you move out. If your apartment doesn't meet the professional cleaning standards you will be charged $85 for cleaning. For normal wear and tear such as marks on the wall you will be charged for paintings etc. 5. The utility bill is very high. For one studio, I pay over $100/ mon( water gas and electricity etc, internet is not included) I only stayed in the apartment at night after work and on weekends. I live in a 2 bedrooms apartment with another person I only pay $60/ mon There are a lot of other issues with management group too. Once you sign the lease, there's no customer service at all!! AWFUL management and even worse maintenance - DO NOT RECOMMEND
February 26, 2017TERRIBLE management and AWFUL maintenance and service. If I could give this building negative stars I would. Had to harass the management to get a ROACH problem dealt with, my shower water constantly burns me and fluctuates in temperature in a matter of seconds on its own, and I now have a mouse problem.. WORST CHOICE!!!
October 20, 2016DO NOT MOVE HERE!!! (Read my problem and don't regret if it will come to you)!!! I just moved in a few weeks ago. The leasing office gave me a discount and he asked me to sign the contract at that price for off-market and so on. For first month rent, they asked me for higher price!! I am still solving this problem since 3 weeks ago!!! Fortunately, I have his text which he gave me this offer and asked me to sign with a higher price! Now, I am spending my money to hire a lawyer to solve it. I sent ...an email to Philadelphia's Aimco leaderships, they didn't reply my email! Greatest Place I've Ever Been
August 30, 2015The customer service here is top notch, everyone that works at the front desk is very amiable and gets to know as many residents as they can. The apartment itself is beautiful and has tons of closet space! I couldn't imagine living anywhere else.
