February 26, 2021if you are desperate for a place to live within driving distance of downtown/midtown & can't afford anything else, I suppose i would recommend this complex. However, in reality, if you CAN afford not to live here, you should do everything you can to make that happen. Maintenance and repairs are inconsistent and unreliable at best (even though the staff is very friendly & surface-level helpful, if you have any "real" issues they will be ignored unless they can figure out a way to fine you for ...them.) The neighborhood itself is incredibly noisy - on a quiet day inside the apartment noise levels are over 80dB. On the weekends when people are partying across the street, this easily jumps to over 110dB for multiple hours at a time, late at night. The apartments themselves are poorly constructed and sealed improperly. If it is 40 degrees outside and the thermostats at 80, the temperature in the apartment will not be able to reach higher than 74 degrees (and in reality, measured with a digital thermometer, the temperature is more like 69/70.) So you end up wasting a LOT of money on electricity if you dont have the means to insulate your apartment on your own dime/time. Management seems to try, but there is only so much they can do when the complex itself is in such a state of disrepair, and the residents dont seem to care much about cultivating a decent neighborhood. These apartments are prone to flood issues, we had a major flood in October 2020 that totaled our car and left us with over 20k of damages (vehicle included) that were NOT covered by our insurance, and there was frankly no recourse because this is a historically underserved community. We were NEVER warned about the potential for flooding before moving in. After the flood the apartment has been left with severe water damage that management/maintenance have not lifted a finger to address. Minor quibbles - No fans in the bathrooms. EXTREMELY tiny, poorly ventilated bathrooms that are pretty much impossible to prevent mold/mildew formation, you just have to be vigilant about maintenance. IF you report it to management, they will fine you. I have lived here a year and a half and never smoked inside my unit ONCE however I receive nagging emails about making sure to smoke outdoors (as i always do) on a regular basis.
