Stay far away as far away the convenience is not worth the hassle.
April 20, 2021I lived there for four years and yes is close to the university and shuttle service those are the only two good things. I thought the convenience was worth the hassle but If I have to do it again I recommend you to stay far away. The apartments are old and have not being maintained properly for years. There is mold in the air vents. I have to threaten them to get it to clean it. The windows let air inside and they will not replace it. The heater and AC is controlled by the community so you will ...suffer until they decide is convenient for them to turn either on. You also should get used to common water shut offs as it is common and their water system has to be constantly service since the don't want to replace it. There are holes in the walls from the outside from deteriorating bricks that let pests inside regardless of how much you clean. Carpets need to be replace yet they keep saying meets their standards. The management is only looking to take money from you and have no common sense when it comes to customer service. Charge for the parking sticker on a totaled car the day I moved out. Refuse to take payment for it and ask me to pay Southern Management, I did and had receipt for it. Find out years later, when I was applying to an apartment, that they forgot to update the payment and sent me to collection. I had to fight it and dispute it. Only for them to say sorry here is the receipt we have it, then why did you send me to CollectionProperty Manager Responded

Very Nice Community with Satisfactory Service
September 25, 2020I will give an A++ to the maintenance staff here. I ran into many times of awkwardness, some times out of my own reasons, but I have received assistance every time in trouble. Last week my car ran out of battery because I forgot to turn off my inner light, then the staff Gerrell passed by and learnt about my situations. He drove his own car to help recharge my car. I was extremely grateful for this, especially it was not in the scope of the community maintenance service. I was helped by Gerrell ...so many times in different scenarios, he always tries his best to find a solution for us. Thank Gerrell for these!!Read MoreReview from Apartments.com
Good Maintenance Service
February 1, 2020Every time I encounters an maintenance emergency, the community serviceman Gerrell would visit promptly to check the problem. He always pay much attention and patience in fixing my problem. Give great acclaim to Gerrell and Grad Hill community!Review from Apartments.com
Worst possible place to live!!
September 7, 2018This place is going down the drain...except for the cockroaches, which are coming up out of the drains (as well as any other potential space between apartments). Seriously, if you value your health and sanity, do not move to this place. Pest issues, virtually non-existent maintenance, frequent water shutoffs, etc. Do yourself a favor and move anywhere but here.Review from Apartments.com
Cockroach city!
September 1, 2018If you love rampant pests, terrible management, broken central air in 90 degree heatwaves, shady maintenance people who show up and come into your private apartment without your consent and constant water shutoffs, often without warning, move here!Review from Apartments.com
worst place i've moved to hands down
May 6, 2018cons: 1-No truth in advertisement. my apartment turned out to be 300 sqft while their website and well made booklets indicate that studios are 500 to 550 sqft. 2-heavy roach infestations, spiders, ants, silverfish , you name it! i even found a lizard in my tub once. they have an exterminator that comes every once in a while, whether you like it or not! and sprays all over your stuff in the kitchen and bathroom! so have fun cleaning and buying a new toothbrush! and the roaches are laughing out ...loud! 3- apartments have a swamp chiller in the apartment not a real AC. temps in the summer stay uncomfortably high. 4- the so called AC system makes the apartment smell really bad, even with a new filter, not only in my apartment, i confirmed it with other class mates that live here. 5-there is some weird smell in my apartment. i have to constantly air my apartment. 6-they constantly shut off the water! to do maintenance. never been in a complex that shuts off the water multiple times a year for maintenance. 7- parking spots are very tight together! i've found multiple dings on my doors and scratches since i've moved here. 8-good luck finding a spot to park if you come back from school late at night. like past 9 pm 9- over all the apartment's aesthetics are below standards. the kitchen is an eye soar and have cheap appliances and your paying through the teeth if you compare the cost of square foot to a place further out from campus. not asking for a luxury apartment, but the apartments can be much better equipped for the price. Pros: 20 min walk to campus. walk at your own risk of course since ppl get mugged here all the time.Read MoreReview from Apartments.com
Worst place to live!
April 19, 2018The new Staffs are unbelievably rude! the water shut off every week! The place is old and almost all the units have roach problem! They find a way to extra charge you by time of leaving!Review from Apartments.com
Nothing to do
October 5, 2016Very boring place with nothing around it. They also charged me 50$ for losing a tiny piece of plastic. Best to find somewhere else.Review from Apartments.com
