February 12, 2025The surroundings are nice and the maintenance team responds very fast!! But it is an OLD unit, so there is always something you need to repair once a while. Also the trash fee is mandatory even though you don't use the service. And the walls are extremely thin. You can literally hear everything from your next door if you happen to share a wall with your neighbours, which also means you can be heard... Great location Horrible management
August 10, 2022Lived here for two years and would have been longer if I didn’t have to move but I’ll explain the two stars. I moved in during the middle of the pandemic and was promised a newly renovated unit (in writing, serval times via email). Once moving in, I could tell I did not receive what was promised (only new floors and painted countertops) but did not complain as it was my first apartment on my own and it was still very nice for the price I was paying. The unit it was in was very quiet with only 6 ...others in the building and I never had any problems so about a year in when a friend was looking to move I referred them here. They moved in and as a resident I was supposed to receive a discount on my rent the next month. It took nearly four months of ME regularly reminding the LEASING OFFICE that they owed me the discount. Around this same time I started having problems with my appliances (which were supposed to be new, remember?) and asked the leasing office if they could be replaced because I had been a resident for a year at this point and had previously been told I was being given new appliances with proof of the email. I was told no, this is not something that could be done and all that I could do was send in a maintenance request. I did to no avail. The appliances were never fixed. Water sitting in the bottom of my dishwasher, oven never heating to the right temperature. Management changed automatic payment vendors without notifying residents, causing my payment to be late. Also about a year into my lease, a company (I'm assuming?) moved into several of the units near the pool and into the original leasing office. Super weird, and there were constantly people walking around doing business on the phone around the pool and in the courtyard. It was sometimes difficult to find parking during the day because there was a business being run out of an apartment complex. Super bizarre and management never addressed it. After I moved out, I cleaned my apartment top to bottom fully expecting to get my deposit back only to find out I actually owed money. The credit and payment system the management uses is incredibly difficult to understand and because I misunderstood an email, I received an incredibly rude response from management after asking them to clarify what I owed. The location is AMAZING and neighbors are nice. Maintenance is extremely responsive and they do what they can based on what management allows. THE WORST APARTMENT EVER,
September 23, 2021please do favor to yourself and your family, NEVER get this apartments. The leasing office and service are so unrespectful. we lived here for a year and there was no days that we couldn't meet with huge INSECTS, the complex is like mobile homes, it's on the rail. Still there are thousands kind of charges, they force you to pay for internet 85$ which is 45$ if you get by yourself, but they bill you still and say that you can only use their internet. I don't know how to attach pictures here, but ...have tons of videos and pictures. please just be aware of this place. and thank me later.Property Manager Responded

You’ll Never Have Hot Water
May 28, 2021DO. NOT. MOVE. HERE. I moved here in 2019 which was a good experience. The manager on staff has changed since then, I'm not sure if the management company itself has changed, but WOW this complex has rapidly declined. It’s a sinking ship, jump off while you can. Before they comment this, yes I did renew my lease last year PRIOR to being aware of all of these changes. I will absolutely not be renewing again. And when they comment to say “please contact us about your concerns,” just know that’s ...total BS because when you actually go to talk to them, they couldn’t care less. They’re just trying to save face on social media. Let's review the major issues: - Your hot water will go out at least once a month. I’m going on day three now without water - Absolute disrespect for disabled residents directly from management -My car was broken into in a dark spot in the parking lot by someone else that lives in the complex. I was told lights would be replaced, but that hasn’t happened - Management/maintenance hasn't believed me about issues I've told are going on in my apartment - Management will try to gaslight you about the reasons you’re upset trying to convince you that this isn’t actually an issue you’re experiencing - No mail from November - March because management didn't want to pay the full price to replace the vandalized mailboxes - They moved the leasing office from the very-clearly leasing office building into an apartment unit so corporate offices could be more "comfy" in the former leasing office during the pandemic - The new “leasing office” inside an apartment unit isn't even ADA compliant because you have to take two physical steps (up and down) to get into it with no ramps - Maintenance repeatedly parks in accessible parking with their golf carts - I can smell it in my living room every time my neighbor poops. No, I'm not kidding. This has been verified by multiple visitors to my home. - Management and corporate don’t wear masks (not a one of them) yet tell residents to And that's just to mention the big ticket items. DO. NOT. MOVE. HERE. It used to be a nice complex but is most definitely not anymore. It's not worth the lower rent! Live literally anywhere else.Property Manager Responded

Do yourself a favor and never move here
August 26, 2018Worst management I've ever dealt with. Water is constantly being turned off without warning. They turn water off for hours at a time and fail to warn residents when the shut offs will occur. It is beyond frustrating when you go to take a shower and the water is off. I've had to go into work smelling like the gym on multiple occasions while living here. Even after "repairs" were done and we were told the water shouldn't be turned off again, it still happened. I'm writing this on a Sunday night ...with no water, not knowing if I'll be able to shower before I go into work tomorrow. Not to mention my toilets don't flush, and if I hadn't already bought bottled water I'd have no clean water to drink in Texas' 100 degree summers.Read MoreReview from Apartments.com
Poor Quality Management
July 31, 2018We have lived here for almost a year and a half now, and are terribly disappointed with the new management, who took over in the spring of this year (2018). It seems most people know Avesta is one of the worst names in management in the Austin area - this team is no exception. Previous to their takeover, this was quite a nice place to live. The former management was not stellar, but decent. These apartments are older; however, the rent was lower than adjacent competition. We chose to live here ...due to the lower prices, cutesy Far West neighborhood, walking distance to the grocery store and a cafe or two, proximity to our jobs and downtown, as well as attractive green space at the complex. We now regret renewing our lease this past spring, just before the takeover of the new management (unbeknownst to us). Now, our work orders have been outstanding for over two months, with no reply. We never receive notices from the office should packages arrive for us. The grass is not watered as often as before - and it shows in this crazy Texas heat. The former management used to clean up the trash areas; no longer. The dog trash cans are constantly full and overflowing - most of the time, the dog bags are empty as well. They built a "dog park" which borders a busy road and has fence slats large enough for a dog under 30 lbs. to slip through. Furthermore, the complex is in upheaval due to renovation, and our water is randomly turned off throughout weekdays during the summertime. Some of the building exteriors have been "renovated," and look much worse than before. Should complaints or problems arise, an email to the apartment manager will generate no reply. Furthermore, we were overcharged rent for the first three months; amongst other charges, they kept adding a month-to-month fee, though we have a year long lease. Save yourselves and move elsewhere! This apartment complex is becoming a ghost town, since most people seem to be moving out as soon as their leases end. Maintenance Slow As Christmas
March 4, 2014They took almost a month to replace a tub, in the dead of summer. The bathroom floor was pretty much open to the elements since the tub was torn out and it got very, very hot in their apartment. Took over two weeks for a tub to 'arrive'. Seems to me they could have driven to Home Depot and bought one that very day. Did the complex offer to comp ? No. Flash forward to cold winter: The pipes burst on the same tub maintenance supposedly fixed just a few months ago. Water damaged the floor, ...carpeting, flooded bedroom and closet. Damaged clothing. Huge loud fans running night and day for days, college student could not get any work done due to noise. Could not sleep in bedroom. Also, as before, the tub area has been not sealed off and was open to the elements and it got very, very cold (below freezing outside) in the apartment. Maintenance left a tack strip on the floor and stepped on it during the night. Tried to go to library area in office to get school work done. A decent place to live
May 4, 2013I have been to and lived in other apts in this area; this one is my favorite. Nikki and her team are among the best they surely earned my respect. The complex is close to ut bus (always have seats as this is the first stop), HEB, and a very good track field. Tennis court is super convenient and can be lighted at night (surface is not quite leveled but it doesn't bother me). The 2 bds have good views, well worth the money. Run down and terrible management staff
October 10, 2013Falsely reported to debt collection agency upon move out. No cooperation from on site manager, Jennifer. Had to get the VP of their parent company (Cottonwood) involved. Old apartments with no attempts to update. Opted for band-aid fixes. Rugs in terrible condition. I recently moved out of Oak Ridge which turned into a terrible experience. Having to leave (move out) early in the morning, I requested a walkthrough be scheduled for the day before. I was rudely informed that I would not be allowed ...back into the apartment after the walkthrough. Having no place to stay, I opted to take pictures and have them do the walkthrough once I left. I moved out and left the apartment in very good shape. After leaving in mid July, I called multiple times over the coming days to find out if they did the walkthrough (as they promised). They changed their story and said they couldn't enter the property till the end of the month. It took multiple calls to get them to go get my key and lock the apartment plus they would never call back. With it now into August, I continued to call weekly to find out the status of the walkthrough and was given excuses that they had not done it and then that they were processing it. September arrived and I received a letter from a debt collection agency regarding payment to Oak Ridge and then the collection phone calls started. With this as a complete surprise, I called Oak Ridge to find out the deal. They said they had sent me a bill at the beginning of August related to move out. This was the first I even heard of a bill because the story I had been getting the whole time was they were still processing it. Long story short, the on site management lied to me about sending multiple bills to me and trying to contact me by phone. I had to get the VP of Cottonwood (their parent company) involved to get the incorrect charges removed from my account and the debt collectors called off. The woman who was at Oak Ridge that was the culprit was named Jennifer. I was told she was disciplined but I recommend all renters watch out there.Read MoreReview from Apartments.com
