    My son took over someone else's lease in the middle of the school year. Upon arrival on move-in day, he was rushed to sign paperwork and then discovered that the previous tenant had abandoned all of his personal belongings and left the bedroom in filthy condition. The common areas were also filthy and had some damages. When my son reported the situation to the office, they told him to clean it out himself and never advised him to note the problems on the Unit Condition form (which they later told ...
    him he had to sign without explaining what it was.) My son paid his rent on time every single month, kept his room spotless, followed all of the community rules, and never caused a single problem. He did not use the common areas because they were disgusting. When my son moved out a year and a half later, he left his bedroom spotless, but was unable to do much with the common areas as the other tenants things were everywhere (including a dirtbike in the dining room). He asked the office staff what he should do, and they said, "don't worry about it." He was later charged for a gate fob that he was never issued. They advertise gated security, but the gate didn't work, so it was always open. He was also charged for a bedroom key which he turned in, repainting the entire unit, damages that occurred before he moved in, trash removal from common areas, cleaning fees, and an outrageous $90 fee for 2 rubber wristbands. There were several errors in their procedures, which the Assistant Community Manager refused to acknowledge. No documentation of what was issued or turned in, they lost documents that my son signed when he turned in his keys, no staff signature on Unit condition form or Relet agreement, false information provided verbally by office staff. I requested twice to speak to the Assistant Manager's supervisor. She said she would forward the information to the Manager, but I was never contacted, nor would she provide me with contact information. I received bills during the time I was waiting for someone to contact me threatening to send the bill to collections in 15 days. I would advise students and their parents not to rent from Knox Ridge, and especially DO NOT take over someone else's lease or lease a bedroom in a 5 BR unit with 4 other people that you do not know and trust. You will be treated as if they do not have time for your questions and concerns when you w in, but will then hit you with inflated and bogus charges when you move out.

    Knox Rigdge is highly disorganized and unprofessional. Everyone moved in and I have not heard of one person without a significant issue. It's been 2 weeks and it is still a hit or miss if we have hot water, the dish washer didn't work, cable wasn't set up as promised, still no active mailboxes, no pool, no hiking trail, no gym, NOTHING!! How is this acceptable. Not to mention the property manager is unprofessional to say the least. Positives: my room is spacious, my bathroom counter is nice, and ...
