    The complex itself is an old foundation so we’ve had multiple leaks in the past (as well as many other residents here). Last time we had a leak they just tarped it and didn’t hear back for weeks until we went in and demanded it to be fixed because the water was bubbling through the walls. The contractor who came to fix it told us his company has come to this area 30 times and showed me lol. The roofs are flat so water can collect and cause leaks during rainy season. There’s been a ton of ...
    residents with roofing issues. This place has gone downhill since I’ve lived here. The complex is ran by a big corporation AIMCO so if you have any issues with anything don’t expect anything to get done. You can ask residents here yourself how the management is if you don’t want to take my word. The commons areas are surrounded by dog poop because any people don’t want to pick up after their pet so just beware when you walk in the grass. The lid of the main garbage is usually closed and residents would rather throw the trash on the side instead of throwing it away the correct way. They don’t do enough maintenance around so there’s always branches, TONS of snails, and just debris all over the sidewalks and the walkways. If you live downstairs just know the floors are thing so it’s loud if you are below. I will say the maintenance workers are awesome and definitely the best thing about this place. But other than that don’t expect them lookout for your best interests. After I post this they will give their same copy and paste reply as if they care just wait.

    First just noting that the star rating here on apartmenfs.com is totally inaccurate, you can see the obvious spamming that took place everyday for months in 2017. I gave 2 stars because there was potential here but ended in complete failure which I am not sure can recover. Personally I wouldn't live here again. Two stars is for location, the fact that it is an attractive and nicely set up property, the office team is friendly and so is maintenance. The amenities are decent, the apartment ...
    set up is comfortable, but if on bottom you get some noise from the upstairs. Not a huge issue depending on the neighbor. This leads into the problem area. The community did go downhill while I lived here with young families moving out and with new tenants moving in who are very clearly on drugs and have no issue breaking property and city rules openly and even maliciously. This includes smoking on the property, in the buildings, this includes tobacco as well as hard drugs, also having non permitted dogs, not only on the property but also unleashed, completely unconcerned about other tenants and young children with whom they have no issue arguing with about their own open violations which they feel entitled to engage in without concern for punishment. They need more security cameras on the property, and also should offer free parking for tenants. Cars are vandalized and broken into with frequency. The main office out of state is a large corporation that handles the billing which is also very problematic. The onsite oversight isn't enough for how big the property is and how many problems end up occuring due to not enough oversight on property and and the corporate greed vibe that bought out the initial company. They seem to cut a lot of corners now with being incredibly cheap, seems understaffed, and they want to overcharge on everything, while treating tenants disrespectfully. Not sure how well that will continue to work for their business model, but I definitely don't recommend moving here since the cons outweigh the pros. You might find yourself excited about how it appears outwardly but the issues are what you can't see that are really going to create a problem I'm the long run. Buyer beware.

Every resident must sign a Good Neighbor Commitment that they will follow our policies and be courteous to others. We take this seriously and if residents are reported smoking or breaking policy our team will address it. We must be ADA compliant with an Emotional Support Animal or Service Animal. Paperwork must be submitted and approved even if it is a restricted breed. These dogs could be the restricted breeds you are seeing in the community.   • Way too much marijuana and creepy vibes that go with it

    Kind of a bummer so so many people are smoking there, and it’s supposed to be smoke free. Way too much marijuana, and slowly declined from feeling kid friendly, safe, family oriented and fun, to a little scary, threatening, and misleading. It’s sad too because it’s a nice property, there are a lot of nice people there as well, the office staff is really nice, but the bad apples have really spoiled it.

    I needed to find an apartment near my school, and people in this community helped me a lot. The register and move in process was very easy and the people are really nice.

  • Peaceful Living

    I recently moved into Malibu Canyon and love being here. I have had amazing response for three service calls, residents are quiet and friendly and I’ve been able to use virtually all of the amenities. Prior to moving in I had read a scathing review online, but had a really good feeling about being on the property. Now that I’m in my home, I’m so glad I trusted my gut! FYI, WiFi calling is needed out here (or a land line) but I have had zero problems with WiFi since I’ve gotten here.

  • Very Welcoming

    I just recently moved to this complex and they have been very welcoming. The apartment is clean and luxurious and I really enjoy living here. They have multiple pool areas as well as a fitness center. If your looking to live in a place that’s in a relaxing area with nice views, then I highly recommend this complex.

  • Breath of fresh air from LA city living

    I moved in at the beginning of November and I've had a very pleasant experience so far! This area is safe, quiet, peaceful and there are lots of trees and grass everywhere that are well kept. It's also very close to the freeway (something that's a priority for me) There's a lot of people in this area, so it's social if you want to be. The pools and amenities are amazing and never too crowded. The apartment has everything I want. I lived in the city for 6 years, and this is a breath of fresh air ...

  • Living in Paradise

    So far, I have been living at Malibu Canyon Apartments in Calabasas for two months during COVID. One may presume that my experience isn’t going well, but it’s actually quite the opposite. I am pleasantly pleased with the accommodations they offer which comprises a gym, tennis court, dog park, BBQ area, four pools, and smart home technology with a keyless entry. Plus, they have an electric vehicle charging station. What more can you ask for? This apartment complex literally thought of every ...
    way they can make the experience better for their residents. Oh, and did I mention that they have cabanas by the pool? When you stay at these apartments, it doesn’t feel like a place you live; instead, it feels more like a resort! Right now the gym is closed, so I turned to running outdoors. The canyons are at the end of the apartments, which have breathtaking views. I recommend going there to watch the sunrise. When it comes to the staff, they are informative, friendly, and accommodating. Also, if you have any problems in your unit, the maintenance team responds in a timely fashion while working with you to address the issue. Now, when it comes to the price of a unit, it varies depending on how many bedrooms and bathrooms you are looking for. They also have the option of a walk-in closet, which is an added bonus! I guess if I had to say one downfall it would be you have to pay extra to park your car in the parking lot. But then again, they have free street parking. Since I recently moved into this complex, I’m still exploring the area, but I would have to say so far, I love living here. Malibu Canyon Apartments definitely exceeded my original expectations!

    Nice community; four swimming pools, two playgrounds for the little ones, gym, tennis court, basketball court, and a dog park. In a nice quiet area. Cute apartments with everything you need, refrigerator, stove, w/d. Definitely recommend. It's in close proximity to a lot of hiking and also beaches.

    DO NOT RENT HERE Lived here for just under a year. Already I have filed two insurance claims both for water damage from the apartment above. Management does absolutely nothing to help. The insurance company was very helpful but they even said that the management company is terrible at responding to claims and very slow. After each incident I was forced to pay out of pocket to stay at a hotel and to replace my damaged belongings. Not once was there any attempt to check for mold even though the ...
    water had sat in the walls for weeks. Additionally, the complex was cheaply built. The walls are paper thin and if you are unfortunate enough to get a unit on the first floor then you will hear every sneeze and step from the unit above. I made several complains about the upstairs unit and never once was anything done about it. Management basically told me "too bad". For the price and location of the units you would think the experience and quality would be much better. Save yourself the stress and DO NOT RENT HERE. THIS PLACE IS THE WORST.
