    In hallway the smell of weed is strong, I can hear every conversation of my neighbors with their friends or on the phone, and one of the managers is very rude.

    Good location, very close to KUMC, if you work, or as a student there, it's only 3 min of walking. Staff are friendly and helpful. Price is reasonable. The summer pool part is wonderful.

    I have lived here for 3 years. Not one of them has been good. The apartment is over priced, in a bad neighborhood, with slow maitenance (it has taken 3 weeks for them to come fix my sink), also very loud and whiney neighbors. Management staff has lost my paperwork multiple times costing me excessive amounts of money and time.

  • Convenient Location but at a Cost!

    I resided at Malvern Hill apartments for nearly 2.5yrs – renting a one bedroom updated unit. I worked at the medical center across the street and the location couldn’t be beat. However, there are quite a few things I wish I would have known prior to renting an apartment at Malvern Hill. To begin, the apartment is listed as allowing cats. But they are not “pet friendly”. I had to pay $600 in fees and pet deposits prior to move-in and also $40 each month for pet rent. In total, I spent over $1300 ...
    in pet associated fees during my time residing at Malvern Hill. When I received my refunded deposits after moving out, they kept an additional $75 for “pet odor”. I disputed the charge but they were unwilling to negotiate the fee. I know my cats did not mess up the carpet and the apartment has a prior history of pet damages that were discovered during my move-in and noted in the apartment file. I think this $75 fee is completely unreasonable and without cause (if there is damage it is not from my cats.) Secondly, while living at Malvern Hill, there were several problems that occurred. The tenant across the hall from me set his balcony on fire, not once but TWICE! Luckily, I was home during both occasions and banged on his door to notify him of the FIRE burning on his balcony. I didn’t feel like management responded with much urgency when I reported the fires. They only cared so the guy would have to pay for the damages. Having a person so careless to catch the building on fire twice live across from me definitely made me feel uneasy when I left my cats home alone and when I went to bed at night. Plus, some nights I could smell his cigarette smoke as I watched TV - definitely not pleasant. Overall, I wouldn’t have renewed my lease after the first year except for the fact of convenience. I had looked at other properties that were 10-20 minutes away from KU Med prior to renewing and the convenience factor won. Overall, if you don’t have pets, don’t mind smoke or sewage, like to sleep in a brightly lit room and work at or are a student at KU Med then Malvern Hill may be the perfect place for you!

    Malvern hill apartments is managed by Price Brothers and offers the best value for money in terms of accommodation in the area. Just a 5 minutes walk from the University of Kansas Medical Center, its studios, 1 bedroom and 2 bedroom apartments are always in high demand. What sets Malvern hill apart are its dedicated office staff and maintenance techs, who are always available onsite in case of an emergency. I have lived here for the past 2 years and had no problem whatsoever with anything. There ...

    Malversation hill may not look like the greatest apartment in the greatest area. But trust me, you will not regret staying here. The neighbors are all super quiet because the majority are nurses and doctors. The parking lot, buildings, and landscaping are all very well maintained. They just renovated the pool a month ago and while it's not the biggest pool it's free, very clean, is surrounded by nice furniture, and seems to always be empty.     a place where they are nice just to sell you Ian apartment and never see again. They know most of the residents by name as soon as you meet them. Phillis and Bill offer great service and are always prepared if you have any problems. Handling your bills is very convenient and never a hassle. They are very accommodating if you would need to pay your bill a day late if you have any issues. They require insurance but the insurance I got only cost $50 for two people for an entire year. The place is very secure, I have no worries of my apartment being broken into. In my first 3 months the only incident was that one person may have been mugged in the nearby area and the staff promptly left a letter at each and every door stating the incident and several tips on how to keep safe. I currently rent a Studio type 2, very hard to come by because they seem to all be leased already, I got lucky. Best part about studios? THEY PAY FOR YOUR ELECTRICITY. Yes you heard that right, not paying for A/C, hot water heater, or any electricity is amazing. Our trash, sewer, water and all came out to less than $40 a month for two people. My girlfriend and I stay here and have the space to fit a queen sized bed, two night stands, a TV stand, pub table with two chairs, and a sofa. Right before we moved in (May 2015) our apartment had brand new carpet, laminate floor, cabinets, countertops, and appliances all put in. They installed a brand new stainless steel oven, stainless steel fridge, and even added on a stainless steel dishwasher (some apartments do not have the dishwasher) which is one of the most valuable additions to the apartment. Cable and Internet are through TWC which while it is a poor service it is not terrible, I wouldn't be surprised if they switch to google fiber in the near future. Overall this is an A apartment, I wish I could stay longer. Very close to great restaurants in Westport, within 20 min drive of OP, Legends, and Independence. 12 min from P&L too, perfect location.
