February 3, 2025Modera River Trail is an excellent community located in the heart of downtown Redmond surrounded by numerous grocery stores, restaurants, and transit options. It is one of the very few communities that offer air conditioners in all its units. The community has one of the best gyms in the locality. The movie screening room is a plus as we can host our friends for a screening or gaming party. There was never a need to call the maintenance team in my 14 months of stay at the apartment. All the ...leasing staff here are very cordial, 1 point to Blythe who is always welcoming and answers any doubts we have on billing and utilities. I can also confirm that they genuinely value residents' feedback, as they have started hosting more community events in response to our suggestions. I generally move out at the end of lease term owing to an increased rent. However, Modera River Trail will be the first ever community where I'll be renewing my lease for all the above reasons.Property Manager Responded

December 9, 2024Location, staff communication, amenities, cleanliness, unit appliances are great! The difference between adding another star is the parking (quite expensive, but average when compared to other apartments in the area) and frequency of communication that can be related to entering your unit, safety inspections/drills, or the garage door needing maintenance. That being said, the communications are done well and timely. I recently debated between moving to another apartment within the city or to ...renew my current lease, and as I toured other locations I found myself more and more confident in my decision to stay. November 24, 2024The complex is very clean and organized, and maintenance is responsive. All the apartments have AC units and brand new appliances, which was a huge draw for me when looking at locations. If you can find an apartment in your price range here. It's well worth it. For cons; The prices can be quite high with a good handful of additional charges every month, and sometimes the amenity spaces can have issues with hardware being down, and it can take quite a while for them to get back up and running, but ...as far as my actual apartment goes, I've never had a problem.Property Manager Responded
