February 23, 2025I came here on 2024 when the dorms in Riddle kicked us out. At first I decided to lease here because of the style of the complex and the amenities they offered. I also liked everything that the apartment included furniture wise. It is way better than the furniture they have in Riddle and they do a great job keeping it maintained, at least from my experience. I also though that the leasing process was quite simple. From the application to the lease signing part I was helped and got answered every ...question I had by the community's team, especially Jorge and Angelica. Its been almost half a year and I can say that I do not regret one bit deciding to lease here over any other place.Property Manager Responded

Do not move here

Good, but management could have been better
June 3, 2022Lived at Onshore since the beginning (Fall 2020) and moved out recently. During my time there, management company switched 3 times, and it definitely started to show. Management was not very helpful, grounds were not kept as they were initially, they don't put your mail into your mailbox when they receive it, only every couple of weeks on "mail day". Also, don't plan on having friends over, because management does not provide enough spots for friends to park and will tow them if they're not ...parked in the "visitor lot". I implore you to find another apartment
July 20, 2021Some of the staff can be very polite and kind but when it comes to actually helping you, they hardly ever know how to handle any given situation. The "leadership" is even worse. I moved into a 2*2 and thought I hit the jackpot: Brand new apartment, amazing amenities, fully furnished and well kept. Unfortunately, I very soon found that to be far from the truth. Whenever you have any issues management either ignores your complaints or tries to push them off as your responsibility. They are also ...very inflexible for a complex that caters to college students. DO NOT SIGN A LEASE WITH THEM UNLESS YOU ARE 100% SURE YOU WILL BE STAYING THERE FOR A YEAR. I made that mistake and could not get out of my lease unless I found someone to take over my apartment. Why be so rigid? we are college students it means that after college we proceed to move on and actually begin our careers, we get offered internships and graduate what are we to do with the apartment then? Be a bit more flexible! Communication is also very poor. Be prepared to receive emails AFTER new policies have been put in place. After a few months of living with my roommate, she began to display very toxic and negative attitudes and I requested to be moved to another unit.I emailed management and they still have not responded to this day. I went to the office personally and I was met with a very unemotional and robotic response "You would have to pay a sum to be transferred". Luckily for me, I had great friends who offered to help me get away from that terrible environment I was in. Now that I am preparing to leave this complex *Very happy* they are trying to charge me late fees when I have only ever been late once, for which I emailed them and received a notice that my late fee waiver would be used in that case. I implore you to find a more affordable, flexible, and reliable place to live one that actually cares about you as a person and not just the rent you pay.Property Manager Responded

Don’t move here at all!!!!
June 8, 2021This place is a trap. They do not and I repeat do not care about you!! They only want your money. I am currently trapped in a lease and am trying to get out of it. My friend was supposed to take over my lease and the manager approved it and when she tried to move in they’re trying to force her to renew a lease or else she can’t move in. They have zero communication and weren’t even planning on telling me about it. The property manager stefani is friendly but constantly switches up on her words ...and clearly does not know what she is doing. They refuse to give me back my keys even though I am still on the lease. Completely unprofessional and this whole process has caused me so much distress, I will be filing a complaint and reporting them for negligence. Save yourself the pain and please move somewhere else.Property Manager Responded
