All bad
December 4, 2023Literally the only positive is the view. Apartments are very small and no storage. Plumbing does not drain. Fire alarms don't alarm on all floors. laundry room consistently has more than half out of order. Others are left full of clothes. Hallways are littered with garbage bags for "valet" trash service that never picks up. Noisy! You will hear ever little thing. cars will get broken into often on the street. No control of who still has fob access, so lots of crime and unauthorized access. BBQ ...are common area only available during business hours. mailroom/mailbox break ins and no police reports filed or reported. Drugs everywhere in building
January 2, 2023Extremely unsafe! Do not rent here. People smoking meth in the stairwell, cars stolen and broken into several times a week. Management knows and does nothing. Homeless camped across street. Fentanyl left in hallways. Unsafe!!!!Review from Apartments.com
Find somewhere else to live
July 24, 2021I lived in this apartment for one year. The views are beautiful. I apologize it goes downhill from here. It is an unsafe area, definite gang activity. Cars are broken in. There is also a MHMR across the street. You will hear people yelling at the top of their lungs at night and parking is sparse, tickets are given frequently. You will have to pay for $150 for parking. I was placed on waiting list and was happy when I altered my schedule so that I did not arrive home after dark. We had to ...be moved due to dampness that I knew caused mold because I was sick for months prior. You will need to take your clothes to the laundry because people leave their clothes in the washroom all day. They placed a sign forbidding you to take their clothes out of the washers and dryers, despite them mildewing while you wait. The electric is allocated, which is not explained in the lease. You will pay based on the number of people in your home, so there is no way to reduce your energy costs. Problem is it an old building and the windows need to be upgraded. You will be cold during the winter (inside) despite the unit constantly coming on to combat the cold coming in from the outside. The apartments have no air conditioning. You will need to buy a portable ac. The walls are thin, almost weekly we heard neighbors fighting and slamming doors. The homes are very small for the price. Despite not smoking weed, you will receive frequent warnings. You will be nickeled and dimed on monthly electric and utility fees and there is an additional mandatory trash pickup fee (little bucket only). The trash room on both floors was always disgusting as trash piled up. When you leave, pay for professional cleaning and carpet cleaning (despite only one room being carpeted). You are agreeing to this in your lease. They do not have to provide you with pictures of what they deem as dirty. You will have to pay their cost for getting the home sanitized and ready for the next attendant. Also, despite the moratorium, your final move in cost will be automatically sent to a bill collector. The elevators (2) are very slow and one usually ran due to ppl reserving the elevator to move in and out. This was the case until I moved out and was told that this was no longer an option. Perfect place to live!
March 7, 2021We've been here for almost a year and we couldn't be happier. They have never left us waiting when small issues happen. Living in the city can have their challenges, but the staff and their security has always gone above and beyond to keep our building safe! The pandemic has really taken a toll on many businesses but this building has once again gone above and beyond to keep us safe, healthy and protected with their mandatory rules, constant mask wearing and sanitary practices. Many people forget ...that apartment buildings sometimes have no control over tenants that can cause issues, noises, floods or any other situation but since living here I've never had another staff resolve any of those issues as fast as this staff. I love their little community holiday contests and other activities they have done to keep us connected. Before covid I was told by the neighbors they would put on community parties so we could all get to know each other, I'm looking forward to those times when we are safely able to do so. As in any city, parking can be hectic but We've managed to make it work. We are hoping to take advantage of their garage parking once we are financially able too. The utilities have never been unreasonably priced. Our valet trash is affordable and very convenient! We are really looking forward to taking advantage of their upcoming storage units they will have available for us. Recently they even went to all the apartments and made sure we all had up to date thermostats and faucets to keep up with energy efficiency and water saving. They also checked our sprinklers and fire detectors! We are really looking forward to keeping our penthouse a home for a good while. We love it here and we love how everything is ran. Terrible Management
December 17, 2020Hallways always smell of trash, laundry room never works / broken, thin walls so you hear everything, the elevator prioritizes the top floors, and management will not work with you if you’ve had vehicle vandalism multiple times over 4 months after they failed to get you on a list for a parking spot. I requested a parking spot in August after two incidents and was put on waitlist. 4 months later in November, my vehicle is vandalized again. They said my name was never on the list. Refuse to change ...or help after my vehicle is hit for a FOURTH time because “I wasn’t here when you initially requested, so we can’t do anything about it.” You’re paying for the view here, that’s it, and they know it so minimal effort here by Team Orion.Read MoreReview from Apartments.com

March 19, 2020Do not move into this complex. It is not well maintained. The laundry room is always disgusting and half of the machines are out out of order. They over charge for what you receive. Great Management, Amazing Views,
August 13, 2019I have lived at the Orion managed by Allied for the last year and have just renewed my lease for a second year. This has been one of the best overall experiences with a property I have had so far. All of our maintenance requests were fulfilled very quickly. Our refrigerator stopped working and they installed a new one faster than I have had previous properties even respond to my requests. I have always felt very safe here as it takes several scan ins to use amenities, access inside the building ...and so on. Parking has never been a problem except when there are any large events in the city. Everyone is really friendly here, all of the Orion organized barbecue and ice cream socials cultivate a great community. and we have gotten along so well with management. I use the gym every day as well as the theater room. When I have many guests over they always love the Lounge. Issues I have had: Occasionally an elevator is reserved for someone's move in day which puts the second elevator in as the only in service to all floors. This can be a slight annoyance if you are on the upper floors. Laundry facility washers sometimes break down and are not fixed for a long time. Horrible apparent building
July 25, 2018Wore apartment building ever. Always doing construction! Turned back multiple packages because they were in my wives maiden name. Turned back a express mail package that had important documents they have effected us tremendously from not receiving them. We lost 8,000 dollars because of failing to receive my mail. Always smell funny like weed and BO. The workers in the front office are horrible. I've been double billed multiple times. Someone started a fire in there apartment five floors above ...mine and there was water damage due to the fire system. They made me change apartments and pay extra or I was going to get evicted and tried to make me use my home owners insurance for the damages. These people are absolutely horrible. Prisoner in my home
February 15, 2018This by far has been the worst experience I have ever had renting an apartment. I will make it perfectly clear all the good points before I go in on them. Maintenance is very prompt in responding to calls and front office is friendly. The staff is the best part of this place. Also nice enough fitness center as well as laundry facility hangout area. See I can definitely see the good in things. Now down to business, when I first moved in i thought this was a nice unit. Very small but for the ...price and being downtown I thought i was getting a deal. Like super small almost dorm room small. The appliances are mini like the oven can't fit a whole pizza in it. T Its the area that is awesome so many cool restaurants and breweries and other things to do. The building itself is decrepit and slowly falling apart. There was a fire after my second week here which in turn set off all the sprinklers and caused massive water damage to the building. They had to gut all the walls of the hallways to try and drain out all the wet filling and eliminate whatever mold was building because of it. From that point on constant construction, banging hammers and drills all throughout the day and the apartments are hollow so you hear everyone and they here you. I literally walk down the halls and can hear every word of conversation from any unit because of the acoustics and cheap doors. I have complained so many times for so many things like the fact that the bathroom has exposed pipes that drip green slime whenever you take a hot shower. They said it was the copper dripping and thats normal. Ive had this same stuff drip on things and stain them permamnently it looks like slider from ghostbusters. Also we hear banging and bouncing balls at night in units above me then when i complain to front office I'm told the unit is empty. Take that however you like. They started putting appears on doors of empty units so i don't know if they have homeless people trying to live in the empty units that slip out before the office opens in the mornings.Elevator goes down all the time, halls smell of trash and valet system is ridiculous you basically take it out yourself and are forced to pay them for it. Cupboards fall off hinges, doors feel like they can be broken by a small child, no lock on bedroom doors. New Resident, Nov 2017
February 1, 2018Originally posted approximately January 10, 2018. Re-Posted January 31. 2018. There have been two significant events in the short time of my residency. I'll briefly share them here, and update this review in all places where its posted when the financial pieces are resolved to my satisfaction. . . . In the first, my rental unit was not available according to the advertised date of availability. For me, this meant retaining a moving truck longer than intended, retaining a storage room that I ...hadn't intended at all, and, basically, moving my household twice. When I requested of the Leasing Office to be recompensated for those unforseen extra expenses, I was refused. . . . In the second event, I experienced rain and wind in my apartment. Yes, you read that correctly, and technically there are three events, not two, since this occurred twice - in November and December. When I requested of the Leasing Office to be recompensated in the electric bill for the outdoorsy feel inside of my apartment, and for unknowingly heating the outdoors since my arrival at the property, I was again refused. Other Complaints Marijuana smoke is almost a constant in this non-smoking building (which has been on fire in the not too distant past because of, yes, a smoker). This means that a contact high is a regular thing. It's inescapable, even within one's own unit. Consider what this means for a person on medication, for a child...... . . . There's also an interesting-to-questionable online billing system which earmarks all payable and remitted monies as "Rent" - whether rent, third-party utilities, or valet trash. . . . Aesthetically, the place is coming together (being renovated), but for my money, I expect customer-centric business practices as well. . . . For probably a month, I've been waiting for the Allied Residential Property Manager's resolution and financial recompensation. I was really hoping that I'd finally signed on with an integral rental operation, that I could de-stress, that I wouldn't have to bring to the attention of Code Enforcement (again) - believe me, I've been through so much with boldly violating landlords! . . . These folks could suddenly surprise me and change my mind - but as of this moment, after what I've been through with them so far, I couldn't in good conscious recommend The Orion, because integrity matters to me, and I assume it matters to you too.Read MoreReview from Apartments.com
