October 16, 2024I’ve been living at Overton Rise for some time now, ( lol 2wks) and I must say, it has exceeded all my expectations. The location is fantastic, with easy access to nearby shops, restaurants, and entertainment, yet it’s tucked away enough to offer peace and quiet when you need it most. The building itself is modern and well-maintained, with excellent amenities that make everyday life both convenient and enjoyable. Whether it’s the state-of-the-art fitness center, the beautiful pool area, or the ...cozy community lounge, there’s always something here that adds value to my experience. But what really sets Overton Rise apart is the exceptional staff, especially Hallie. From the moment I first toured the complex, she went above and beyond to ensure that all of my questions were answered and that I felt comfortable with the leasing process. Hallie has a warm, approachable demeanor that made it easy to communicate any concerns or requests, and she handled everything with a level of professionalism that I truly appreciated. This place is great, but…
August 2, 2024I’ve lived here close to a year now and what I love most about the complex is the location, the amenities, and the unit is very spacious for a 1/1. The parking garage gate doesn’t always and the hallways can smell like trash sometimes due to residents just leaving their cans out all day. My biggest issue is that these walls are not at all soundproof and you can hear EVERYTHING. I just so happen to live underneath the world’s most toxic couple - I can hear them argue, tussle, stomp, slam doors ...etc. even until the early morning. I’ve expressed my concerns with the staff only to hear “we will reach out” and I’m sure they don’t/never did because the noise still continues. I doubt if I’ll be renewing my lease if I can’t get some relief. Earplugs don’t even help with these people.Property Manager Responded

Extremely unprofessional staff
October 3, 2022I lived at Overton Rise for two years before moving out. Units are nice, but on moving out, they told me they had "video proof" of me leaving furniture at the dumpster. they told me either to get a police report to review this "security footage", pay $300, or move the furniture. I left work early to talk to the leasing office and was met with an incredibly rude front desk. after getting nowhere, I left for the police station only to get a call that they "found who the person responsible is", ...despite the irrefutable "video surveillance" that proved it was my doing. absolutely the most egregious accusation I've ever had against me and the most unprofessional and rude staff interaction. I do not recommend this apartment complex. you can do better.Property Manager Responded

May 16, 2022They do not screen applicants sufficiently. Residents don't care about the security doors or parking lot gates, as they are regularly damaged or not working correctly. I had my cable disconnected because the previous tenant owed so much money to AT&T. A former tenant's child started a fire when left alone, evacuating the building at 3 am in February of 2022.Property Manager Responded

Beware!!
February 8, 2022They will rip you off! They will not stop charging me and I've been gone a month!!@ i just paid them the final bill. So I thought.. now it's another 122 bucks. Stay away from this company! Cuddy me way more than it should have to just leave this place and move somewhere else. I never pay late and it isn't because I'm broke and can't pay but there's a line and they crossed it numerous times during my stay and while I moved. They made it difficult and very uncomfortable. They even told me ...once that I couldn't have company!! Imagine that.. oh well maybe after this last money they will leave me alone FINALLYProperty Manager Responded

The location is great you’re literally minutes from the battery ad convenient location to jump on and off the interstate. Broken AC, maintenance issues, false fire alarms
July 11, 2020My AC broke in May and was not properly fixed until August. Hose under sink broke and was fixed, then maintenance came and “fixed” it again after I had confirmed with the leasing office that my maintenance requests were all closed. RUN.... THE WORST COMPLEX EVER
February 21, 2020PLEASE RUN. In addition to all the other bad reviews, the office staff is very deceptive and conniving. DO NOT fall for the 4 and 5 Star Ratings. I am willing to bet they begged tenants who do not know any better to write them. I can attest to this because they begged me when I first moved in to go online and write a good review. They will never resolve any of your issues. The property is falling apart and nothing ever gets fixed. In addition to ther faulty alarm system, the trash compactor is ...always broken, nasty and dirty, and the hallways are only clean near the office where the potential new tenants can see. They will try and bill you for every single thing, including the amenities that are marketed as free, so please pay attention to every single bill and all of the unexpected charges. Overton Rise treats their tenants with so much disrespect and will debate with you about issues they know are unresolved. Do not waste your time contacting corporate because they support this nonsense and actually are the ones implementing the manipulating rules. If anything breaks (not by any fault of your own), just know you will be held responsible and have trouble getting it fixed or replaced. Wolves in sheep clothing.Property Manager Responded

Absolutely Recommend!
March 22, 2019I lived at Overton Rise for almost 2 years-- would live there again and would recommend! For the great location and quality, it is reasonable price-wise. Being a "Preferred" community, they offer extra services that I wish I took advantage of more. My unit (1Bed/1Bath, ~800 sq ft, 3rd floor) was beautiful, had high tray ceilings and big windows, stacked washer/dryer, coat closet, and a porch. Kitchen looked good, had stainless appliances, tile, pantry, cabinets, and I think granite ...countertops. Pool area, courtyards, and gym were nice and well-kept. Noise was sometimes an issue, but I never though it was a problem at all. Good parking for residents and guests. Great, friendly staff. They regularly held socials, contests, and exercise classes. Maintenance usually responded quickly (didn't need it much). Never had a bug issue. If there were incidences (which happen anywhere you go), it was always addressed and responded to quickly. I never felt unsafe though. Right on 75 and 285 (but little traffic noise). Easy access to Midtown, Buckhead, Smyrna, Vinings, Marietta, and Sandy Springs (all ~15-20 min). I think I saw a school bus stop there before too. Close to good food and entertainment areas, the Battery/Braves Stadium, Chattahoochee River Nature Reserve, tubing on the river, nice fielded area next to building, and a walking/ running/ biking trail across the street (you can check out bikes from the leasing office). Affordable Luxury in a Prime Location
February 27, 2019My roommates and I lived at Overton Rise for over a year and a half and overall had a wonderful experience. Most of the office staff is outstanding and eager to help with any issues. They are also great about communicating any property improvements being worked on. Maintenance is great - we didn't need them much over the year and a half, but when we did, they were prompt and efficient in dealing with our requests. The units were spacious with luxurious details and very well priced for the ...convenient neighborhood, where you're close to the battery, 285 and 75. June 27, 2017NOT worth the price. Surprised at some great ratings below Must have been created by the staff. Scroll thru and you will see the real deal. Very noisy apartment complex. Faulty alarm system and paper thin walls so you may never sleep at peace in this place. I called the office about a noisy neighbor upstairs NO ONE even returned my call about it. In defense of my neighbor it sounds like they have a toddler who runs non-stop, so it may be normal play. It is the poor construction that is to blame ...for us hearing everything from every neighbor in EVERY direction. Faulty construction also led to back flow of sewage into my bathtub ( they got a professional cleaning crew for that). The mail is also a BIG problem. The postal guy has some issue with building so he will quickly return your mail if you are away for a week and he refuses to deliver packages to door. The staff is also another problem will packages. They accepted my Amazon shipment but never called to say they had. I called Amazon to report it stolen. When I called to ask office about any reports of stolen packages is when they informed me they had 3 of my packages!! They are too busy to call a tenant to say "Hey, we have some of your packages"! Now I know to call when I have a shipment coming. With regard to security, the key fob system is often not working and you can just walk into building because doors in garage are often open/not engaged with the electronic locking device. The only time I have seen security, is to enforce the rule of no one in the lobby after 10 pm. The security guy is a cop who was "standing his ground" for me to leave even though I was quietly on a business call at 10:40 ish. When I called the office to report his argumentative, rude attitude the staff informed me no one is allowed "their" office area after 10 and she proceeded to tell me how well liked and competent the guy was. I guess it is above the comprehension of Overton Rise to understand that other LUXURY buildings have rules against behaviors..( eg no parties after 10pm or no music after 10 pm) not tossing out quiet, rent paying tenants on a call for business that allows them to pay the rent. Wish I had written a review before to save some potential renter the headache. As previously reported by other reviewers, the staff is in place primarily to get you to sign a lease and I guess to pretty much call you a liar when you are calling out the rude behavior of one of their own.Property Manager Responded
