Ehh, It’s Not The Worst
May 6, 2024I rated the complex a 3 because it’s not my dream home/apartment, but I could be okay for a few years. I’ve been here for about 6 months and this is what I’ve come across: Cons: - roaches, more than likely caused by neighbors, but they have exterminators who respond fairly quickly. 3 days max plus they set up a spray schedule with you. - parking, unless you pay for a spot don’t come home after 10pm cause it’s almost impossible to find parking. - hot water, in the past almost 6 months I’ve ...received 8 emails about water interruption. Sometimes twice a month. Thankfully they happen when I’m not home mostly, but it’s still pretty inconvenient for the residents that are at home. - exit gate is often broken, probably due to people jumping over to get out of it because there’s not a pedestrian exit gate which would be really useful. - our current unit doesn’t have in-unit laundry and the laundry facilites here are super expensive ($2 per wash and $2 per dry). And in my opinion not very safe because they don’t lock. So you have to trust that no one will steal your items. - personal con: kitchen size, I love to cook but there’s not much counter space, or even storage space. - person con: no gym, but you get what you pay for. Pros: - great location, a lot of stuff is near by, 20 mins tops. - rent is reasonable, for a decent sized apartment. - maintenance takes care of your issues pretty quickly. They helped replace my appliances rather quickly when I had an issue. - fairly quiet here. I haven’t had any loud interruptions except my recently new loud neighbor always banging on the wall. And of course the traffic noise that comes with living in the city, sirens here and there. - grounds kept fairly clean - main entrance has security, so it adds to you feeling pretty safe as long as the guard does their job. - front office is pretty nice, they try to have little things for the residents like breakfast, coffee or tea.Read MoreReview from Apartments.com

Great place, but could use improvements.
June 19, 2023I have been living at Pavilion Place since 2017. The customer service in the leasing office has remained the same even with the new staff which has been great. Maintenance has always been good with trying to handle the requests within a day or two which is also great. The plans are spacious and provides plenty of space and love the flooring option. My cons are security guards leaves the gates open all night long and do not monitor who comes in and out instead sit there and watch whatever it is or ...chit chatting amongst each other at the leasing office parking lot. Nobody monitors the back gate even though they are "supposed" to no guards are to be found inside the booth. It is a waste of money to pay people who don't do their jobs. The property does not have cameras which is a shame considering the amount of crime that goes on in the complex. Vehicle break ins, Wheels and Tires getting stolen. My vehicle has been swiped by other residents on several occasions because people can't park and nothing can be done simply because the complex does not have security cameras. The rent increase should be used towards improvements in our complex and the complex should reflect the newly remodeled leasing office, first impressions matter but residents matter too.Read MoreReview from Apartments.com
Great size, great service, great location
February 15, 2023Yes the buildings are older. But they fix things right away when requesting service through the resident portal. My neighbors cause roaches, but i do dishes inmediately & request pest control when i see a roach. They come within 3 days. I wish the sprinklers worked (they had service techs trying to find the problem) because they spent a lot of $ landscaping, but it all died. They do try though. The pools are always clean since they switched pool service companies last year or so. I love the ...long bathroom counters. Terrible Management
December 5, 2022Don't believe the 5 stars you see. They incentivize the tenants to give 5 stars, but I'm giving the real rating they deserve. I don't know if you notice, but many people gave their rating before they moved in, or shortly after they moved in. I've been here for 2 years. Management is so trash. They NEVER offer you any grace and never have understanding. When I first moved in, they had a corner store in the apt complex. (Management was a lot better back then) They went against everyone's wishes, ...and they removed the corner store anyway. The hot water here is disgusting. They haven't changed out the boilers in many, many years. They told me, but I don't remember. I know it's over 15 years old, and it leaves the water so nasty. I have to clean my bathtub VERY frequently. About 8 times a month. The image you see doesn't do justice. You can literally see the rest of the tub is pretty clean, but just the front part where the water falls is filthy. There aren't enough parking spots for everyone that lives here. If you work at night and get home late, good luck trying to find a spot. I ended up getting my car towed because of their lack of planning. These guys recently had some construction done, and they didn't put anything around the site, it was late at night, I couldn't see it. I ran over it and had to go to the mechanic the next day. I could've reported them to OSHA, but I decided to give them grace. I realize now that I shouldn't have. I never received my invoice for the month of December, so I didn't pay bc if you want to get paid you send an invoice. They charged me late fees for something that THEY are responsible for. You pay for an apartment complex with a gym, and it's never open. Lastly, they let pet owners leave crap everywhere! If you're walking in grass, watch your step. Management is so full of crap and do not care about you whatsoever. I've had it with this complex.Property Manager Responded

I understand your frustration in not receiving a paper statement, but we did send an electronic copy to your email and notified you in advance. Please note that per the legal terms of the signed contract, your rent is due on the first of every month. I am sorry for the confusion and that we could not comply with the request to waive your late fees. We work hard to accommodate residents’ needs, but our legal options become very limited since we are obligated to consistently address these types of issues in the same manner due to fair housing regulations. We do not incentivize residents for good reviews, but your opinion is important to us; therefore, we ask for honest feedback like yours so that we can continue to improve. I’d love the opportunity to discuss any service requests you may have to address them accordingly. The boilers in our community ...are regularly maintained, passed TDLR inspections, and are working correctly. I’m happy to inform you that our parking program is almost entirely executed, and we are still offering reserved parking spaces at an additional cost. I apologize for the inconvenience of finding pet waste in common areas. We are working diligently to resolve this situation by providing dog stations throughout the community and sending reminders to our pet owners to clean up after their pets. Lack of upkeep and disrespectful
July 9, 2022My AC broke down in this TX heat and it took them 2 weeks to come and fix it. They literally had to be called every day. I didn't go up there or raise he'll. I just wanted the AC working. The maintenance manager hung up on me, I mean it was UNBELIEVABLE. Another event transaction were unable to be made in my account and my rent was returned. I've never made late payment before, I mean literally. I was unaware this happened. A staff from the office calls and says, "are you coming to make a ...payment today or do I need to draft the eviction papers." It completely caught me off guard. Please if you can avoid this place it isn't worth it.Property Manager Responded

During the summer, HVAC systems work twice as hard and may take a little longer to cool a space due to record high temperatures. ROACHES + RATS + MOLD!
July 5, 2022I lived here for several years and it's never been the best but it wasn't terrible for the price, or so I thought. They do a great job of doing regular facelifts to give the appearance of a maintained complex but when I say surface it's lipstick on a pig. They do not care at all and will do the BARE MINIMUM when it comes to issues and any fixes that are done are never done to get rid of or prevent reoccurrence so the problems ALWAYS RETURN. Roaches are a staple and you can think you've got it ...under control but as soon as someone in your building moves out you are flooded with roaches no matter how clean your unit. But that for me was the least of the nightmares. For years my health had been deteriorating and I didn't understand why. I have asthma and it just kept getting progressively worse. The difficulty breathing and lack of oxygen also resulted in severe and debilitating migraines that even my prescription meds couldn't relieve. I had reported a mold issue a few years back and they cleaned it, but looking back they never inspected to find the source of the mold in the HVAC vents so of course, the mold came back. When they paint a unit, the painters like to do so with the windows closed and you get inundated with toxic paint fumes. I've been gassed out of my apartment on several occasions. There was also the issue of a new tenant smoking inside their unit. I basically started turning my AC off to cope (Feb-April 2022). Despite various complaints, nothing was done. Lastly, for months (starting early Dec 2021) I complained of mice. I was living in absolute fear. Every time I filed a complaint they sent someone who spent two minutes checking behind the stove or fridge and then tell me they didn't see a hole and left sticky traps everywhere. It wasn't until I was fed up and gave notice in March 2022 that they tried to give the appearance of addressing the issue. This time the search was more thorough and we found rat droppings in places you won't expect/want. When I say I should/could have died in that apartment I'm not exaggerating. Now that I have moved out my breathing has improved tremendously. I am even taking less of my medication and haven't even needed the air purifier I depended on while living at Pavilion. Long-time residents have been FLEEING the past couple of months so I know I am not the only one. They just did a fresh coat of exterior paint but I promise you, the rats, roaches & mold are still deep within the buildings.Property Manager Responded

Sneaky!! Ready to throw my lease out before it’s even signed
March 23, 2021If I had anywhere else to go I would. I haven’t even moved I yet and they’re starting off on the wrong foot. They tell you one price to move in and right before you move in it’s a different price...I’ve asked numerous times if the price originally told was all that I had to pay to move in and their answer was yes. I’m supposed to move in in a few days and now it’s an extra 400 dollars added in to what I have to pay to move in.Property Manager Responded

DISGUSTING
February 20, 2021There are mice and roaches literally everywhere in the complex. Maintenance is incapable of fixing literally anything. Management is rude and unhelpful and doesn’t care about their tenants at all. Stay far away!!Property Manager Responded
