Bait and Switch
April 1, 2021Lots of promising one thing then implementing policies that go against what I was promised. I was told while the apartments are getting the lot plowed that we were allowed to park on the street or at nearby businesses, however after the city and businesses made it apparent that that wasn’t true we were left with nowhere in walking distance to park while they take 5 hours to plow. When I called to ask about this, I was told that it was an oversight when they built the apartments. This is ...Minnesota. What a joke. Next, upon lease signing when I read the clause on parking I had asked if guests could stay overnight in the lot. I was told that yes, that’s fine as long as they are not there every night to the point where they could be feasibly residing here. Now we are being told that that was a lie as well and that guests may not park anywhere on the premises between 10pm-6am. (Note from earlier, still no parking within walking distance for them to use) overall I was completely bait and switched and I would recommend anyone considering these apartments to run as far as you can. The apartments themselves are fairly nice but not good construction, I give the place 5 years before people start calling it a pig in lipstick because of all of the cheap materials and construction. Definitely do not recommend.Property Manager Responded
June 4, 2021Dear Anonymous, Thank you for your candid review. During the Preserve at Shady Oaks design process the city and the developers took into consideration that the Preserve at Shady Oaks is a transit community built adjacent to a Metro Transit Light Rail Station and based parking needs on this feature. As a landlord it is our responsibility to make sure that our residents parking needs come first. Currently the site has 8 guest parking spaces which are available form 10PM – 6 AM. If you would like to discuss your concerns in greater detail, please contact the community manager. Sincerely, Gina Estrem Dominium Regional Manager

Another Bad Application Experience
December 18, 2020If you make even $1 less than the 2.5x rent income requirement they will accept your deposit and deny your application. I explained at my initial interview that because of disability work income regulations, I was just shy of the minimum on paper. I supplement my Disability with 1099 income for which it took over an hour to try and explain to them. On paper, I am $150 a month shy of their 2.5x requirement. Their staff cannot seem to understand that the mileage deduction creates an artificially ...high business expense which lowers income. Mileage deduction is not an actual hard cost expense. I can claim far more than is actually spent. But the biggest red flag is that Dominium previously owned Huntington Place Apartments where I currently live. I thought I was applying for an upgrade. But based on their track record, I suspect there will be more poor reviews once things start requiring maintenance. Please google the reviews for Dominium Property management and you will get an idea of what kind of company it is. Proceed with caution.Property Manager Responded
December 28, 2020Hello, Thank you for taking the time to review Preserve at Shady Oak. We strive to have exceptional customer service and we regret that we did not live up to those expectations during your application process. If your application was denied for under income due to not meeting the 2.5x the amount of rent per month your deposit is refundable. Please feel free to contact the office directly to discuss or with any additional questions. Respectfully, Ashley Barron Preserve at Shady Oak Community Manager

Bad Experience
October 22, 2020My sister applied for this apartment and was told she was accepted. They then proceed to make her resubmit her paperwork several times via email before telling her she had to come in and do it in person. When she showed up the staff was very unfriendly. They told her they had everything they needed but contacted her a couple of weeks later saying they needed her to resend her paystubs. She did it for the 4th time. Then they asked her to drop them off in person (again). They strung her along for 3 ...months before telling her that she did not qualify for the apartment because she made too much money. This was 2 weeks before she was scheduled to move in. So they basically pulled the rug out from under her right before move in, were unresponsive and rude when she asked for clarity and falsely led her to believe she was accepted. They are not trustworthy or competent. Beware!Property Manager Responded
November 25, 2020Hello, Thank you for taking the time to complete a review on your sisters’ behalf. She is lucky to have you as an advocate. Please let your sister know that we are very sorry that the application process was so cumbersome. The LIHTC program has extensive requirements which need to be heavily documented. If your sister has any questions pertaining to her application please have her reach out directly to Ashley Barron, the community manager at Ashley.barrom@dominiuminc.com or (763) 401-4315. Sincerely, Gina Estrem Dominium Regional Manager
