I can't think of a single nice thing to say
March 22, 2022The price that they are asking is absolutely astronomical. On top of our rent, all the additional charges were never communicated. We have never turned the heat on in our apartment, but utilities are shared so we continuously pay for other people's utilities. We pay for pest control, but this does nothing to help with the mice and bugs. On average, our monthly payment is at least $200 more than our base rent, not including electricity, cable, or renter's insurance, which we pay to an outside ...party. Part of the reason we chose this apartment was the amenities, including laundry. The laundry room is disgustingly dirty all the time, reeks of trash, and is way too small. There are two washing machines and 3 driers for 24 apartments (about 50 people total). Additionally, there has never been a time during which all five machines have actually been functioning. I have brought this to the attention of management multiple times, and they continuously pass it off as a user error. The tennis courts have not had a net for the past two years and the gym has 1 of each machine, which renders it unusable when more than one person chooses to work out at once. The common areas of the apartments are vacuumed about once a month if we're lucky. The apartments themselves appear nice but are extremely poorly built. The floor literally peels up and the walls are paper-thin with no wooden studs to hang things. Our shower tile is caving in and it is clear the bathroom is filled with mold, but when I brought this to the attention of management, they simply regrouted the tile. Our brand new oven has been broken since the first month we moved in. For the price we pay, all of this is unacceptable.Property Manager Responded
March 31, 2022Hello, thank you for sharing your experience at Royal Crest in Warwick. We appreciate the feedback you have provided. We use market rates to determine the prices of our apartments. Pros and Cons about Royal Crest
July 12, 2021I moved to RC in 2018 only because they allowed me to bring my Saint Bernard. I was on a time crunch so I really did not look around. Although I did not really like it there, I renewed the lease because I still had a child in school. I recently left and moved to NH. So ... the pros are nice grounds, nice place to walk around, maintenance are nice/helpful. The cons are: overpriced for outdated buildings; appliances/paint/flooring are VERY cheap. My son fell in the shower (someone painted the ...tub!) and his arm when through the tile wall. There was no sheetrock. I said that there was no way the building is up to code and I was told that they know and they are grandfathered in. So I will be getting a bill. Lots and I mean LOTS of water stains in the ceiling. Birds are nesting in the AC units. I have never been so sick with respiratory problems in my life. The apartments smell musty. My kitchen always smelled like garbage and the dishwasher really didn't work- which I suspect was a combination of bad plumbing and cheap appliances. The "flooring" is horrible. You can hear everything above you - such as a child running and jumping at 1am every night for months. And then there are the people who live in the community and HATE dogs. I can't tell you how many times I walked totally out of my way to avoid these people, and yet, it was still not good enough. My dogs (Saint Bernard) and border collie mix were very friendly. My experience was that the smaller breeds were the barkers and aggressive ones. I understand everyone has their own personal experiences, but it's a dog friendly place. SO, if you are okay overpaying for the grounds, then you may like it here. Otherwise, try to look around. I will say that since I left RC, my asthma has improved a lot! This new apartment does not smell like garbage or musty. The appliances work, the washer and dryers work, the people in my building are very dog/animal friendly. Oh, the last thing, I decided to rent in NH before buying again since the market is so crazy. RC said I have been late 9 times on rent. I have no idea what they are talking about ---- I asked for clarification and received none. I'm not sure if they said I was late if I paid when it was due. As far as I was told, they can't demand rent before the due date. Keep track of EVERYTHING.Property Manager Responded

Awesome
April 19, 2018I am very happy with my choice to live at Royal Crest Apartments. The team at Royal Crest Apartments was personable and quick to accommodate me during a last minute move in. I appreciate the friendliness from the staff at the leasing office, the maitence staff, my neighbors and the mail team. I like how the gym is spacious and clean, no other apartment complex’s gym can compare. On top of that, the location of the Royal Crest Apartments is ideal in the state of Rhode Island.Review from Apartments.com
Go Somewhere Else!
February 9, 2018As many other reviews have stated, giving Royal Crest two stars is being extremely generous. My husband and I lived in this complex for two years and were less than satisfied in many regards. The buildings are weathered and falling apart, our unit had no natural light, the trash situation was a joke, and the emails that are periodically sent out to residents were condescending and passive aggressive (as was most of the communication with the front office and with Josh, the manager). Similarly, in ...our first week living there, the catalytic converter was cut off our car in front of our building and we were provided no support. These are things that can be overlooked except for the fact that you are DRASTICALLY overpaying for what you receive. Not only that, but our move-out experience was HORRIFIC. There was a huge miscommunication on the end of Royal Crest and when we attempted to bring these concerns to their attention and to the attention of Aimco in general, we were shrugged off, our emails were ignored, and we were not taken seriously. All of this resulted in them keeping our $500 deposit and charging us $400 on top of that. At first glance, Royal Crest seems nice enough – updated club house, nice pool area, and seemingly friendly employees – but I cannot begin to express how wrong this impression proved to be. All they care about is getting people to rent and squeezing as much money out of them as possible.Property Manager Responded

Terrible manager
February 8, 2018This place is beautiful and I love been living here. But the manager name Josh is terrible. He is the meanest person I have ever seen. When the move out inspection he said we did decent job on cleaning but not to his standards.so we were forced to pay for over $100 for cleaning. We have been clean the apartment for two days. If u still like rent apartment over there please remember don’t need to clean when u move out because you still have to pay cleaning packages if left one dust.Property Manager Responded
February 12, 2018Hi there, I'm sorry to hear your experience at Royal Crest Warwick was less than stellar. For the record, all leases state that the unit must be brought to the same level of clean they had prior to your move-in. Typically this can only be achieved when professionally cleaned. If you have any other questions about fees and the like, feel free to email me directly at ICanHelp@Aimco.com. Thanks! -George

Royal Dump Apartment Homes
October 29, 2017Do not rent here! This place is nasty!Had I realized that the first time I looked at the apartment, I would not have rented here!! If you are into COCKROACHES, then go for it!Never before have I seen cockroaches up close and personal! The second week I was here I noticed them and called the office. The maintenance worker came to my apartment with a pest control person and he claimed he had never seen them before. Hmm, interesting, since they sealed up every crack and crevice in the kitchen with ...caulk before I moved in! When asked why they did this, he said it was to "keep the cabinets and counters from pulling away from the walls" Are you kidding me? Then I was told they were going to be eradicated within 3 weeks. They were still there and we were on month 10! In the middle of the night,my boyfriend jumped up from bed and said he felt something crawl on him! When we looked, sure enough there was a cockroach ON THE BED! Every time we had company for dinner, these roaches showed up without fail. They were in the kitchen, the bathroom, the bedroom, the floor, ceiling, walls, EVERYWHERE! DISGUSTING! When I called about them again, the property manager told me to "collect them and we can see if they are female or male"...TRUE STORY! So, when the maintenance worker came by again with the pest control person, every 2 weeks now, he told me they found the source. They were coming from the floor below me. According to him, the people down below were buying groceries from international stores and they were the problem. Then another time I was told that another building had them by this same maintenance worker!! I had to deal with them coming into my apartment every 2 weeks killing me not the roaches with their poison til I finally packed up and left! But they still did nothing even though I was still paying my rent while not living there. These things were literally all over my dishes when you opened the cabinet, literally one was in my Keurig in the water chamber. I told the regional manager about it and she said they would reimburse me for it, but NEVER did!! But even better, the property manager told me to "just put it in the dishwasher"...um no, I don't think so. End of part 1...see next write up for part 2.Property Manager Responded
October 31, 2017Hi there, If the community manager told you you would be getting reimbursed, then I'll see to it that this happens. I'm sorry nonetheless that you had to deal with this for so long. Could you actually reach out to me at ICanHelp@aimco.com so we can discuss further and make sure we retroactively fix every single on of your concerns? Thanks! -George

exoensive, old, dingy apartments
September 9, 2016Don't know where to begin. I'm being generous with the 2 stars. One is for the maintenance crew which is very helpful and the other star for the office crew who's fairly nice. Other than that, nothing positive about this place. Biggest disappointment is that tenants have to pay FOR EVERYTHING, well except the oxygen, that's free. Trash fees, parking fees. Utilities are billed by a home-made company called conservice whose primary job is to con the tenants. Move-out was the worst; I lost the ...entire $500 deposit and was charged additional $400 (to prepare the apt for next tenant!). So glad I left.Read MoreReview from Apartments.com
DO NOT RENT HERE!!!!!!! GO ELSEWHERE!!!!!!
June 16, 2016Hidden costs - nothing is included in rent. Even parking costs you $10/car/month Parking is always a problem even though you have to pay to park. * Initial low rent to hook you up. Then it jumps to "market value" - whatever that means. But it's a couple of hundred bucks higher than your first rent. Goes up on a yearly basis * Washers are common, and of terrible quality. A 30min 'high efficiency' cycle means clothes barely get wet before it's over. And that costs you $4 per load. Also the dryers ...never work so you have to dry your clothes more than once!!!!! * Buildings are in bad shape. You can hear everything the person above you is doing or hear the person next apartment over from you snoring….. * Cleanliness is questionable. • Dogs are everywhere, and they stink. There are no pet-free buildings. • They dont tell you that you have to pay for water, sewer, heat, trash removal, pest control and other stuff. Kids run around the grounds unsupervised and will scream right next to peoples windows on the first floor, no matter the time of day The apartment ceilings peel and crack, the appliances and fixtures are old. When you go to move out the charge you about 2 months worth of gas bills and say it is back dated but don’t remember charging you when you first moved in… There is a charge to bring guests to the pool, $5 per person, per day. They do not tell you this when you go to see the place, or when you sign the lease. They also nickel & dime you with a extra bill for everything else & to add insult to injury the charge YOU the fee for the company that figures out the extras!! Oh and get this, when you move out, you have to professionally have the carpets shampooed. Really? Why? When I move out i plan to leave the apartment in the best condition but a tenant shouldn't be responsible for professionally cleaning the carpets. A tenant is just renting. Royal Crest or Aimco the owners of the complex, seem to put many charges on the tenants as if the tenants bought or own the units. That is very unfair. This is Rhode Island. Not NY, Not CT. The apartment quality doesn't compare to anything luxurious so why all the charges. Looks like another case of corporate greed in my opinion. These are just some of the issues--- DO NOT RENT HERE!!!!!!! GO ELSEWHERE!!!!!!Read MoreReview from Apartments.com
They care only for the potential new renters, alas.
May 30, 2016Under the new (2015) management, this property is only concerned how to _present_ itself to new potential renters. You'll see a swimming pool, a gym, a games room etc. - all things that you may care about occasionally, but are not part of your everyday experience. What does matter - e.g. state of the apartments and buildings, maintenance of the area (cleanliness, greenery), trash collection, laundry (terrible, btw!), garages, storage, playground (non-existent) - all this is neglected in exchange ...of an emphasis on "first impressions". Even the rent that they will quote is deliberately lowered during your first lease (without you knowing that), in order to hook you. Next year you start hearing of "market value" being a couple of hundred bucks above your current rent. Just think of this: the manager of the property moved out after less than a year, and now lives off the grounds. Hidden costs that you will not see mentioned initially: * Parking: $10 per vehicle. * Laundry $4 per load (and the washers are terrible - 30min cycle in a "high efficiency" machine, which means the clothes barely have time to get wet, let alone clean.)Read MoreReview from Apartments.com
Royal Living
September 9, 2015I have lived here over a year, and things are going down hill fast. The grounds were at one time very nice but now they are not kept up at all except when you first drive in. The courtyards have fallen tree's from a storm a few months ago. The gazebo's and picnic tables need repair they have missing boards and nails sticking out all over. The apartments themselves are in need of updating very old and worn, the bathrooms are a 70's style tile. Since being here we have had to have tiles repaired ...twice. The popcorn ceilings chip and fall a lot, they get a patch job is all. I have had a mold issue in the wall that the sheet rock was removed and replaced old is back 6 mos later. The windows are very drafty and since you pay your own heat it is advised to cover them with plastic. The kitchen cabinets are not bad, just old. The appliances are also old our freezer has a freeze up problem and has to be repaired every few months. Look over the apartment very closely before you move in, you will be happy you did. Oh and there is no security here there has been tires stolen off cars twice in the last six months all four tires. While you do pay $10.00 for a car to park here it dose not mean you will have a place to park. You pay for : heat, water, sewer, trash removal, pest control etc.Read MoreReview from Apartments.com
