  • Terrible Communication from Management

    Lived here for 10 years, starting back in July 2015. I would not recommend living here on account of the current management team. Their communication is utterly atrocious, with email correspondences taking days for a reply at best or just going completely unanswered. And after reading other recent reviews, this seems to be a recurring trend. Management takes no responsibility for the lack of response and may even blame you for not following up sooner. Even escalating things up to the property ...
    manager was more of the same. Too bad if it's an important matter that ends up costing you as a resident thousands of dollars when it all could have been avoided if management had just checked their email. Location-wise, it's still great being next to HEB. That's the only unique advantage offered, though. There are restaurants, bus lines, and highway access that are close by, but so are other apartment complexes you can consider. The amenities are okay (outdoor pool, billiards tables, gym) but they haven't changed much over 10 full years (a couple of outdoor grills were installed, but they also took away a few perks in the gym). Expect to lose power a couple times a year (typical for Houston, though), and to have water shut off in the building for a day every few months on little to no notice. The front gate malfunctions seemingly every other week as well. All in all, I would've rated them higher based on my average experience throughout the past decade, but this feeling like they screwed us over now that we're trying to move out has permanently soured my opinion of this community. I know that this is clearly specific to my personal experience, but it's so bad that I'm seriously considering legal counsel over their communication negligence and felt like I had to speak up publicly.

That said, after reviewing your lease agreement, the contract you and your roommate signed clearly states the lease expiration date as July XX, 2025. While we understand there may have been some misunderstanding regarding the timeline, the lease terms, including the Early Termination Agreement, remain in effect as agreed upon. We strive to provide clear communication regarding lease details, and while we share important documentation, it remains the resident's responsibility to stay informed and provide any necessary follow-up.   • Services are terrible

    I've applied for rent in the recent few weeks, and due to a staff changing season, as the front desk I called said, they didn't respond to any of the five emails I wrote. I even called them during their service hours on Monday to urge them, yet I still got no reply from them after half a week. I wouldn't be living in an apartment with services as tardy as this if Belmons wasn't cheap. Absolute disappoinment!

  • Love this place!

    We live in Belmont for more than 3 years and do not plan to change the address any time soon. The property is very clean and well maintained. The office staff is very attentive, knowledgable and always there to help. There floor plans are cozy, mine has a dream of closet space. Great location - close to 59 and HEB as literally our backyard! The elementary school we are zoned to is one of the best in the city. What else one needs to call a place home?

  • Management lacking

    I have lived here over 4 years and have seen 3 different managers during this time. With every passing turn, I feel like it gets a little less satisfactory.     excellent and very kind, the apartment itself is comfortable, and the location is great. I also like that it isn’t modernized and doesn’t feel like a hotel.

    The Belmont was a wonderful place to live. Friendly management and maintenance kept the place running smoothly. During the Hurricane, we were high and dry, with water, electricity, and internet which was a huge help for my pregnant wife and let me work remotely. The rooms are spacious and upscale, especially with the recent renovations. The HEB next door can be accessed with a gate and is super convenient when you need a quick meal or run low on milk.   • Superb Management

    I lived at the Belmont when I first arrived in Houston. Though it was a pleasant experience, I needed to move for reasons unrelated to the complex. Right before I was scheduled to move out, the parking structure leaked some corrosive material on to my car (likely due to the hurricane) and damaged the paint. I was a little worried about this issue given that I was no longer going to live there and could not afford a paint job. I spoke to the manager, Trevor, about this issue and I cannot express ...
    enough how helpful he was. Over the course of several months (even while I was no longer a resident), Trevor exchanged upwards to 20 emails with me, always responding with the utmost patience and courtesy to my concerns. My experience at Belmont was already quite good, but thanks to Trevor's assistance with my car I can fully recommend the Belmont as an exceptional place to live.

    Nice and Quiet complex. Close to good schools, the zoo, the museums and downtown. Also close to the Medical Center. Office staff is nice and the gym and pool are pretty and well maintained.

  • Defies expectations

    I have not had great success with my previous apartment complexes. Usually management is great, or the location is great, or the price is great, but they are never all great at the same time. The Belmont is different. It has great management, great location, and a great price. They even do the little things that elevate them to the next level, like bring in food trucks, provide valet trash pick-up, and have several waste-stations for dogs.
