Run Down, Needs a lot of TLC.
June 17, 2024TAB Properties is one of the most unprofessional property management companies we have ever rented from. They can't keep a property manager to save their lives. During the time of living here, they went through 3 of them and currently do not have a dedicated PM on site. The Brandeis tries to pull you in by saying their apartments are "luxury", but when you see the inside of the building, the elevators that are failing or falling apart, you know it's just a cover. Lived there for many years, and ...finally got out. Beware of their 60-day notice, makes it hard to get out when you want to move. The change in management is ok, still not the best. They are slow to repairs, and when they repair something it's mediocre at best. Their painter sucks, you will have mismatched paint and streaks everywhere. You must supply your own light bulbs to have them changed out, no other apartment complex I have lived in ever made you supply your lightbulbs. The outside windows never get cleaned, they always had an excuse for that, there are pigeons and massive amounts of bird poop everywhere outside the windows, in the 17th Street parking garage, etc. You will usually find dead pigeons throughout the garage as well. Don't expect them to clean the garage either, there is trash, 100's of cigarette butts and graffiti throughout the garage and the stairwells. Also, some residents let their dogs use the 17th St parking garage as their lawn to do their business. Watch where you step, you might step in dog pee and poop. There is a chance your car will get broken into or you will come out to it being stolen or on blocks with your wheels gone. The trash chute smells up every floor. It's worse during the summer when it's hot outside. They need to do a lot of renovations to get it up to "luxury" living. They still have the fire alarm issue going on, that has never changed from the old reviews you will read. It will randomly go off in the middle of the night, or even on holidays which is pure joy. There is no property manager that lives on site, so a lot of the tenants get away with smoking weed in their apartments which sucks, they can’t do much. They do not have a dedicated security team, so crime has happened here, regardless of what they will tell you to your face and hide from you. All things they won't tell, this review will. I'd stay away, not worth living here and dealing with the nonsense. Glad I am finally moved out so I can post this review. Good luck if you choose here.Read MoreReview from Apartments.com
Management is the highlight!
December 14, 2023The team is great. Sarah, Russell, all of them. I've been renting from The Brandeis since April 2023. And the only reason why it's 4 stars, is because we have had a couple plumbing issues. BUT; they were FIXED in less than 36 hours of the issue starting up. The maintenance and concierge team are helpful and nice to have a conversation with. Location is good, heart of downtown, beautiful view of the Woodmen and FNBO Buildings, and I'm ALWAYS getting compliments on how nice the apartment looks. A ...lot of bars and restaurants downtown of course. The Old Market is a nice little walk too! About a block-ish walk to the ORBT Stop on Dodge, and other bus stops are just as close, if not CLOSER! We had a great experience
March 10, 2021My wife and I had a great 2-year experience at the Brandeis. You get really high ceilings, large bedrooms, and a big living space. Any issues that we had were responded to quickly by maintenance, and we never had any problems with management. It is also walking distance to some nice little areas downtown, and quite a few restaurants. You can enjoy the downtown life again once COVID is over.Review from Apartments.com

August 26, 2019Let's get a few things straight - this is not a "luxury" residence. Maybe 10 years ago when it was first renovated, but it's barely keeping up with the average Omaha apartment. The "amenities" are non-existent: the 'outdoor area' is a fenced-in portion of a parking lot (go look how sad it is), the grills are disgusting, the fitness center is more dated than a high school gym, and the 'concierge' service has such a high turnover that it's almost unreliable. The leasing agents are really nice and ...helpful, but the property manager is the opposite. Unwilling and/or unable to elevate building issues to the attention of the leasing company. If you have an issue, burden of proof is on the resident to provide evidence that there is a problem. How luxurious. The building/management has noticeably gone downhill in the past 8-10 months. Exactly why I moved. If you live here you can expect the following: -Regular Fire Alarms (not the best at 3 am, and definitely not fun when they're going off for 45 mins) -Broken Elevators (There are 3 in the building, 1-2 are broken at any time. Imagine walking down 10 flights of stairs with your dog at 6 am, or carrying your groceries up) -Want to park in the attached parking garage? Are you ready to have your car broken into? -Want to park in the underground parking garage? Are you ALSO ready to have your car broken into? (Yes, this really happened) Or are you ready for the garage door to be broken at least once a month? -Unreliable maintenance (Who knows what day they will show up and/or if they will fix the issue? How many temporary fixes can you live with? They definitely don't leave a note that they've been there.) -Infrequent/non-existent communication from the property management (They are willing to MASS TEXT the whole building about pet owner problems, but are unwilling to communicate the fact that elevators are broken or the inconvenient maintenance you planned your life around has been cancelled.) Save your money and check out one of the other dozen or so apartment complexes in downtown - some of them have real amenities. April 10, 20190/10 would recommend this apartment complex. The leasing agents provide you with false and misleading information- we were told if we wanted to end our lease early we could select a time frame (we said we would move out immediately if someone was interested) and they would post our apartment as vacant/available. After a month or two we followed up after noticing our apartment was NOT posted as available. We called and went down to talk to the property manager who then told us there’s no way of ...ending our lease without paying the remainder due for the year no matter what. That being said we unfortunately had to stay several more months. We got two animals shortly before inquiring about ending our lease and from that point on we had nothing but issues from the property manager and leasing agents. We were falsely accused of our dogs having accidents and injuring people in the hallways/garages and were left threatening letters on our door including fees and the letter stating we would be evicted if it happened again. After consulting with the property manager about the situation (she was extremely rude and constantly tried speaking over me) she admitted that nobody actually saw any of the incidents happen by our dogs- after further review and actually watching the cameras she realized it was one of their employees dog having the accidents. She didn’t call to apologize for falsely accusing us yet again but she sent us an email. Lastly, when we got our dogs we paid a $500 deposit to have them live there and we were also charged $80/month. We had minor carpet damage in one easily replaceable spot near a tiled area due to the pups and they are now trying to charge us $1000 to replace the entire apartments carpet. They claim that they can’t replace the small strip of carpet and when we called about the charge after receiving the letter they would not tell us where they’ve applied the $1220 we’ve paid for our dog fees but they did say “you’re lucky we didn’t charge you $7000”. (Mind you this is extremely cheap carpet that you could buy at any department store for less than $200 to cover the small apartment) It’s safe to say that this is NOT a pet friendly property even though they state otherwise, and they are all extremely unprofessional and rude and I would not recommend living here to anyone.Read MoreReview from Apartments.com

It's located in the "sweet spot" of downtown Omaha -- a few blocks from the Old Market and yet just outside the late-night commotion. The building's exterior is an architectural masterpiece: best in the city. The interior is extraordinarily nice as well. I would highly recommend to any prospective renter.Review from Apartments.com
Expensive part of downtown
December 14, 2015Lived here for 6 months and had to move because my wife and I couldn't afford it. It is a great part of town if you like going out on the town on a daily/weekly basis. Unfortunately I find that living in the suburbs is drastically cheaper than living in the heart of Omaha. I just didn't see that what I was getting was worth the extra $600 per month. If you like living in luxury, having a concierge walk your dog for you and having a movie theater to use at your disposal along with a party room to ...rent out, then this is the place for you. If you're like me and don't really take advantage of some of these things, then it wasn't worth the extra money. Don't get me wrong though, the office staff was great and very polite along with the maintenance and concierge personnel. My wife and I did have a problem with the place we lived in, we had a big window which means during the winter it didn't really do a good job of keeping the heat in which means that our heating costs had to go up. Plus, even though the heater was blasting, we still had to wear blankets and warm clothes in order to watch tv which was right by the window. Our kitchen was really small, maybe 8 sq. ft. of counter space total along with 20 sq. ft. of tile and it was adjacent to the living room, not having any wall between the kitchen and the living room. The master bedroom shared a wall with a door that had some foot traffic to the other tenants living on our floor. It wasn't that big of a deal until you wake up at 1 or 2 in the morning on a friday or saturday night because you're too busy sleeping and other people are getting in from their late night shenanigans. My wife and I will be sleeping and we hear a *SLAM* from the door and wakes us up. This would also happen while we are sleeping in on a Saturday and people are coming in and out at 7 am. July 30, 2015This place is the next best thing to living in a home....i hatebto rent ...but I sure do love this old historic building... I have a 3 bed..3 full bath...that is pure luxury at a great price...great amenities...concierge service is wonderful! They even walk my dog!
