    I had a terrible experience with Carlton of Fort Myers, both while living there and after moving out. Recently, several wedding gifts were mistakenly delivered to our old address. We haven't been moved out for long so typically I'm sure this happens that something may get delivered to and old address. After calling the management, they confirmed that the packages were there and that we could pick them up. I explained that we were having a destination wedding and wouldn’t be able to pick them up ...
    until after our trip. They assured us it would be fine, but when I went to collect the packages today after returning from our wedding and honeymoon, they magically disappeared. We literally have a voicemail from someone in their office confirming we have them. They claimed they sent them back to the sender, but I have not received any notifications from Amazon or any of our registry stores that they were returned. I shared this with them in person and showed them all of the proof I had and they said its on me that they got delivered there and they have no responsibility. They never called me to tell me they had my package or sent it back right away they chose to tell me they would hold them for us. They offered no solution and at this point I feel as though they may have just been taken by either the staff or a resident. When you return an item to sender you get the tracking information, I do not have any record of that. Typically I would not make a big deal but these are our wedding gifts that family members purchased for us. It's disgusting that the carlton told us they have them and now they are just gone?? This isn’t the first time Carlton’s management has been shady with packages. Over the 2 1/2 years we lived there, they often claimed not to have our deliveries, despite tracking information showing they were delivered to the front office. Only after we pushed back would the packages suddenly appear. It’s incredibly frustrating and unprofessional. Beyond the package issues, the living conditions were poor for the price. There’s absolutely no soundproofing, and you can hear everything—from neighbors using the bathroom to sneezing. It's not worth the high rent they charge. Save yourself the stress and look elsewhere!!!!

      Ms. Havert, We were disappointed to read your feedback regarding The Carlton of Fort Myers. We see that you were with us just shy of 3 years, having renewed your lease contract twice with us. After reviewing your history here with us, we did not discover any complaints or concerns during your almost 3 years with us. We certainly apologize and understand your frustration for the misdelivery of your packages by the USPS and Amazon delivery staff. However, our procedure is to return or refuse delivery of any packages delivered for previous residents or packages sent to the attention of anyone not listed as a resident in our apartment homes. With returning or refusing deliveries, neither the USPS nor Amazon will supply tracking information to us, as they are considered misdeliveries. Furthermore, as you moved out almost four months ago, we would not have any packages, misdelivered or otherwise as we simply do not have the ability to store packages for current or previous residents.     Some places may charge more and for good reason. you will get what you pay for. They are not taking care of the property. Grass is dead. Dog park... Yea, also a joke. We just moved in Feb 2024 and the ENTIRE office staff has already changed. The new management does not answer the phone or respond to maintenance requests, they just close them out and do/say nothing. We moved here b/c a coworker told me she had lived here and now we cannot wait to move. We also just discovered that not only will ...
    our rent go up at the end of the lease, but we will also lose the $250 monthly credit we are receiving. We can rent/buy a house for that rate! These are built of wood, not concrete block and walls are SUPER thin with no sound insulation or absorption. I can hear my neighbors above & below simply "living" in their apartment, closing doors, talking, playing a TV, shutting cabinets, walking, dropping the toilet seat and even being intimate, amongst other things. Also, the cigarette, weed & cooking odors are now wafting inside our unit. Also, the roaches from other units have made their way into our apartment as well. I am sure they will post some copy & paste reply of how they value their residents and care blah blah blah. words mean nothing if they are not followed up with action.

    The front desk has horrible communication, and they are horrific at record keeping. This place will waste your time, and they aren't afraid to jack up the rental rate by a ton. Save yourself the frustration and avoid them.

    Thought people ought to know something I just found out after speaking to the office staff this weekend. We stopped in to check this place out this past weekend and we were informed of the advertised move in credits (currently, $3000) we would have received at the time of lease signing ARE NOT offered on lease renewals. I was told that I could use the credit as a one lump sum reduction for a single month or spread it out through the term of the lease to reduce our total each month. Additionally, ...
    we were told that they do not offer credits to current tenants as this was only a new resident promotion. Which translates to the rent going up when the credits are lost at the end of the lease. I can’t believe they do not offer similar promotions to current tenants, which means we will just be screwed at the end of that lease. If I cannot afford the rent without the credits, then this is not a smart move. Even if the rent rate doesn’t go up, you will be paying more once your lease is up, losing the credits. These large corporate landlords should have caps on how much they can raise rents on current tenants. Also, I stopped and spoke to a resident who confirmed her rent has gone up every year since 2022 (1st year: $390, 2nd year: $310 & 3rd year: $262) and she is going to be moving because the place isn’t worth what they’re charging. Those are big increases that are hard for most to afford and still make ends meet. We will not be moving here.

    Also, as a 3rd year resident here and a renter by choice, we agree wholeheartedly with the two other reviews stating pretty much what we would say. This place does not appear to reflect the Mahaffey Apartment Company’s management style. The rate increases, deteriorating conditions of amenities and landscaping along with just a different vibe here have sadly made this our final year here. Cigarette butts & mulch constantly all over the sidewalks-the grounds crew used to clean it up weekly, and ...
    after every rain. No longer doing this. We have only seen a lawn care crew here once in over 9 weeks now. The breezeways are filthy. They used to power wash every 6-8 weeks. Now, black stains all over and big chunks out of building walls, roof overhangs are very dirty, stains all up and down the floors. Just gross. All the lighting on the trees and such were beautifully lit when we initially moved in. Now, the accent lighting around the property & post lights around pond just stay on all day & night. One by one, they’re burning out and not working or are covered in mulch. It’s unfortunate to see the decline in the community aesthetics here and stuff as simple as cleaning up grounds is now overlooked. This complex is not aging well and with constant turnover in property staff, no one stays long enough to care for or see any maintenance requests to completion. Heck, more times than not, they just close the request and do nothing. The valet trash is not helpful because the property has a big recycling bin but the valet trash crew who used to take trash and recycling, now only takes trash. The other reviewers are right, there are better values out there regarding price, space, amenities & upkeep. It’s sad that after 2+ years, we must change our review to not recommended. With the start of Spring, we are fortunate to now have landscaping service completed on a weekly basis. With this weekly service, our landscapers will focus on improved aesthetics, weed control, irrigation functionality, and areas around the community where additional plant material may be needed. With our recently completed maintenance team, April will also see a return to our building power wash schedule, completing 3 to 4 buildings weekly so that each building is typically addressed every six weeks. With our maintenance staff in place, we will also continue with our exterior lighting inspections which are typically completed monthly so that we may address any lighting issues around the community in a timely manner. The pond constantly smells foul, the dog waste stations are left overflowing with dog waste (which leads to a terrible smell), any type of weed that can grow out of grass is growing out of the grass here. There is also a cane toad issue here which are highly toxic to dogs. The pictures of the dog park should be updated because they are completely misleading. Noisy, tears clothing and just junk! Never any parking. Loud neighbors. Pond smells horrible and blows on you if you’re on your not screened lanai. The self slamming doors are CONSTANT and super annoying. Building breezeways are always dirty from folks trash or bugs. Weeds and washed out mulch everywhere. Really liked when we first moved in. Price was creeping into the high range but now, it’s ridiculous! We can rent a 4bed 3ba 2 car garage single family home with granite, upgraded appliances, screen lanai and ceramic flooring for LESS than here. Plus, all the other rentals around here have reduced the rental rate and are ALSO offering concessions. Do yourself a favor: shop around. This place is not a value!

    This is a terrible place to live. First, let's start with the spiders everywhere, all the time. They come and powerwash, which creates a puddle in your entryway, but the spiders come right back. Next, the cess pool in the middle of the property smells and unless there's an actual hurricane, they never turn off the squirting machine in the middle. So on windy days, which is most of the time, if you walk anywhere close to it, prepare to receive a shower from that nasty water. Let's talk about the ...
    gates, which are nothing but a nuisance. They don't keep anyone out, they are slow and the key fobs/clickers don't work well. There is valet trash service, which ordinarily I would see as a positive, except many residents put out trash on days the service doesn't come. This often results in trash sitting out all weekend long. If you pay the extra exorbitant fee for the garage, expect to blocked in or out on a regular basis. Package room is way too small for the amount of deliveries. Carriers more often than not just dump all the packages and you have to search through a ton to find yours, if you can find it. They raise the rent $200-300 per year, despite telling me when I moved in that it would be about 5%. Doors slamming all the time, but that's to be expected when you install self-slamming doors. The sinks are tiny. Did they really expect an entire community of 12 year olds? Why can't we have normal, adult size sinks? Shower has 2 tiny little ledges for your items and the rim isn't high enough so expect puddles of water on the floor. Blinds have no cord or lever to go up and down, you have to push or pull them, which is weird and annoying. Windows don't slide very well, once you get past all the locks. Appliances are dirt cheap. I have had clothes ruined in the washer. Don't expect to keep anything in the freezer too long without it getting freezer burnt. Food also spoils but if you turn the temp colder, it freezes in the refrigerator. The only good thing I can is the units are large.

    There is no monitoring of permit(sticker) parking. Lots are packed. Be prepared to walk 50-100 yards to your apartment if you work late or are home after 7pm(pray for no rain). Management does nothing to help and will likely delete this comment.

    All staff is wonderful, Rachel & Luisa are constantly communicating to the residents. I just wish everyone would listen - but sometimes you cant control your neighbors. Maintenance, Bevan and Jose are friendly and quick. Cant wait to renew our lease.

    Great Value for the price. Larger apartments than all the others in the area, at a lower competitive price. I lived in a 2 bedroom apartment, that is the same size as my 1 bedroom here- so spacious!
