Terrible place and management
June 28, 2024Prices: The web price might looks fair for the area, but ask them about the FEES and utilities: water, sewer, storm water, sewer base, the list is endless. And keep in mind this is not including other utilities that you have to pay on your own (internet, electricity, etc.) So just take whatever the price they told you, plus ~200-300/person to get total monthly amount. At that point, it's just not worth the price. Old units: My roommate actually stayed in this apartment for 1 year before I moved ...in. She stayed in 1B1B, and luckily got a new unit, so there was no problem. But when I moved in and we changed to a 2B2B, we were out of luck. The AC was old, takes forever to heat up or cool down. Our electricity bill rocketed. Called maintenance, the only thing they could do is to change the filter which is very little help. The main AC is in one bathroom which is inside of one of the bedroom so the other bedroom don't get much of the AC. Not very smart design. Didn't get a nice and clean unit at first place. Hair was everywhere, broken curtain blind, fan string, etc. WATER PIPE LEAKED!! which triggered the smoke alarm, and by that, ruined our entire weekend. WALLS ARE EXTREMELY THIN. I understand that if we choose to stay in an apartment, we have to get used to loud neighbors, unfortunately. I've stayed in apartments before and I was totally ok with that, but this is a whole new level, you can even hear when the upstairs people open the faucet to take a shower.Read MoreReview from Apartments.com
Poorly managed property... suggest almost anywhere else.
April 29, 2024Unfortunately this location is mismanaged and the staff that works the office changes every couple of months. We had about 3-4 different property managers and front desk ladies working there. With the quality degrading each time. The kind of people that talk down to you and treat you like you're beneath them. They try to charge you any surcharge possible with to create more revenue for corporate and have little to no empathy. When you ask questions or request work orders for any damage or ...problems, you are given vague answers or always referred to filling something out online and not given any personal service. The only time they give you personal service is when they try to hook you in to signing a lease. October 21, 2022Don't worry yourself too much over the bad, this is a great place to live. There are new ladies in the office who are super attentive and communicate a lot, maintenance handles issues well, and the grounds and community are well-kept. If I ever have any issues, I know that I can trust the office to take care of me. We will be renewing our lease here!Review from Apartments.com

July 21, 2022I don’t usually leave reviews, but I often find them helpful when looking for a place to live. I am leaving this review to discourage anyone from living at this complex. If you’re looking for a quick summary, here are the high points: * Crime in the complex * Scarce parking * Poor insulation * Broken items in apartment and complex * Broken/trashed amenities * Poor customer service in leasing office * Required to have carpets professionally cleaned upon move out Aside from being small and ...overpriced, these apartments are poorly insulated. Our apartment was very hard to cool, and we frequently heard our neighbors loudly moving around below us (we were on the third floor). Upon move in, several things within our apartment were broken and/or not working. The gates to the complex are rarely closed, and on multiple occasions we experienced safety issues. There was blood on my car door handle one morning, a double homicide the month we moved out AND I was aggressively approached by a man who demanded $100 from me one evening and was actively attempting to break into cars/windows. (A friend who works for FWPD later confirmed that the man lives in the complex, so the crime isn’t just coming from outside.) Upon move out, the leasing office staff told us we needed to have our carpets professionally cleaned. This was not stated in any of the lease documents (recommended, not required), and I have never lived anywhere that puts that cost on the tenant (this may be common among lower-end apartments such as these, though). We cleaned the carpets ourselves and left the apartment far cleaner than we found it. I had heard that most people in this complex do not get their deposit back, and the same was true for us. We did not receive any of our deposit back, and were billed $99.97 upon final move out. I did a lot of research and thought this was a decent place to live, but this complex has declined severely in the last year. I could probably let a lot of these things go, but if I had known about the crime, lack of parking and lack of professionalism in the office I wouldn’t have moved here. May 13, 2021HORRRIBLE EXPERIENCE! Don’t ignore the reviews they are written to let others know how negligent and obnoxious this complex is. If you care about your health DONT MOVE HERE. Hired own mold inspection company to show management and they DONT CARE. They simply painted over it. Of course they took my March and April payment even though we haven’t lived there since February. I HATE IT HERE!!!
March 30, 2021Question: how does one rate ABSOLUTE TRASH Is there a numerical value for this This is the kindest way to describe not only the condition of my apartment, the place they want you to call HOME, but ALSO, the behavior of the staff. I love how they’re so kind and courteous to get you in the door so that they can get your money and fill the apartments, but the moment you ACTUALLY have an issue, you receive disrespect and an unwillingness to help. I’m no expert by any means, but according to my math, ...if you want to get people to actually CONTINUE to stay at your apartments, how about let’s try that thing called decent customer service To all the ones considering living here, here’s a suggestion: don’t. Oh, and here is the best part: if your apartment floods and is unlivable, and has no ceiling or flooring, keep in mind - rent is still due on the 1st in full! ZERO STARS SHOULD BE AN OPTION!

I cannot express just how utterly disgusted and disappointed I am by my experience here and by the behavior of the management team. I have been a long-standing resident and the staff has been nothing other than uncaring and unkind. They’re more than happy to get you in the door, but BUYER BEWARE: once you’re actually in there, they treat you as if you’re nothing. I would rather move to a community that is less nice with far ...better customer service than to tolerate the shenanigans of this management team. It's fine, but...
March 1, 2021The Good: Convenient to the freeway, the river trail, grocery, etc. The grounds are clean. Ish. The fitness center is pretty good, for an apartment. It's fairly inexpensive for the area (or it was when we moved in.) The not-so-Good: The windows are cheap, winters are COLD, and summers are HOT. We finally sealed off the bedroom doors with towels, closed the bedroom vents and moved the beds into the living room--it's the only room that would hold heat--trying to heat the bedrooms was an ...expensive waste of time. For summer, we hang 2 layers of curtains, with foil blankets between layers (there's a foil addendum in your lease; you're not allowed to put foil in your windows, and anything facing out has to be white). It helped keep the heat down, but it gets so dark in the winter, we didn't want to keep the windows covered all the time like that. So we gave up and moved into the living room for the winters. We were in a 2x2, and the kitchen was really tight--if you do a lot of cooking and meal prep, you're going to feel it. Parking. Unless you pay extra for a reserved spot or a garage, you're probably going to have to park outside the property. Not the end of the world, but to pay that much for a gated property and not be able to park inside the gates... It's across the river from the train yard, you hear their squealing breaks and wheels AT ALL HOURS. After the first year, we got used to it, but WOW that was a tough adjustment. When we toured, I thought it was the automatic gate making noise--"They'll fix that," I thought. Nope, turns out it was the trains. Nothing anybody can do about that. Maybe if you were in a building on the south side of the property, you wouldn't hear it-- but if you're near the north end, you'll probably hear the train yard. The Office; it took a long time to get our lease approved, a long time to get it renewed, a long time for move-out approval. Limited hours, high turn-over—Again, I feel like that's pretty standard for a place like this. Not impressed, but it wasn't awful, either. We eventually got everything taken care of, it's just not very efficient. worst parking ever - do not live here unless you want to pay extra
February 1, 2021The management is ok, nothing above what you’d expect expected service would be. Maintenance is good. This complex has the WORST parking availability I’ve experienced. First, the ratio of paid covered parking and free parking is way off - it’s as if they want you to pay for a spot, squeeze as much money out of you as they can. Then a few months in, they changed it so that guests can only park in certain spots, which reduced the free parking even more. Now, you’d be lucky to find a parking spot ...remotely close to your apartment, if any at all. You’re forced to park outside on the street or in the parking lot by the office. Management said that it’s so there are more spots for residents, but the root of the issue is there are too many covered spots, that sit empty. Nickle and Dime
August 26, 2020Management changed while I was living here and things went downhill. The leasing office hours immediately decreased, making it hard to even access management without taking time away from my own job. They rarely ever answer their phones and are slow to respond to emails. They came in and implemented restricted hours for the amenities, yet they increased amenity fees when resigned my lease under the Busboom group. I just recently moved out and they slipped a $55 fee for carpet cleaning in between ...my final utility fees in my last statement. I left my apartment spotless, so I requested photo documentation to support their charges and requested I see my initial move-in condition form to ensure they where comparing move-out condition properly. They admitted they did not have my original move-in condition form, so they had no basis for charging me. They also didn't have photo documentation of the stains they charging me for. If you want to get nickel and dimed, they'll be happy here. If you're looking for a great place to rent in the same area, I highly recommend Marquis at Stonegate.
