March 14, 2025Ever since new management took over there seems to be a change on couple of things around the property but still a lot of littering going on, also Vale staff does a horrible job at picking up trash and dragging it around the stair ways staining the floors in the hall. Only good thing I can say is that there hasn’t been anything crazy going on or noisy neighbors outside. Overall it’s ok for what you pay for here in west Houston.Property Manager Responded

March 13, 2025The appliances should be stainless steel, considering these are fairly new and the property could be a little more cleaner. If we’re having to pay rent through an app there shouldn’t be an extra $10 added on just to pay, that’s like penalizing us because the office doesn’t accept money orders.Property Manager Responded

March 12, 2025I have been experiencing ongoing issues at this apartment complex that need urgent attention. The front and back gates are constantly broken, which raises security concerns for residents and myself. It remains unprepared for extended periods, making it easy for unauthorized individuals to enter. Additionally, there is a persistent issue with tenants smoking marijuana, and the odor seeps into my apartment. This is especially frustrating for those who do not wish to be exposed to the smell in their ...home. January 5, 2025Upon moving in, there were finishes of the apartment that weren’t complete to make it fully move in ready. We have an open gauged hole at the bottom of our kitchen cabinets, scratches on our linen pantry in the master bedroom, and it took us over 2 weeks to get our clickers for the gates just for them not to work. We constantly keep reminding the front office just to get a run around. Also the neighbors above us sound like they are bowling by how loud they are above us. November 24, 2024Overall the experience has been a hit and miss because it could be a great place to live in but it lacks security due to the things that have happened on the property also some of the tenants are really loud and inconsiderate of others. And there seems to be a big littering problem on the property too. Wish our stair ways were pressured wash to which there isn’t stains of the trash picked up by vale. September 26, 2024I have some mixed feelings about the property. I was told this was a gated community and it’s fairly safe. Just for people to be able to come in who don’t live here and they’re stealing tires. I don’t enjoy that the pool area will be dirty because people throw parties and leave it a mess. I pay rent here and I’m not sure why a lot of nights there’s no where for me to park. I don’t like that at all. While I enjoy my apartment I do think the walls are very thin. I hate being able to hear everything ...next door. There are some cosmetic issues within my unit and I was told they wouldn’t be fixed or replaced until they were essentially 100% broken. I can appreciate how fast my maintenance requests are handled. I’m still adjusting but I do think for these to be considered luxury apartments, some work needs to be done overall to the units.Property Manager Responded

September 24, 2024The gates on the property are often broken! And the repairs are not quick enough. Days go by before they are fixed. Anyone can access the property when the gates are broken or not working. The main entry access is in an awkward area, The business next door has cars or trucks that are in the way of getting near the gate key pad. It would be nice if the key fob would work when you point towards the box at any angle. In order to open the gate you must pull around near the adjacent building which ...is the mechanic shop and the amount of cars, trucks that are near the gate code box makes it difficult to access. Recently there was thief and there no emails to notify the tenants until days later! It would be nice to be notified sooner so we can stay aware of any current or past crime that is happening or has happened.Property Manager Responded
