Loved it
April 30, 2022My husband and I have lived at the Wynwood for about a year and a half and have loved it. If you are attending law school, I highly recommend it because it is a short, beautiful walk to campus. It is also super convenient and right across the street from some great restaurants, nail salon, and barber shop. A Publix will also be finished across the street soon. We loved the location. In addition, the apartment was nice. Although we had some issues around the apartment, the maintenance people are ...amazing and fast to respond. They took good care of us. The amenities at the Wynwood are also awesome. We loved the backyard grill firepit area as well as the gym and pool. With two ponds, the scenery is also beautiful and peaceful. Decaying Property, Unhelpful Management
March 19, 2019The property was built in the early 60’s and it is clearly showing it’s age. Mold in the ceilings, old fixtures/appliances (the toilet in my apartment was place in 1963. We’ve had multiple problems with wasps, and on one occasion, a bat, appearing inside the apartment with no solution offered by management outside of basic pest control. Walking around on an upper floor sounds is loud enough to disrupt conversation on the floor below. The community washers/dryers are consistently broken with no ...indication from management that they have any plans to fix them. The new management is trying to make the property more appealing but it’s putting a coat of (ugly) paint over a property that should be leveled and rebuilt. Management changes....
January 29, 2019I took over a sweet lease while this complex was known as Hawaiian Village. I loved the location and the pool. No real need for too many frills. I had an upstairs 2 bedroom unit, which was perfect for me as a single Dad. The rent was reasonable. Then when the complex was purchased, my rent went up by only $40, which I kind of expected. Then when the renewal came in under the next management group, it was going to be a much larger hike with no changes to my living space. Granted, a tiny gym was ...added, however the laundry facilities were to be desired and again, no renovations were done on my apartment to entice me to stay at the much higher rate. I offered to move out early so that they could renovate before the influx of students happened. They declined, which was unfortunate as I thought it would have been mutually beneficial. They could have renovated in a few weeks and collected 50% more rent for the remainder of my lease and beyond... In closing, if you like the location and are okay with a superficially renovated unit at an exorbitant rate, this might be for you... Living in a Construction Zone
August 6, 2018I have been living here since February of 2018 and initially it was ok for the price I was paying. The floors in my apartment are incredibly uneven underneath the fake "wooden" flooring. It feels like they applied the flooring over rocks in some places. There are other aspects of the physical building itself that definitely let you know these apartments were built in 1968 and have been cheaply renovated over the years to improve their aesthetic appeal. I didn't know what I was getting into ...because I was not allowed to tour my unit before signing the lease. However these were all things that I could live with. The final straw has come over the past month and a half. There are eight units in my building and at least half of them have been under renovation for the past seven weeks and counting. There was no notice given that I was about to be living in a construction zone and no indication of how long it would continue. There have been workers in the apartment above me banging around and replacing floors from 8AM until 8 or 9 PM nearly every day with no end in sight. When I placed a complaint with the management, they basically told me there is nothing they can do and to suck it up. I am stuck here for another six months, but after the way this has been handled I certainly will not be renewing my lease.Read MoreReview from Apartments.com
Bad.
July 26, 2018Management doesn't care about anyone on the property. If you live here, it is safe to say that you will not be notified of construction or renovation. The staff will give no regard to how loud they are on the premises, even for sleeping infants. Initially, the rent was very reasonable in the complex, but now the prices are skyrocketing due to conversion to per-room rental. THIS COMPLEX IS NOT WORTH THE TIME OR THE MONEY. Not Worth It
June 11, 2018I have lived in this complex since mid 2015. It's been mostly good. Nice location, pretty quiet, kept clean, decent rent, etc. Since I have lived here, there have been 3 changes in management, which to me, seems ridiculous. I signed on with the original owners when it was Hawaiian Village, then new management made it Weston Square in 2017, made lots of improvements and changes and raised rent marginally. Then in March of this year (2018), it changed once more to the people at L3 Campus ...Properties/Gator Properties LLC. Honestly, there isn't much they can improve on other than finishing renovations to the remaining units. I will say, you can get much better for your money, hence why I chose not to renew my lease. It was worth what I paid with the last management, but L3/Gator Properties hiked rent an exorbitant amount. You can get a nicer place closer to campus or a place roughly the same distance for cheaper, just do your research. I think the the thing that is the worst about the management change though is the complete disregard for the families and older residents who have lived there for years. They are essentially being forced out due to the rent hike. This used to be a quiet, pleasant complex that was a home to grad students, families with young children, young professionals and older working adults, but the new management clearly has a vision to make Weston a student living complex. If that's what you're seeking and your parents are paying your rent (which is obviously the clientele they're looking for) this is your place. Poor Management and Customer NO Service
August 1, 2017Below are the issues that I have come across with Management:: 1. The pool was closed for almost a year. We did not get a time frame for the pool and everything looked ready but the pool was not open until June! There is no trash bag for the pool. 2.Little notice of maintenance --- the outside of the building was painted without our knowledge. The door mats were not moved and mine was covered in paint. It took them close to six months before a painter came back to finish painting the stair ...well. There were also days when water for the whole complex would be turned off for the majority of the day. 3.Laundry Rooms --- The credit card machine for the laundry room has crapped out several times. When I brought this up to management, they did not seem concerned until others finally started to complain. It took two weeks before it was fixed. The second time the machine went down it was almost four weeks before it was finally replaced. Management said it's not their responsibility the laundry machines and we need to contact the laundry company. While management left a note on the wall saying, any complaints with the washers, dryers, or card refill machine needs to be taken up with the laundry company. 4.The Gym -- The television for the gym has never worked! Always shows no signal, speaking with management seems to have done nothing because there is no notification of the tv being worked on. I will give them credit for how the gym is set up and the equipment. 5. Other management Complaints -- I have called management because people renovating the apartments next to me started to work before 8:00am. I was under the impression the work hours are same as the business hours but I was wrong. Bringing this up to management did nothing. sorry we apologize for the inconvenience, this is there go to catch phrase. I will agree with the others the you are not allowed to have anything outside the patio is a little excessive! They provided no alternatives for the things outside or for bicycles. The threatened to "remove" the bicycles and other things on the patio if they were not removed by the tenants. With all the other issues, they tried to make the patios a big deal. In general I get the feeling when I go the office, they are not really listening to me but are more annoyed because I came in with a concern or maintenance request.Read MoreReview from Apartments.com

July 11, 2017I haven't been able to get some rest since I lived here. Amost every morning, like 8 am or even earlier, they mow the lawn with the most noisy machine that can exist in this planet. And when they are not cutting the lawn they are using their anoying deafening blowper or whatever other noisy machine. That is the routine of living in this place. So, make sure to buy some ear plugs with the hisghest decibles reduction if you wanna rest during the morning.Review from Apartments.com

New management has ruined this place
January 11, 2017I have lived here for over 6 years now when the place was Hawaiian Village. Not a bad place, but no bells and whistles and cheap rent - just what I needed since I work long hours and don't have time to utilize things like a gym or tanning bed. However new management, which came with the new complex name, have no concern for the residents. They've been more adding tons of non-native gardening to the place which is over the top, tacky and already dying in areas because it's not meant for this ...climate. Not to mention ridiculous yard ornaments that belong outside a circus tent. Additionally they have moved all the conveniently placed dumpsters to the very back of the complex, which are always full because there's half the amount that used to be around the complex. Finally just received a notice on the door that says nothing can be on the patio....So now I have patio furniture crammed in my living room. Cannot wait til my lease ends.
