This place is a money pit
July 12, 2024There are a ton of fees on top of your rent. There are strange stains on my carpet that maintenance said not to worry about. The gate is broken more often than not. The parking is horrible and they're very hostile to guests or gatherings. Honestly don't move here unless you have money to burn, and if you have money to burn, you can probably find somewhere more interesting. Poor Quality of living for High Price!
July 3, 2024Please read in its entirety. I've had an extremely disappointing experience living at The Victory at Summerhill. For over three months, the only elevator in the building was broken, causing significant pain to my already bad knee as I had to use the stairs every day. This not only affected my physical health but also resulted in extreme costs for moving fees since the moving company had to navigate the stairs. Despite paying rent that supposedly funds property upkeep, the elevator remained ...unusable for an extended period. The property grounds are consistently dirty, the security doors are broken all around the property, the driveway gate doesn’t work 100 percent of the time, and there is no keypad to use to get your car safely inside the property if you don’t have or have misplaced your key fob, making it feel completely unsafe and uncomfortable. The unit itself is poorly constructed with low-quality carpet, laminate flooring, metal carpet transition strips, finishes, and granite. ZRS does not keep up with this property, and parking is atrocious. Tenants are forced to park on the street or a block over to avoid getting booted. I was booted on my move-in day, costing me $75 to remove the boot. My roommate was booted twice, and even bought a new car only to be booted the same day of purchase. There are more reserved parking spaces than open spaces for tenants and absolutely no free parking for guests. The supposed three hours free for guests still requires registration and payment of a service/convenience fee via the ParkMobile app. Security is non-existent on the property. A car with flashing lights sits inside the gate, but no one is walking or patrolling. The rent and over $200 in additional fees do not at all match the quality of life here. I give this property a negative review with 100% accuracy. This property has cost me more in living expenses than any other place I've lived before. My experience
May 14, 2024I have that the pleasure of living here in the Victory, I have built a great relationship with the leasing agents, apartment life and maintenance, heck I’m even cool with Ms. Yolanda. I moved in with the previous leasing team who were decent I couldn’t complain I only lived here two months and then they left but I spent the last few months with Mrs. Shawn, Gina-Marie and the new addition to the team Aris. They’re super helpful, I have nothing negative to say about them at all. I stop by dang near ...every day to say hello, and end up staying 1-2 hours. The community events are amazing, we did numerous of things with tons of experience including Flower Decoration class, the Leasing Agents Supply Breakfast, supplied a tasty breakfast the other day and one day it was even a food truck. I will say as much as people “complain” and sweat the small stuff, not everything is all on leasing but because they’re in charge they get the short end of the stick. I appreciate all of Aris hard work, any issue I may have I can call her and get it squared away same day. She takes her job very seriously and is very personable as well. Ms. Gina has the greatest spirit ever and we have deep 1-1 conversations about life, and how important it is to build relationships and network it’s amazing how inspirational she is. She goes over and beyond in her job and lastly Ms. Shawn is amazing, hands down at one point with previous management i wanted to leave due to pest but she asked me to give her an opportunity to fix my problem, my problem was fixed, i trusted her and she delivered. What she say she will do she does it. Ms. Shawn has an amazing team and I see big things with this company. This my 2nd lease term here and i plan to stay longer. Thank you Anthony and the maintenance team such great work, they’re quick and efficient. Which is great with a maintenance team. I trust them to get the job done always.Property Manager Responded

Not Worth It
February 19, 2024This place charges you for parking, guests, and mail. Their gate frequently breaks down. And their fire alarms are glitchy and randomly go off at 7AM. I have to believe there are better places for you to live, please consider looking elsewhere.Property Manager Responded

Feels Unsafe
December 18, 2023The apartments them self are really clean and amazing, the amenities are adequate. Parking is always a big issue for yourself and especially your guests. Seems like the complex has a lot of running AIRBNB’s which makes the parking situation make sense. Problem comes with safety. In my short time here two cars have been broken into including mine which was stolen as well. The gates barely work usually they are WIDE open or there is a gap that anyone can walk into the property. With paid parking ...fees this shouldn’t be the case.Property Manager Responded

I’m in Love… REAL BAD
November 11, 2022Literally "A great place to call "home". The entire staff especially Timberly G. always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. I love the convenience of the elevator and living in the HEART of ATL. . ANYWHERE BUT HERE EVEN UNDER I20
October 17, 2022If you want to walk through bullet casings, blood, and trash this is the place for you. The police are here almost daily. The leasing office fails to communicate when life threatening situations happen in the exact building that you live in. They literally fail to care, clean or take responsibility for their lack of due diligence. Your safety is not their responsibility or guaranteed. If it’s not about money this complex or its management team doesn’t want to hear it. Tenants shouldn’t be ...expected to continue to live in unsafe conditions. DONT MOVE HERE
July 5, 2022Victory At Summerhill might be one of the worse apartments i’ve EVER rented and moved in. Everything was great in the beginning as we had 2 management changes and the management under Chelsea (the person arguing people in reviews) . FIRST off the PARKING situation is ridiculous if I could sue I would it should be criminal to charge all this rent money and they make almost every spot ALL RESERVED, mind you ONLY a select few pay an extra $50 when they already have a parking fee in place m don’t ...care because they always have somewhere to park, and don’t get me started on the almost 6 future resident spaces and 15-30 min parking spaces for god knows what behind our gates if they were smart they’d keep them OUTSIDE the gate... SECOND issue once again pertaining to management is the leasing office inability to answers the phones. We have had shootings (in building 3000), car break ins, and even property damage (water damage, boot man sticking paper on your window without protection) and they won’t even answer the phones. THIRD parking gates and call boxes are subject to work when they feel like “calling someone out”. PLEASE LET ME CANCEL MY LEASE LORD! I won’t pay this apartment another dime of my own money. I am thankful for having such a horrible renting experience with an apartment complex to show me what unprofessional management is. This place is MONEY HUNGRY. DON’T bother responding to me my lease is up in November and YES I WOULD GIVE NO STARS IF I COULD. Poor people working with Chelsea when we call they say she has the final say.
