December 9, 2024a great place to rent if you want to waste your money. Property management team will NOT have your apartment cleaned OR painted between tenants. And even then Good Luck Emailing them or Calling them, as they wont answer your calls during what would be normal business hours, in addition to not responding to your emails till about two weeks after you sent it, so godforbid you have an issue only they can address. They will NOT fix the sliding glass door that will not close, costing you money in ...heating and cooling. you WILL be waiting up to a week after putting in any maintenance request to have it even addressed. They will however sign you a lease for a specific style of unit then completely change what unit you are moving into. Your oven unit may be defective, and as opposed to diagnosing or replacing the unit, they will reset whatever code it throws up and have that be that. The painted finishing on your tub and bathroom sink, yes, "painted finish" has a high likelyhood of coming off immediately, that is, if it isnt already disintegrated when you move in. All of this is apparently admissible to not fix or address because they just "wont fault you for paint or scratches when you move out". Definitely a last resort apartment, don't make the same mistake i did and shop around before settling for the Viera at Whitemarsh, at least until they get their act together because, yikes.Property Manager Responded

Great Place to Live
March 2, 2024I have lived at the Viera for a year and a half and management, and maintenance personal are excellent. It's a great location if you like the beach or need to be downtown within 20 minutes. Everything you need is located on the islands, grocery stores, doctors & dentist, restaurants, Vet, cleaners, etc. I plan to stay here another couple of years before retiring.Review from Apartments.com

January 30, 2023Very attentive and friendly office staff. My maintenance requests were always completely immediately. Loved the amenities and the events they had. REALLY loved my fireplace during the cold months and the huge patio during the warm months. And so close to the beach! I wish I didn't have to move but had to move due to my job. Property Management team SUCKS
October 24, 2019I just want to start by saying I am not one to leave reviews. I am a pretty easy going person, and it takes a lot for me to get angry and a lot more for me to STAY angry. We went to view the Apartment almost 2 months before move in. They stated that they had a specific apartment for us, and that it would be the one that we would move into. they stated it had just been remodeled and it would be like living in a brand new place. We were super excited and went ahead and put the deposit down that ...day with the property manager on site, Veronica. I had to call Veronica at least on three Maybe even four different occasions leading up to move date to even get her to send me the lease!! She FINALLY sent it to me about a week before move in, and I signed it. It was very stressful waiting on someone to send me a lease when I put a deposit down 50 days before!! Fast forward to move in day. We arrive at the apartment to start moving in, and there were workers INSIDE OUR APARTMENT doing numerous things. Our washer and dryer unit had not arrived, our refrigerator was MIA, Half the granite back splash was MISSING, AND the a/c unit was non existent. Now this is on MOVE IN DAY!! We called in the “property manager” (if you can call him that), Terelle. And I tell him this is unacceptable and I can’t believe what I am seeing. I tell him to get everything fixed and we will be back the following day to move in because obviously they weren’t ready for us. Thank god we overlapped our leases and could go back to our old apartment because we literally would have had nowhere to sleep! We came back the next day to move in and surprise surprise, nothing was ready! We start moving in anyways, but there were still so many issues. I spent the next 15-20 days fighting with the office to fix our apartment to get it functional. We found subleasers and moved out after 5 months because I literally hated living on this property. So many other things happened, but I just don’t have the energy to articulate it. I would NEVER recommended The Viera or ARCAN PROPERTIES to anyone. Poorly managed
July 11, 2019Management has little to no communication before changes On site manager changes often leading no just terrible consistency on how it’s run Roaches were a problem .. maintenance was apathetic at best Not quiet at all Dates unit Leak under sink Multiple electrical issues Poor execution of building cleaning Ruined outdoor outlets and flooded windows when power washed Called office maintenance pretty much said eh no damage tho .. just let it dry .. on the carpet CBinets fell apartment ...randomly and often Just disjointed And maintenance fee applied to rent .. Live somewhere else!
November 2, 2018It's unfortunate you have to give any stars to write a review. Aside from Viera having to edit my lease twice because they kept screwing up the terms, they still had me sign an incorrect contract that ended up working in my favor. Response to maintenance issues is incredibly slow. They have NEVER showed up when they said they would. My AC was out 3 days before anyone bothered to fix it and they actually got an attitude with me for wanting to know when the issue would be resolved. My door ...doesn't close properly, so I have to lift it into place to lock it. The subfloor throughout the apartment is in such poor condition you can feel the soft spots, swells and the floor give through the carpet and vinyl flooring. I'm fairly certain the washer and dryer will fall through the floor before I can move out. They were coming to see/fix flooring 3 months ago...nothing. Once I submitted my notice to vacate early, suddenly they wanted to come by and make it right. There was no notice that all payments would have to be paid electronically until rent was due. There's a fee to pay online AND the lease clearly states you have the option to pay rent via check. I have reported this to corporate and they are still only allowing electronic payments. So, breach of contract, horrible service, dumpy, poorly maintained property, totally incompetent office personnel and corporate (Arcan Capitol) doesn't even stand behind their brand...moving here would be a terrible mistake. Rude and inconsiderate
April 13, 2016I have lived at Viera at Whitemarsh for about 18 months now. The apartments are small and in poor condition for the amount of rent as compared to the competition in the same area. Their resident facilities are also poor of quality. Their management staff is rude and exudes a defensive attitude when approached with grievances. The apartment stopped allowing the postal service to leave the packages with the staff so now mail sits on your porch for anyone to see or take. Our water has been shut off ...for maintenance for an entire day. The maintenance went two hours pass the expected deadline and when the water did come back on it was brown and polluted. The property manager stated she did the best to keep everyone informed, but left hours before maintenance was completed; thus, residents were left without information regarding when the water would come back on. I have an infant who is bottle feed and had no running water to clean bottles or fill them. A notice was left stating the water would be shut off again and when I approached the property manager regarding compensation for interruption of service she became defensive and rude and after explaining we had an infant and my spouse who needs water to drink, clean, and cook, she and her coworker laugh at our plight to my face. No option was offered to provide bottled water for affected residents or to offset cost of rent for the month of utility interruption; however, I am sure they will still expect the full amount of the rent, on time, on the first of the month. As for the good, the apartment complex is close to Tybee Island and Downtown Savannah. The rent is about $100 cheaper than some of the nicer competitors in the area; however, with some you can get a garage or storage on site for additional cost. Neighbors are friendly and they accept pets, they even have a pet park around the rear of the complex. The apartments are going through remodeling, but the construction noise during the day adds to the inconvenience by disturbing our infant's rest cycle. Construction also muddies the area causing you to track excess dirt into your apartment. Again, no offer is made to reduce rent, or make other accommodations for the inconvenience other than their apology. Not a good place to rent
November 29, 2015Do not rent here if you have another option. I've always been easy going and low maintenance, and I've never complained about a single thing in my ten years of renting until I got to Viera. Our apartment was not cleaned or serviced prior to moving in. Our move in was delayed for four hours, while we waited with the moving truck in July. The number of things broken, warped, stained, or in various states of disrepair was astounding. Nonetheless, we figured it was livable, made the list of ...repairs and expected some things would be fixed; but four months later almost nothing has been done. There is a notable lack of quality in the apartment, and that was very unexpected because the model apartment we viewed was great. Our actual apartment looks as if the model was left in disrepair for a couple decades. And we've added bigger problems to the list. With rain came roof leaks, severe and unexpected. Several large stains have been growing to nearly a foot in diameter with long cracks. We started reporting this when they became visible in September, and they have not yet addressed the problem. Management continues to give us excuses. Meanwhile, we have had to put out bowls when it rains and the problem is getting worse. The lack of action to resolve problems is really the primary issue renting here. Just one example: One day we came home to over 17 wasps suddenly living on our doorframe, our only way into the apartment. We went into the office right away, and they didn't see a problem. We took care of the wasps ourselves. There is a major air quality issue with the apartment as well; we have to have at least one window open all the time or we're both congested in the morning. Neither my husband or I have ever had this issue and I don't have any allergies, so that's a concern. I'd imagine with all the leaks we would have a mold problem, but the extent of how bad the air is when the apartment is sealed up is very alarming. I hate complaining. I'd rather put up with minor inconveniences than create a problem. But these haven't been minor inconveniences, and it's been months. We are paying over $ 1,000 a month for our two bed two bath apartment, and we really got a bad deal! We've come to find out that is much higher than these apartments typically go for, and I feel horribly swindled. Ok, for a little while...I guess.
August 10, 2015This place if fine if you only plan to stay for a year or less. All the management really needs to do is put a little more effort into keeping the place up and it could be much better. When I moved in there were several issues that I was told would be fixed, and two years later they never were. My apartment looks like it was hardly cleaned before it was re-painted. The baseboards had dog hair and dust all painted into them. The carpet looked like it had never been replaced. The pool was OK, but ...most of the furniture is broken so you can't really sit out there. The A/C in my unit needed its filter replaced what seemed like every few days and it was always black, why I don't know as I kept my apartment pretty clean. The kitchen counter space is nil. The surface on all the counters is terrible and difficult to clean. If you have a dog, be warned. They hardly ever refill the waste bag dispenser, and they hardly ever empty the trash cans so all that bagged poo just sits and bakes in the hot sun. My patio was nice, but the wooden railings were nearly rotted through. Wasps are everywhere too. My neighbors below my unit were both smokers and often they just threw out their cigarette butts on the sidewalks. This isn't the apartment's fault per say, but there were no warnings given to make them stop. I have also had issues with neighbors being loud at night, I have had to call the cops before to make them be quiet. The two ladies that work in the office take some awfully long lunch breaks in the middle of the day, at the same time which is fine, except when you need to pick up a package. If they would just put in some elbow grease the place could be much nicer. Not a good place to call home for more than a year, you can get much nicer for equal or less money. Love ! Love ! Love!
August 9, 2015Well for one , I will be moving here next June2016. My older cousins rented an apartment here and I absolutely loved staying over . The luxurious layout for such an amazing price . So spacious , and the upgrades were a great touch. I love how the all the appliances and bathroom fixtures were upgraded . The apartments are cable ready which is such a weight off the shoulders . Big bedrooms , and nice clean bathrooms. The pool area is so beautiful . I have no idea who there clean up staff is , but ...every time I went to the clubhouse or the pool it was so clean and welcoming . If you aren't familiar with the island , you should know this . The apartment location is close to everything you will need . Your near 2 Publix, 1 Kroger, 1 Walmart , and other stores. There are some great quality restaurants nearby . The beach is literally 10 minutes away. If your a college student at Savannah State , your 5 minutes away . Staying here will be better than being on campus anyway . The area is so peaceful and quiet. I promise you , you will not be disappointed .
