    I lived here for the 22-23 school year and my roommates and I were charged a bogus $1080.20 fee each for damages that were none of our faults. Additionally they’re charging us again for move out items that illegitimate as well. DONT LOVE HERE

    I’ve only been here a week but my list of grievances is way longer than any of us have time for. Night one of living here, I was robbed of all my patio furniture. This incident just about sums up the experience I’ve had with the woodlands so far. The staff does not care to make any issues right, nor do they care if you have mold in your apartment. Good luck finding parking! Even if you pay the $30 a month for reserved, your reserved spot is probably gonna be a good hike away. I hope you brought ...
    some extra bulbs with you because only 50% of your lights are actually gonna work. Oh and the carpet? Its gonna be in SHREDS just like the living room furniture you pay $40 a month for. Absolutely insane.

    I have had a terrible experience my apartment flooded over three months ago and they have not fixed it. There are giant holes in my roof and the floor has been removed and not fixed. There is trash left all over the property and it is a very dirty environment. You can hear the announcers and yelling from high school events almost every morning and night. This has been a terrible experience.

    The apartments are dirty upon move in. Their management is terrible. The so called manager is conveniently never around, does not return a phone call and will not respond to an email ( still waiting a response from 6 months ago). After numerous phone calls they still couldn’t not get my daughter in the right unit on her account. Then she transferred units in the middle of her lease and had to sleep on the floor for 2 weeks because they would not get someone out to move her furniture. They ...
    couldn’t not even provide her with a new key or mailbox key to her new apartment. Upon renewing her lease (big mistake) they continue to have her rent wrong and are still charging for a pet fee even though we have asked them to remove it. This place is poorly run. Highly recommend they you do not move here ever!

    Do not live here, they implemented spots that you can rent for the already limited parking spots, so you basically have to pay it. If you accidentally park in another parking spot prepare to dish out another few hundred dollars because you will get towed.

    In the midst of Covid, my daughter and her two roommates have a dishwasher that has not worked since they moved in. For sanitation purposes, this is extremely disturbing. Maintenance has been out twice, the last time mid September. Now I see in the portal that the work order has been cancelled. Really?

  • WIFI DOESN'T WORK

    Currently living here since August. The place is acceptable for the price, apartments are very old and there are a lot of flaws. Completely unacceptable that the wifi does not work. They have suddenlink which will go down at least twice per day. Seriously. Already contacted management and even Suddenlink directly but it has been almost 3 months of wifi failing every single day. We have waited for them to fix it and still no resolution AFTER 3 WHOLE MONTHS. We are in the middle of a pandemic where ...
    students are expected to have decent connections in order to take exams and attend class and we can’t even do that. Only because of that fact I will never live here again and I would not recommend to anyone. Please save your time and money, this added stress is completely unnecessary and preventable if only they would implement a better wifi service.

    I lived here for 2 years. From the day I moved in it was hell. The apartment was not cleaned prior to me moving in. The furniture was damaged and appliances broken. It took an extremely long time to get it fixed. The apartment was infested with bugs and insects. We were told we needed to fix the problem ourselves. There were several car break ins throughout the year as well. Nothing was done to ensure our safety. In the middle of the first year management was changed. I was charged for back rent ...
    but never was given the proof. Management sucks and refuse to speak with you. If you email you don’t get a response. If you call or go in person it’s excused everyday. Upon moving out I received a move out bill. I have tried for over a month to get it disputed but I cannot get in touch With management. This is the WORST place to live.

  • some pretty annoying issues

    The common area is great and the apartments are nice but don't count on reliable internet access. Mine cuts out around 3 times a day and I guess technically we have cable but after 4 months of living here I'm in an endless loop of being told by the woodlands to call suddenlink and suddenlink telling me to contact the woodlands. basically if you have any intention of connecting a cell phone and a laptop to the WI-Fi at the same time, look elsewhere.

    Do not live here! Please, for the love of everything good in this world, read this review! I lived at the Woodlands from Fall 2016 to Summer 2018. PLEASE READ: Today I received a call from Southern Management Systems who left a voicemail saying that I owed them money. Thinking it was a scam, I did not call back until my Mom called me asking me why this collection agency in Florida called her about "some apartment" trying to pry information about me out of her. So, thinking it was a scam as ...
    well, she hung up the phone. Worried that my identity may have been stolen, I called this company back trying to figure out who they were and how they had mine and my Mom's number. They asked if my name was Danielle and then for the last few digits of my social security number. I instantly told her that I would not share my private information with her and she hung up on me! Thinking back on the last apartment complex I lived at, I decided to call the Woodlands to see if they knew anything about this scam. The Woodlands told me that it was a collection agency they are partnered with to collect outstanding balances. Completely confused, I started to ask why I owed them money, why they did NOT call or email me to tell me about the charges, why I was not notified, and what I could do. He would NOT let me talk to a manger and said that it's between you and the collection agency now. I was shocked. Bewildered and feeling like I had been taken advantage of, I called the collection agency back to figure out what the Woodlands charged me for. Yeah.. OVER $650 for 2 light bulbs that were out, new paint, new carpet, and a cleaning fee (that we also paid when we moved in) but we left that place just as good as we found it! To make matters worse, I only have two weeks to pay for it or finish a dispute before it starts affecting my great credit score. They claimed that they sent a letter in the mail to me but I have received absolutely nothing. I feel trapped and taken advantage of. It was only by the Grace of God I called this collection agency back in the first place or they would have started to hurt my credit score for God only know's how long.. all because the Woodlands did not communicate to me once about any of this so I could resolve it on the front end. DO NOT SIGN HERE unless you are ready to sign a lease with people who lack integrity, do not have good character, and will want to suck every last penny out of you for charges.. even seven months after you move out.

Past accounts that were sent to the collection agency are done automatically through our software. They are done so only as the very last resort, after 4-6 months of non-payment. Moving forward, if you would like to dispute these charges we would be more than happy to review your file, pictures taken, notes documented and see what possible adjustments , may or may not need to be made.   • AVOID LIVING HERE AT ANY AND ALL COST

    Oh where to start with the number of problems I had living there and continuing even after I moved out. The place itself is nice and well kept but the maintainence is terrible, it takes at least 2 weeks to get anything done. The first night I moved in there was a huge rain storm and the celiling had a leak which caused my brand new mattress, mattress pad and bedspread to be ruined. They never offered any compensation or apologizies and they didn't even fix it till a week later. They charged me ...
    for 4 months of having a furniture package when I brought my own furniture and over $200 in late fees when I paid my whole rent up front. Now after that I moved out they charged me $205 for 2 months for "making up" utilities and $215 to replace the carpet even though it was in good condition when I moved out!! I'm a very clean person and I wouldn't have left anything to be charged to me. They said since the carpet is old I need to pay for my portion of using the carpet. This place is a greedy money scam full of bull poop!!! DO NOT LIVE HERE UNLESS YOU HAVE TO!!!!

    My only advice to someone looking for an apartment in College Station is to not live here. The apartment themselves are great - nice as well as very large for the price (that is, until everything starts breaking in them because they are shoddily made: washer/dryer, faulty fire alarms, sinks/faucets, two toilets and A/C have all broken within my 1 year here). HOWEVER - the service from the office is HORRENDOUS. In the year that I have lived here, I have lost count how many times my billing has ...
    been off or a service request has been ignored. It's understandable, though - these things happen. What should not happen is having to basically harass them (FOR WEEKS!!!) until they do what they say they are going to do. Absolutely nothing gets done when you call the office, even though I have been told on countless occasions that they have "spoken to the manager and it will be taken care of immediately." This is not nor has ever been true!! When they FINALLY get around to fixing their mistake or a maintenance issue, they are not the least bit apologetic for how long it took. Not to mention that when maintenance does come they barge right in - the front door AND bedroom door (scary for a college aged girl when I am home alone) and are rude and leave HUGE messes. They tracked in mud, left behind piles of trash, etc. Another example, the A/C went out in my unit on Tuesday. It is Friday and guess what? No one has even come to look even though I have called about it multiple times a day since Wednesday. Not to mention that it is JUNE and 95 degrees outside!!! Every single person that I have talked to about this refuses to let me speak to a manager and assures me it will get done soon, yet here we are. It is unbearable in Texas summer and this issue should be treated with urgency! We are at the point that I have had to spend 2 nights in a hotel in the same town where I pay plenty of money to live! I am aware that it is a giant complex, but so are they -- so get a staff that can handle it! TO WRAP UP - save yourself a headache and DO NOT SIGN A LEASE WITH THEM
