Alternatively, the lease could be extended if both parties agree well before leaving. The beautiful, upscale Hunter's Ridge complex is conveniently located on SW Roy Rogers Road, near the intersection of Hwy 99W and Tualatin-Sherwood Road. Across the street is the Safeway shopping complex with more restaurants. Though that side of the building has some road noise, our condo is on the quiet side of the building facing the greenspace and forest, so it is very serene. On the ground floor are several shops, including physical therapy, a spa, and the iconic Trees restaurant. At the end of hallway is a shared deck with chairs and a table, that is seldom frequented. Use the garage opener to drive into the secure underground garage fitted with security cameras. Pull into your dedicated extra-long parking space. Bring one of the shopping carts over to your car to load up with your groceries. Then take the elevator up to the third (top) floor. For this entire experience you do not experience rain or wind - truly comfortable living. Completely wheelchair accessible. No stairs to impede access. This condo is completely furnished. No smoking or vaping, including the shared deck and below-grade parking area. No animals are allowed. The kitchen has a bar, stainless appliances, air fryer, garbage disposal, and plenty of kitchenware and essentials. Granite counters and tile floors in kitchen and bathroom. In the living room is a treadmill and recumbent bicycle so you can exercise while watching the news on the high-speed WiFi Roku TV. The living room has a gas fireplace and a ceiling fan. The bedroom also has a fan. Fire sprinklers throughout for safety. The neighbors and the entire complex is very quiet. The primary bedroom has a queen bed with gel-foam mattress, a desk and a router with high-speed internet. The bathroom has two doors, one of which is from the hallway, so guests need not enter via your bedroom. PRICING CLARIFICATION - For a fair price comparison to unfurnished long-term rentals with no utilities advertising a lower price, this unit is also advertised at $1,500/ month for no utilities. However, due to the shorter lease term, it would be extremely difficult for tenants to set up all utilities before lease-start and then terminate at lease-completion before next tenant, as well as other account transfer complications for the owner and the HOA management company. Therefore, the following utilities will be included for a required fee of $200/ month: power (for heat, A/C), gas (for fireplace), water, sewer, hot water, high-speed internet/ WiFi ** (garbage is already HOA-supplied). This price is actually below market rates for all of the above. This means that the effective price WITH utilities is $1,700/month. You are given a key to access the dumpsters in the parking lot that are also fitted with security cameras. Most people drop off their trash and recyclables as they drive away. ** FAST WiFi due to 1 GB ethernet connection, with actual download and upload speeds advertised at 940 mbps, over a Premium WiFi-6 router with a 6x6 Antenna. In case of occasional overnight guests, there is a brand new high-quality baffled air mattress with a built-in air pump, still in the box. It should fit in the living room after moving furniture. Tenant Selection Criteria 1. Income to rent (plus utility fee) must be a minimum of 2.5 to 1, which translates to an annual salary of about $50,000/ year ($1,550+150 = $1,700) x 2.5 x 12 months) 2. Credit score of 620 or above. If score is less, tenant may still be accepted on two conditions: a rental history of 24 months with the same landlord, and 18 months of employment with the same employer. If these are both met, an additional security deposit of $500 will still be required. 3. The lease will state that the tenant agrees to abide by the Hunter's Ridge Condo Home Owners Association (HOA) Rules, which will be furnished upon request, and before application if desired.
