Package Issue Fedex, UPS etc.
December 7, 2022It is very concerning when the property will not hold packages for you as a resident especially with packages being left at the mailbox station for a free for all to steal. If its such an issue for the property to hold packages for current residents why not look into getting a mailbox station especially for fedex, ups etc. packages to be delivered and housed safely. During the holiday season its particularly important as many residents like to shop online. The staff is amazing but I really ...think the property manager should look for other alternatives if its such a problem to hold resident packages. I've lived in other communities and never had an issue with my packages being stolen or left out in the open for someone else to take. DO NOT MOVE HERE
March 7, 2019Been living here for 9 months now and and can't wait to move out. Yes, apartments are new,. BUT, management its terrible and rude, pool and jacuzzi is always dirty and freezing cold. They never follow lease rules, maintenance of the green areas is nonexistent. The computer room never works, there's is never internet. If something gets stolen (has happened many many times) they do absolutely nothing about it. For the money that it costs you to live here, they dont meet expectations at all.Property Manager Responded

Beware!!!!
July 31, 2018Don't get me wrong the place is beautiful and they have a lot of amenities to offer but their service from the Employes are very poor and it hasn't changed sadly to say. I've been living here for a while now because I don't want to break my lease, The employes in the front office are rude and they act like they're trying to resolve issues but I found that not to be the case, ive also been in the conference room and theres no paper, or ink and multiple people have complained even I and still its ...never resolved. People pay a lot of money a month to be here and the reason we move hear is because the things they offer for the price, Unfortunently a lot of people have moved out and moved in. I was told this is a gated community and its not ayone can come in at anytime anf there has been a lot of breakins as there just allowing anyone to move in just to fill the Apts.Property Manager Responded

Like a Resort (but with limited hours)
July 12, 2018The pros are that they are brand new, so relatively clean, have quite a bit of Amenities (pool, tennis court, dog park, hot tub, gas grills, walking path, movie theater, business room, …) , neighborhood is safe as I have left my car unlocked several nights without issue (and that's rare in FL), they now recycle (albeit many tenants seem to think the recycle bins are convenient trash bins) and have trash pickup, and they are pet friendly. As for the cons, there aren't a lot: some of the amenities ...are available during limited hours, security gate opens for anyone, no screened in doors.Property Manager Responded

June 16, 2018Lived here almost a year. New complex, nice amenities, good location and terrible management. As the year progressed, the lawn maintenance has gotten worse and the noise level has increased. Plus, they jack up your rent almost 20% to renew. However I'm very sorry to hear that our management team has disappointed you. In terms of the price increase, our rents are determined by the current market rate, which tends to increase slightly over time as the cost of living rises. It's possible that your first year's monthly rent was under a concession or discounted rate that we may have been running at that time. It's possible that if your renewal was regular market rate without a concession that the increase would be more than you were expecting. Without being able to look up your file I can't say for sure, but I'm sorry if that was the case. I'd appreciate the opportunity to speak with you personally about your concerns. Rigid Management, immature systems and policy
May 29, 2018I lived at the Atlantic Delray for a year. They're still a new community and don't have all their systems figured out. Management sends frequent harshly worded emails to the entire community notifying of late fees and then follow up saying it only applies to you if you are late. If you decide to move out and clear the apartment even a week earlier they will not move your lease end date, squeezing every penny out of your pocket. Move out procedures claim you need to submit receipts for "a ...professional cleaning service". No clue why my cleaning which they can verify on inspection day is not enough. The rigidity from management and blaming "the system" and policy does not make for a very pleasant renting experience.Property Manager Responded

March 11, 2018I have lived here for 6 months almost, and in the very beginning things were great. That is until I lived here for a few weeks, and realized that their entire pitch to lease this beautiful resort style apartment complex is a complete façade!! The coffee bar, business center, game room, a huge beautiful movie theatre, and a state of the art fitness center. So you would think that things are great. Well, not so much. They said to me after only my first week that I was using the coffee bar more than ...usual, because i was waiting on my moving truck with my coffee maker. This is what started me feeling like I am living in a movie like Pleasantville.. The movie theatre you are never allowed to use, and if you do. It has to be a matinee, because they close every single amenity at 5pm or 6pm when the main office closes. Who wants to go see movies at these times. As well as every single amenity closing at 5 or 6pm every night. I asked for a screen to be put on my door since I am on the bottom unit, approx. 20 feet from the water. So i can open my door and have my dog on the porch or anything for that matter. This is Brand new construction unit, supposedly LUXURY, and they can't even put a screen on my slider. The entire place is a complete fascade, because it seems so wonderful when they are trying to get you to lease. But when you do, good luck. This place is an absolute joke, not worth this much money whatsoever. If i didn't have 7 months still on my lease, I would move yesterday. Just be aware that what you are seeing, and what they want you to see so you decide to move in....Is not what you truly get, or anywhere even close. Now I hear that they are actually going to start charging every person who wants to use one of the 4 gas grills to cook on, that they have for common area, which they now even lock all of the outside amenity's when they leave every day at 6pm, and even worse 5pm on the weekends. So please before you move in and spend your hard earned money on "Luxury", please just know the "Luxury" portion is a FASCADE. If you decide to move here, after you see what I just wrote. Within your very first month, guarantee You will wish you listened to this rating. And I am not one whatsoever to rate companies. We welcome our residents to use the complimentary coffee and snack bar at their discretion, and I apologize if something was said to you about it that came off abrasive. I’m happy to report that we are not requiring a fee or deposit for the grills at this time. While we do need to close some of our amenities outside of office hours because those areas are not monitored, our state of the art fitness center is open 24 hours for your convenience. March 4, 2018when you walk into this place you will fall in love with it. No one that works there knows what they are doing. It keeps getting worst now if you want to use the gas grills by the pool you have to rent them and they only work doing office hours the game room and business center plus movie theater are only open doing office hours. The hot tub is always cold and dirty.They dont clean the gym and never have wipes or water. always lose power when the wind blows. No screens on the sliding glass doors. ...only 4 poop stages in the whole place.Property Manager Responded

To address your concerns, the heater for the hot tub has been fixed and is fully operational. Our maintenance team works hard to keep the community in tip top shape, and checks the gym several times throughout the day for cleanliness and to refill the wipes. I’m sorry that your experience has not been great; I will speak with our team in an effort to improve the overall appearance and cleanliness of the gym. We’re proud to offer an expansive dog park and a beautiful walking path around the lake for our residents and their furry friends.
