The kitchen has a microwave, a stove, refrigerator, dishwasher, dual sink with new garbage disposal, and plenty of cabinets and electric outlets. Bathrooms have been upgraded with new toilets, shower stall or tub resurfacing, tile, vanities, cabinets and lighting. The master bed has a huge walk-in closet and external door. The windows are Miami code hurricane impact-rated and are further protected with hurricane shutters which can be quickly deployed. All windows have mini-blinds. All bedrooms have ceiling fans. Brand new AC heater. The spacious garage* has a new hurricane-rated garage door and garage door opener. The garage door is further protected by hurricane shutters. There is a utility sink, plenty of shelving and cabinet space and washer/dryer hookups). The yard is fenced-in with a courtyard shared with the neighboring duplex (HWD Rentals property). Management handles lawncare. Off-street parking for two cars. The front door has a Ring doorbell camera (monitored via cellphone) and an electronic door lock which can be controlled via passcode, fingerprint or remotely via phone. All exterior doors have new locks/dead bolts. Easy access to I-95 and minutes from downtown Hollywood and beach, plenty of stores, restaurants, nightclubs, and major casinos. APPLICATION PROCESS: You may fill out the preliminary application on this web site which contains criminal background check, credit check, etc. However, it is advised that you first read the Lease Terms which describes the requirements for renting (including income verification, rental history, credit report, background check, etc.) Note: the web site application is not comprehensive and more info may be requested. LEASE TERMS: 1. APPLICANTS Applicant(s) must be at least 18 years of age. All adults age 18 or older who will reside must be listed on the lease and provide contact info. With the exception of children of applicant between ages 18 and 21, all adults 18 or older: A. have liability to fulfill the terms of the lease; B. must complete an application; C. must provide full name, birthday and SS # and a government issued ID. If applicant is accepted to rent, application fees are rebated to tenant. 2. OCCUPANCY Maximum: 6 persons. 3. RENTAL HISTORY Applicant(s) must provide verifiable rental history going back at least 2 years and must include contact info for current and prior rental managers/owners during that time and permission to contact them to verify previous tenancy. For most recent rental residence, applicant must provide proof of lease term fulfillment (i.e., a copy of the 30-day written notice to vacate current or previous rental residence). Applicant(s) must not have more than one late rental payment and/or non-sufficient fund checks in the previous year of residency. Applicant(s) with questionable rental history or prior evictions, disciplinary actions, rental manager/owner complaints, unpaid utility bills, or disruptions may be subject to denial of application. 4. INCOME/EMPLOYMENT HISTORY Applicant(s) must have stable verifiable employment for previous 2 years, with current employment for at least 1 year and with a gross current monthly income of at least 2.5 times the rent amount. Ex: if rent $3100, gross monthly income of all lease signers combined must be at least $7750. Applicant(s) must provide most recent 6 month's pay stubs. Applicant(s) must provide contact info for employers for previous 2 years and permission to contact them to verify work/pay history. Those who own their own businesses must provide copies of previous 2 years’ tax returns. 5. PERSONAL REFERENCES Applicant(s) ought also provide personal and/or professional references with contact info and permission to contact. 6. CREDIT REPORT A credit report will be obtained. Applicant credit report must be in good and acceptable standing. Medical collection accounts will be the only exception in determining acceptable credit. Minimum Credit Score of 620 with no evictions, no bankruptcies within previous two years nor active collection proceedings. Personal bankruptcies are allowable as long as the applicant meets all other qualifications, has re-established a good credit rating and has at least 10 times the rent in a bank account. An appropriate adjustment of security deposit may be made. 7. BACKGROUND CHECK Will be obtained and criminal history will be considered. The following will deem the applicant unsuitable for renting: Convictions for sex offenses and registered sex offenders; Outstanding or previous drug charges or convictions for drug manufacturing and/or dealing; Pending charges or lawsuits; Crimes involving assault, weapons, theft or trespassing. 8. MOVE-IN RENT & SECURITY DEPOSIT Financial obligation for move-in is: First month's rent $3100 Last month's rent $3100 Security Deposit $1500 Total: $7700. 9. PARKING/VEHICLES A maximum of 2 passenger cars allowed to park on property. All other vehicles must be parked elsewhere. Work trucks, campers, monster trucks, trailers, loud motorcycles and other non-passenger vehicles are not allowed on premises. Vehicles must be properly tagged and in good working condition. Management reserves the right to bar vehicles deemed too loud, unsightly or in disrepair. 10. PETS One cat only. 11. UTILITIES Tenant is accountable for all utilities and must establish accounts with FPL (electricity) and City of Hollywood (water and trash) within 72 hours of signing Lease. 12. OTHER SPECIFIC POLICIES Smoking of any kind is not allowed indoors. Guests may visit but not stay longer than 2 weeks without written permission from management and an adjustment to rent paid ($10 per day, per guest). Violations are grounds for lease termination/eviction. Calls between tenant and management may be recorded. Tenant is advised to obtain renter’s Insurance. Management retains the right to keep certain materials, tools, including lawn care tools, etc. essential for the upkeep of the property within the garage and the right to access with notice to tenant. Management retains administrative control over Ring doorbell and electronic door lock and assigns sub-administrative control to tenant. There is some furniture and its dispensation is negotiable.
