The unit is about 1,200 SQ FEET. 1000% NON SMOKING!! NO SIGS, SIGARS OR POT, NO VAPING OR ANY OTHER KIND OF FANCY SMOKING/MISTING or TOBACCO USE OF ANY KIND IN THE DUPLEX! NO EXCEPTIONS! Deal directly with VERY PROFESSIONAL "HANDS ON" OWNER (NOT AN ABSENTEE owner WHO IS NEVER AROUND!) I am there AT LEAST ONCE A WEEK to take care of the garbage and to mow the lawn) with more than 34 years of experience. NO MANAGEMENT COMPANY INVOLVED! I am a full time OWNER WHO LIVES NEAR BY and available to my tenants 24/7/365. When you need something fixed I AM THERE TO FIX IT!! Have very long term tenants living there and have a great relationship with all the nearby neighbors around, who are very nice, pleasant and EASY TO GET ALONG WITH FOLKS, so I am looking for a tenant who will continue the great relationship with them! ONLY 2 STEPS to get in and out of the ground level duplex and the rest of the duplex ALL ON ONE LEVEL with NO OTHER STEPS or stairs up or down!! Comes with ALL THE APPLIANCES, including fridge, stove, newer dishwasher, washer and dryer, fireplace and OVERSIZE DOUBLE GARAGE (goes just with this unit) with automatic garage door opener. Duplex also has, NEWER recently replaced AIR CONDITIONER with a remote control, large open living room, dining area with a sliding back door to the back yard, eating space (breakfast nook) next to the kitchen AND A VERY PRIVATE (all yours & NOT SHARED with any other tenants) FULLY FENCED BACK YARD! Rental and employment references will be checked. Credit report and criminal background will be considered for all potential tenants, as a part of the application process. Some criminal background is not a DEAL BREAKER, but as a norm, I DO NOT EXCEPT FELONIES & DEFINITELY NOT MORE THEN ONE! I am willing to work with, and consider all Credit scores and levels, depending on your situation, as long as you have enough cash for AT LEAST the first month and deposit plus last month rent if your credit is NOT GOOD! If your credit is bad I will consider you as a tenant at a higher rent per month and ADDITIONAL DEPOSIT, but NOT IF YOU HAVE ANY EVICTIONS ON YOUR RECORD! I am looking for a best potential tenant, so since I do the reference checks myself (except criminal) I DO NOT CHARGE APPLICATION FEES to give more people a chance to apply! I DO CHARGE FOR A CRIMINAL BACKGROUND CHECKS. I WILL POSSIBLY EXCEPT ONE SMALL WELL BEHAVED PET (less then 30Lb) THAT DOES NOT DO DAMAGE, WITH A LARGE PET FEE and references from previous landlords and all legal licenses! The RENT is $1,550 plus DEPOSIT is $1,550, plus $1,550 LAST MONTH RENT with water, sewer and garbage INCLUDED IN RENT and PAID FOR BY THE OWNER. This will save you about $95-$125 per month, so it would be like paying total of only about $1,450 rent. Potential new tenants need to have income of at least 3 times the rental amount. Duplex located at 4530 S. DONALD COURT Spokane, WA 99223 (ONLY ONE BLOCK LONG DEAD END, CUL-DE-SAC Street) on the main level (ground floor that only has two steps) with a FULLY FENCED BACK YARD and only half a block from a 10 acre OPEN FIELD South Hill Soccer complex. NICELY TUCKED AWAY IN A QUIET and VERY PRIVET CUL-DE-SAC WITH VERY LITTLE TRAFFIC ON THE STREET. Situated near by major shopping areas at 47th (PALOUSE HW) and Regal, also at South Gate Shopping Center, 57th Ave and Regal and Lincoln Heights Shopping Center, at 29th Ave and Regal, in Spokane, WA. Two blocks from the major bus route on Regal Ave, but only about 10 min from Downtown, Gonzaga University (GO ZAGS!!), Spokane's EWU and WSU branches, SCC, Sacred Heart and Deaconess Hospitals by car. PRIVATE BACK YARD, all just for you, not shared with any other tenants, THAT IS FENCED ALL THE WAY AROUND.
