  • An okay place with an impressive lack of leadership

    Pros: Responsive and wonderful staff and maintenance team. Units are fine, with no major issues. Pet friendly. Cons: Amenities are limited - old appliances, bad paint jobs in the units, cheap cabinets, etc. Old pipes that freeze frequently in the winter, leaving you without water. Pool is almost always closed. Finally - and most worryingly - it appears that they have virtually no background checking process. In 12 months, I have seen both a local petty crime/drug ring based in the complex been ...
    broken up by police, and witnessed a full-blown FBI raid in another unit. Ever hear a flash bang at 6 am, then look outside and see men in fatigues armed with automatic rifles? It’s a treat.

  • Friendly Office Staff and Great Location

    The office staff Sabrina, Britt & Aleah are always so friendly when something is needed. The Groves is conveniently located in Gresham and is close to many stores and actives. I was nervous moving to Oregon from Washington however the staff has made it easy to cope with the area change and having friendly faces around is helpful.

    Its an average apartment, has its issues, but at least we have a roof over our head. Not sure if Id recommend it, but I may. Maintenance is fair to poor. Communication would be nice. We were told we would have a new washer and dryer last week and had to call to figure out what was going on. I feel like we should know through the process. Theres a HUGE lake in front of our apartment so everytime we get out of our car we might as well go swimming. The people above are loud. But again at least we ...

  • Lack of communication, poor management

    It’s an older complex but has been cutely renovated, we moved in last year primarily because of their two car In the lot per unit parking policy. With two new cars this was important. So far our section of the complex has been mostly quiet, no one has messed with our cars or property (minus stolen money during an inspection done by management). However, the new management (As of Feb. 2021) has been a nightmare. Because they had no online infrastructure ready our autopay was cancelled, the website ...
    came down, there was no one to email and they didn’t answer their phones. All of this would have been fine except they didn’t communicate beforehand with residents (I literally had to dig around on the web to discover the complex had been sold and management had changed) . I had to take a day off work to stalk their office after I noticed our rent didn’t come out of our account. Now they charge a $35 transaction fee just to pay your rent. While it’s less than $400 per year it’s still highly annoying especially since things are not being repaired, water is randomly shut off, trash is overflowing and most importantly they don’t communicate. I highly recommend looking elsewhere, at least for awhile, unless you have a high tolerance for disorganization and lack of communication.

    Stuck on our second year due to financial struggles, we have yet to receive screens on all windows including the large living room ones (that become a safety issue for any animals or children you may have on upper level units) our water is backwards and we can only get it hot if it’s turned all the way to cold and almost off giving little water pressure, numerous occasions has the THREE trash locations been overflowing to hazardous points, getting any repair work to your washer and laundry units ...
    Forget about it. Might as well save up to start going to a laundromat You can get way better deals for the price and places with yards- spend your money elsewhere I promise you will regret your choice in coming here. I do, especially after the price increase.

    The clubhouse is always locked. The pool was closed almost all summer. The rent is over priced for what it offers.. the washer and dryer is very small. The heaters barely heat up the home. The hot water only lasts for 10 minutes.. my home was missing window screens. The shower was made with the most generic materials. The office is closed even when it says it's suppose to be open. Nobody answers the phones. Management is always changing or the employees in the office is always changing. When I do ...
    get to talk to them they change up rules or they come off as a rude sometimes. They don't have a mail out box so you have to drive to a mailbox the closest I know of is Albertsons. Barely grassy areas. Playground is dirty and people do drugs their. Machines in gym was not working when I went there. Sounds like a lot but it is my experiences from living here twice. Just saying.

    This place near Troutdale is beautiful and still close to Portland. I recommend checking this place out. The staff was great when I was looking at them for school. I am going to Mt Hood CC. The college is across from the street! I take the bus and the route is so close it is very convenient.

    The Groves Gresham-Troutdale has new management and a new office team that rocks! If you want to live close to Portland without the noise or traffic this is the place. It's right next to Mt Hood CC. The maintenance is so nice and very response to needs. New neighbors have made this place shine again.

    This place is newly renovated and across the street from Mt Hood Community College. The new paint is pretty artistic and you can't get more bang for the buck. Portland metro without the city! The pool and new workout room was a great addition to the new exceptional property management company. Sometimes change is bad but in this case the best kind of change is happening now!
