  Unit Description

  This house was built in the early 1890s and is divided into 2 apartments. This large 2 bedroom apartment is the entire first floor of the house. The living room has wood floors and is open to the kitchen which also has a wood floor. There is a built-in breakfast bar, stove, refrigerator, and dishwasher. Both bedrooms are large with wall to wall carpeting, ceiling fans and double size closets. The bathroom is large and has an antique claw foot tub with an attached shower, built in vanity, and a built-in linen cabinet. There is a large private service porch off the living room with a full size washer and dryer. There is a door off the porch to the yard and 2 spots for off street parking. It is conveniently located walking distance to downtown. Nonsmoking units Application fee is $60, upon approval $40 goes towards your deposit! Tenants pay utilities. Owner bills for gas and water. (50% of gas for house and water is divided by the number of tenants in the house.) Security deposit is equal to a month's rent. Spayed/Neutered Cats and Dogs are welcome with pet rent and pet deposit. (All dogs must be crated when tenant is not home) (Dogs are subject to weight restrictions) Showings are by appointment only. M-F, 10 AM - 7 PM. We do not show Saturday and Sunday. The house, licensed by the city, is locally owned and managed by the Schneider family (serving Lawrence tenants for 37+ years). Financial Requirement: Each applicant must prove they have 4x's the entire rent (for the unit) in permanent income, or applicant must have a Guarantor, who lives in the continental United States, and owns real estate in the continental United States. We must be able to verify that the Guarantor owns the property through the county where the real estate is located. All applicants must qualify on their own/ independent of co-applicants (no applicant may share a Guarantor).
