fridge,meds cabinet above kitchen sink(w/warped mirror on it),5 kitchen cabinets(3 of which above fridge, requiring step ladder).1 small closet w/2 bars. Fire escape. Unit has bedbug sightings, historically every ~ 2-5 yrs (at least 3 times now) along w/other units. Appears tied to neighbors in different apartment building sharing wall. Broker lied in the showing, declaring building never had them. Later I requested a copy of the lease's bedbug disclosure & she called to harass me/threaten to raise my legal regulated rent above the lease and/or prevent renewal (both illegal). She did file the quoted LRR different form lease w/the city that year but landlord didn't try to collect that amount at the time of renewal. Landlord did send exterminator after multiple complaints over a few weeks. One could get the impression that the owner is trying to get unit destabilized quickly by creating their own rules for calculating rent & making the repair request process intentionally difficult. Property manager is 96 or 97. Simple repairs handled quickly if rarely requested. Major or 2 requests (no matter tenancy length) meet with hurdles (ex: being told its your fault, the PM's hearing aid dies and she walks off mid conversation, or that being told you made up the problem but while PM refuses to come in to see tok) No current infestation issues or major repairs needed. Walls are paper thin & carry vibrations easily. (ex-ceiling fan of 1L vibrates your bed; Neighbors in apt next door fight & scream so loud you can hear exact words clearly, and footsteps of their kids running vibrate your floor) Building feels safe as most tenants stay for years. May be full of problems above but if you're lucky & don't need repairs, check your rental history ..the benefit potentially making it worthwhile is a RS unit in a stellar neighborhood known sky high rent. 5 min walk to Bedford&park. 4 blocks to L train (5 min to LES) & grocery store. 3 doors down to coffee shop & closest bodega.
