      I love it. It’s low key and pretty quiet to me. When I have been loud, there was no complaints. The neighbors are nice and they keep the property and grounds well maintained. Better than some of the pricier homes nearby.

      As I get close to the end of my lease at Tribeca I wanted to say a couple of things about this community. First, this is my second time being a Tribeca resident and both times have been a great experience. Being in property management myself I am use to the issues that come along with living in an apartment community, especially in a busier part of town. I have seen some of the reviews about traffic, thin walls, and dogs barking. I since living in this community both times have never been able to ...
      hear my neighbors talking thru the walls. We have had some loud music issues,but PG were quick to get these issues taken care of. Also, dogs barking are just some of what comes with apartment living. Even in the High Rise I work at you hear dogs bark. I have never heard dogs barking late into the evening where it was disturbing my sleep. Oak Lawn is Also a prime spot for bars and restaurant, so you are going to see and hear more traffic than you would normally hear in other areas. Residents move to this part of town to be a part of that action. It hasn't bothered me as I have always lived inside the city limits of Houston and Dallas. It is to be expected in this area of town. I have loved my apartment at Tribeca and the Office staff have been extremely friendly when it came to maintenance issues, or questions regarding the community. I have also loved the finishes in my little apartment as I have hardwood floors, stainless steel appliances, and have had plenty of room to make my home feel comfortable. If not for a job transfer I would definitely renew here as I not only love my apartment, but love this area, and it's convenience to everything Oak Lawn has to offer. Again, I have had a great experience at Tribeca and hate to leave it.

      -There is NONSTOP foot traffic from the bars until 330-4am most nights, with loud drunk people talking and yelling. -Some nosy lady who lives upfront who gets in everybody's business/gossips loudly about other people that live there and creates an unwelcoming atmosphere. She will also get in your face and demand apologies if she is woken up, Or she will sit on her balcony and loudly tash talk people. -Paper thin walls and floors so you can't watch TV after 10pm or neighbors complain.. which ...
      also means you cant talk on the phone, have your girlfriend/boyfriend over for the night, or do anything really because they have some dumb policy that they do not inform you of until AFTER you move in. So don't plan on sneezing, getting laid, or watching a movie after 10pm. - No ventilation in the bathrooms so if your neighbor drops a nasty one... you get a whiff of it. - When you look at the apt you are told there is heating and AC.. What you ARE NOT TOLD.. is that land lord decides when the AC/Heat is turned on and off.. - Dogs that bark aggressively at all hours.

      The apartments itself are okay, friendly neighbors, however we don't have our own AC unit, and have to rely on a Chiller/Boiler system for our Cool and Heating needs, it can be almost 80 degrees or above outside and with them switching from Chiller to Boiler on the 2nd week of November, we suffer!! The management is mediocre except they can be a tad bit inconsistent with fixing things up that is in serious need of repair, like the shingles on the side of the complex roofs, or loud gates, stuff in ...
      that nature.. Also people tend to not pick up after their pets making it to where us resident step in it as we go to work.. Cons: 1. Management is constantly changing and is inconsistent. 2. Needs to be aware of things needing repaired as well as learning to enforce rules & regulations, specifically with pet owners. 3. Shutting things off for repair when it's not really broken especially our AC system that they've turned on a few weeks to a month ago after checking it, and then decides to give the residents notices stating it'll be down for repairs.. Um! Last we checked our AC has been working fine.. "If it ain't broke, why fix it" Pros: I have none! DO NOT RENT FROM A PLACE THAT IS MANAGED BY THIS COMPANY, YOU'LL BE DISAPPOINTED.. POOR MANAGEMENT AND RUDE MANAGERS MAKE FOR A NOT IDEAL PLACE TO LIVE!
