  • Continuous decline and lack of care

    I have lived in this building for 6 years and have seen PMC take less and less care of the property. HVAC is a constant issue, and there is little urgency from the management when it goes out, even during extreme hot or cold streaks. Cleaning of common spaces nearly never occurs, and as a result, residents show less and less care for common spaces. If it were not for location, I would have left years ago. PMC has neglected this property beyond normal management company neglect. Highly recommend ...

    I am a previous tenant, recently moved, and I lived in 301 N Charles in Baliltimore for 1 year. Normally I would not leave a review, but this is one of those see something say something scenarios. Please trust all the negative reviews and stay far away from any property managed by PMC Property Group. I will start by saying that I actually liked the apartment, it was nice, with a lot of natural light. The apartment is in a great location with its access to all things Baltimore harbor, ...
    restaurants and highways, however, don't be fooled. It is a mirage to the reality of what you'll truly experience as a residence. It is not the building that is the issue. The issue is the people that you pay to make your stay a pleasant one. One thing this property management company hasn't discovered yet, is that every person they lease to is their client. Each tenant in their buildings provide the food and shelter that nourishes and covers the heads of their own family members. Knowing that, you would think in return, because we all took care of them, that they would be certain to take care of us, but that is not the case. I have lived quite literally lived all over the world and have not ever experienced the disrespect, laziness, and lack of care of any property management company like I experienced while living at this PMC Property Group managed property. I could write a long exhaustive message describing every bad experience I've had with them, however, I'll simply say again, please don't rent from any PMC Property Group managed apartment.   • Do not trust PMC Property Group

    Don't rent from PMC. There's no communication within the company nor with the residents. They care about your money and disregard any type of communication that doesn't center around a late payment. I've spoken with multiple residents who have had much worse experiences (extra monthly charges, flooding, etc.). Also, don't believe them when they tell you that it's a "controlled access building." You do need a code to get into the building, but somehow, random lurkers will occasionally get in and ...
    wander around. I have actually been told by a woman working the front desk to "give the delivery person the code to get in from now on," because she didn't like having to get up and let them in. We were told that the air vents are changed regularly, but unfortunately, I'm unable to post the picture that I have of what my roommate and I were breathing in for two years on this site. Fortunately, I didn't really have to deal with PMC until my packages started being stolen from the "mailroom" within the past 6 months. It's a shared package room and everyone and their mother has the access code. Almost every package's seal is ripped into and the boxes are open. I contacted management multiple times and was told that they would "try to look into it." Obviously, I didn't hear back. This is very much their mantra: "I'll look into it and ignore every follow-up email I receive."

  • Beautiful Building, Abysmal Management

    I have a strong feeling the 5-star reviews are planted. I have lived here for over a year, and have had nothing but negative experiences regarding management's responses to issues. PMC Management let its residents go without heat during a dangerous cold snap - to where the weather remained consistently below freezing - and ignored the issue until Housing Authority had to intervene on residents' behalf. I have been dealing with a water leak for a year, and they have continually refused to address ...
    the issue despite numerous documented work orders. There is a community of PMC residents across PMC buildings in Baltimore that have discussed frustrations about management refusing to take action on serious issues, to include much more serious water damage and other issues. Packages are stolen here so often, despite the package room, that I have had to start sending my deliveries to my workplace. This building is absolutely gorgeous and it is tragic that it has fallen under such negligent management.

  • Completely disappointed

    The property manager is horrible, maintenance completes orders on the web portal but don’t complete the job, there is marijuana smoke smells every now and then on certain floors. Somehow a homeless guy made his way inside the building falling asleep in the lounge area in the basement. This place is really disgusting I can’t wait to move

  • Caveat emptor!

    If you tour their properties, press them on the HVAC, water, and sewer costs. They will play dumb and say "it depends on your usage," but no effing way. I live alone with a dog. I run the dishwasher once a week. I wash three loads of laundry every two weeks. I brush my teeth twice daily with the water off until I need to rinse my tooth brush and mouth. I take very short showers. I poo and pee, but at this rate maybe I should just flush once a day instead of after every bio break. Why am I listing ...
    all this? Because my water and sewer bill was over 40 and the HVAC electric was over 80. I still receive a bill from BGE, and it was just under 55 dollars. Either they are billing me for the usage of others, there are leaks, or someone is using my water. This is absurd. There is no parking. You have to pay 90-204 a month to a private garage if you have a car. Have fun walking back and forth in the rain and snow. Sometimes your packages will end up in the package room, sometimes they will end up wherever the Amazon delivery person feels like putting them. Management is lacking. Basically they refuse to even speak to tenants. You will never get to speak to or see a live person that is not a maintenance person or the leasing agent. Maintenance staff are nice. So is the leasing agent. The leasing agent is how they get you. The lease includes some strange practices. You have to give a 90 day notice to move out, for example. Don't be fooled by the amenities. The leasing agent will hesitate to show you the rooftop deck because you have to climb three flights of stairs to access it. There is no elevator access to the deck. And the gym is a creepy, basement gym with two tvs that run constantly on one channel: Fox News. Don't. Do. It. Just don't. Look elsewhere. I know the location is nice, but you will regret it if you choose to move here.

    PMC is a HORRIBLE company and should not be trusted. If you have any other choice it has to be better. The people jere are rude, condescending, and our contact upon moving in lied about not only move-in special but other things like parking and the apartment itself (we moved from out of state). They got a bonus and trapped us in a lease. RUN!!!!!!!!!!!!

    I've lived here for 2 years and it's been a great experience. Lots of amenities (nice stacked gym...more than your typical apartment gym, rooftop deck, entertainment rooms) and I have loved my apartment. Big beautiful windows, new appliances, walls are pretty sound proof. The only thing is there's no parking, so if you have a car you have to rent out of a nearby garage. I had a few issues with my heating and A/C but the maintenance was honestly very quick to respond and resolved it in no time. If ...

  • 301 N Charles - A Great Place in Downtown Baltimore!

    After living in other "luxury" apartments around Baltimore, I was hesitant to live in the heart of the city. Our contact (who was awesome) with PMC showed us a few of their properties around Baltimore, all of which looked good at various price points, but 301 North Charles seemed to be an incredible value. The building is very clean, modern looking, and secure. The apartments have very high ceilings, making them feel very spacious. On a corner unit, there are lots of windows for great natural ...
    lighting. Unlike every apartment building I've been in prior, there is zero noise issues between units. The unit layouts are smart, with great kitchen space. The amenities are nice - an inside half-court for basketball, a modest gym (some machines, free weights, and cardio machines), same-floor trash drop-off, a community entertainment area with pool and ping-pong, and a nice rooftop view/access with patio furniture. There's Penn Station a few blocks up, the light rail is an easy walk, plenty of food around the area, and what's great is that the location is getting even better. The grocery store across the street is re-opening and Under Armor is opening a huge full-bore 40,000 sq. ft. gym just a couple of blocks away. I look forward to being here for the foreseeable future!

    Most floor plans on floor differ. The choice makes it nice to find something right for you, my roommate and I didn't like the first 2 we looked at. Roof top deck is very nice but not accessible with elevator, must take 2 flights of stairs. Good gym, with 2 ping pong tables and pool table in the next room. Half a basketball court is nice but constantly breaking. Street has some nice restaurants and is very well lit. No free parking during day on weekdays but there are parking garages close. Staff ...

  • Beautiful building with gym...

    301 North Charles is a beautiful building with a gym and a roof deck but no pool :-( Nice hardwood floors in the apartments, close to all the downtown buildings and 25 hour convenience store across the street, with a grocery next door opening soon!

  • By far the worst apartment I have lived in.

    Where to start? My water heater and AC have had multiple leaks, leaving our floors warped and stained from water damage. The management company W.H. Campbell is atrocious and their staff are rude. They have also removed amenities that were advertised with the building when we signed the lease such as on-site concierge (now there is almost never anyone at the front desk at all) The building is supposed to be secure but people doing maintenance or various work on the building constantly leave the ...
    back door propped open. The maintenance people, while they seem nice people, have doing things like turning off our AC when we leave on vacation (without our permission) during one of the hottest weeks of the summer, while leaving water remaining from a flood all over the floor so we come back to a room that feels like a sauna (not to mention that specific incident was directly attributed by our vet to have caused an eye infection in one of our pets due to the extremely high humidity of the room). The washer/dryer are also stuffed in a walk-in closet up on the bedroom loft, so when they are running the bedroom is too hot to be in and the closet gets a terrible musty odor. I have lived in several apartments now and have never had a bad experience. This place is just a nightmare. I am simply counting the months until our lease is over and we can get out of here. I could not recommend this place to ANYONE. There are plenty of other apartments in the area run by reputable management companies that allow pets, which are far superior and comparable in price.
