Dogs welcome (Breed Restrictions Apply) (2 pets Max) $25 Pet Rent per month per pet. $300 Additional Security Deposit Required per Pet Qualification Standards Applicants who do not meet minimum screening standards will not be approved. Applicant must have current Government-issued photo identification. Applicant's monthly pre-tax household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicant must be clean, and pay their rent on time at all times. Applicants must receive positive references from all previous rentals for the last 5 years. Applicant may not have any evictions or unpaid judgments from previous rentals. A background and credit check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. Applicant must exhibit a consistent financial life. Credit score must be a minimum of 620. Occupancy is limited to 2 people per bedroom. RESIDENCE/RENTAL HISTORY We will examine the most recent five years of residence history. Home ownership will be verified through the tax assessor's office or credit report. Rental history will be verified through the property owner or rental agent. Rental history reflecting any unpaid past-due rent, damages, or fees will result in denial. Rental history showing excessive property damage, excessive noise, or unruly behavior will result in denial. Two or more notices for failure to pay rent and/or to comply with the terms of the rental agreement within the previous 12 months will result in denial. Long-term rental history or home ownership is favorable. Residence history that shows an excessive number of moves within the last five years will require an additional security deposit. If residency was out of state within the last five years, an additional fee may be necessary to conduct an out-of-state background check. INCOME/EMPLOYMENT HISTORY We will examine the most recent two years of income history. We will not consider unverifiable income. We require sufficient and stable sources of income, equal to at least 3x the monthly rent. To verify income, we may request documentation such as pay stubs, benefit award letters, bank statements, retirement accounts, and tax returns. Long-term employment history in the same job or profession is favorable. Short-term, temporary, or seasonal employment may qualify with an additional security deposit. Business owners must be able to verify their income through tax returns or bank statements. Retired and not working individuals must be able to demonstrate they have sufficient resources to pay for living expenses. FINANCIAL/CREDIT HISTORY No outstanding debt to previous rental property owners. No outstanding debt to utility companies. No outstanding debt over $1000 that is not in a payment plan. No excessive monthly financial obligations - more than 35% of income. A marginal credit history may result in an additional security deposit. Derogatory credit (past due accounts, collections, charge-off accounts, tax liens, judgements in excess of $100 and/or bankruptcy) may result in additional security deposit or denial. LEGAL/CRIMINAL HISTORY Criminal offenses (misdemeanor or felony) of a violent nature against either person or property will result in denial. Applicants with a non-violent criminal misdemeanor that occurred more than two years ago or a non-violent criminal felony that occurred more than five years ago may be considered if restitution for their crime was made in full and all time was served. Also, we would require an additional security deposit and demonstration of good employment history, credit history, and rental history since the time of the crime. Multiple offenders will be denied regardless of what the employment, credit and rental history shows. At the owners discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if the Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
