Leasing Office is unreachable and the elevators are never working

TERRIBLE
December 28, 2021I regret ever moving back into this building. The construction and associated noise is never ending. Two of the six elevators are almost always down (not working). There is constant noise all over the building, and yet, our rents and amenity fees continue to go up. In the almost 2 years that construction has been on-going, we have not had a single "resident appreciation" notice or event, acknowledging the inconvenience on us residents. Old Building Management Doesn’t Care
March 1, 2021I’ve lived here for several years. The apartments are really in poor condition. Management only upgrades public areas to try to lure new tenants. However, the apartments themselves are really poor. The walls are paper thin and you can hear your neighbors talking and what they watch on tv. I live alone in a one bedroom but it feels like I have roommates cause the neighbors sound like they are in my apartment all day. The air quality is really poor and you feel sick from it. There are also ...flooding issues. Management only cares about bringing in new tenants and not existing tenants. That is their business model. They will sucker you in with low rates on your first lease. Then when you go to renew they will “adjust the rates to market value”. They offer lower rates to get new tenants and then jack up the price when you resign cause they know moving is a burden. They’ve actually admitted this to me when I went to renew my lease as their business model. You can only sign a 1 year lease max so your rate will skyrocket when you renew leaving you stuck. I wouldn’t mind the money issues so much, if the apartments were actually nice. They are really old and are rarely updated. Management will not fix the walls, air, and flooding issues ever, so this will always be a problem. I would suggests staying away from Avalon. The only positive is the area is relatively quite. Yes, there is some street noise as with most cities, but this isn’t as bad as others. With that said, that positive has nothing to do with Avalon and you can benefit from it in a neighboring apartment building. HUGE rent increases and fees
September 13, 2018SHORT VERSION: First, they will raise your rent at LEAST $100 a month when you renew. I have had two apartments here. The first one they raised $100 a month, then $120 a month. The current one they raised $125 a month. Most landlords with similar properties in the area raise their rents about $30-40 a month when you renew. Second, this building will hit you with a yearly $500 amenities fee. Most landlords in the area do not charge a separate fee like that. Some here say the rent is reasonable. ...Not when you consider both the increases and the amenities fee. Unless you are in a big rush, take your time and shop around. You can get the same quality for a lower rent, or better quality for the same rent. // LONG VERSION: For these huge increases, you will get floods (I had two in my first apartment and one in my current one); rickety appliances that are constantly breaking (they do not give you new appliances, but rather "new to you" appliances that they scavenge from other units); lousy soundproofing such that you can hear your neighbors urinating, showering, flushing toilets, and everything else; rude neighbors with loud parties and stereos; strangers coming in and out because they allow tenants to participate in AirBnB; either old carpet (mine is 5 years old going by the stamp underneath when they were here to fix it after the last flood, and it looks like it) or cheap, noisy, vinyl flooring; elevators that break down on average once a month; and stinky hallways that smell like either pet mess, partygirl/boy vomit, or garbage, depending on your neighbors, the time of year, and whether the garbage compactors are functioning. For your "amenities fee" you will get nothing more than you would get at other highrises that don't charge such fees. Furthermore, if you get laid off and are late on your rent, they will move to evict you before the month is out, even if you've had a perfect record for years. // About the only nice thing I can say about this place is that the maintenance crew, concierges, and couple who own the convenience store are all very nice. The rental office staff are okay, but their emails could use a good proofreading and there is a relatively new one there who can be condescending. Flooding is a major issue across the building
June 21, 2018The pipes in Avalon Courthouse burst at least once a winter, flooding many of their apartments and sometimes taking the elevators out of commission for a while. I've lived here for 3 years and had my apartment flooded as many times on the 20th floor (the flooding usually goes down several floors effecting a wide berth of apartments). I've talked to other residents of the building, both new and veteran, they have also suffered the disaster that is having a flooded apartment. Management ...consistently acts like this is part and parcel with having an apartment and makes no effort whatsoever to offer any sort of consolation for the inconvenience, despite numerous conversations. The main cause of this issue is that the hallways are never properly heated (or cooled) in the building, which not only causes inefficient heating and cooling of the apartments leading to high utility costs year round ($150 /mo for electricity), but causes the sprinkler pipes in the ceiling to burst when the temperatures drop too low. I've talked with management multiple times about this and every time there is a promise that the situation will be remedied and it is not. Last winter I recorded the temperate of the hallway and it was under 50 degrees F. Last year they tried to raise my rent by about 10% ($210) and "compromised" at only raising it by about half that after two floodings. This year they are again unwilling to make any concessions in rent price (even just not raising it by a significant amount).Read MoreReview from Apartments.com

Good deal for a good neighborhood.
August 30, 2015The Avalon Courthouse is a great balance between cost and location. One of the less expensive (but by no means cheap) communities in the immediate area surrounding the Courthouse Metro station, there is no sacrifice in quality. The amenities in the building are very nice, and well maintained. The gym has a lot of equipment (all of it working), and the pool/patio area is very nice and respected by the tenants. The paint/carpets in the apartment are good quality, and the in-house maintenance team ...is quick to solve any issues. All of this does come at a price. While cheaper than some of the other communities and buildings next door, the area is one of the more expensive ones in Arlington (especially being ~2 minutes from the metro station). August 31, 2015Have been living here for over two years, building is generally nice, the location is beyond ideal. Apartment flooded twice, building is old so not really surprised. However, they are quick to resolve these types of issues. Maintenance staff is prompt and friendly. I've been fortunate to live on a floor with working adults, however there are a few floors that feel like a college dorm with your usual inconsiderate students or maybe just adults who haven't outgrown that phase just yet. Living in the city for the young, rich, and single.....on a budget
August 7, 2015Avalon has the warmest concierge staff, amazing amenities, and is always willing to go the extra step for their residents. They quickly learn your name (in a building of hundreds), respond quickly to maintenance requests, and have always stepped in for a delivery when I am not there. For the area, it is VERY reasonably priced. It has a pool, gym, patios/fireplaces, and central air. It is a block from the metro, has a convenience store downstairs, and is within walking distance to all the ...newest bars and restaurants. Not Perfect, But Good Enough
July 31, 2015I have live at Avalon Courthouse Place for nearly two years. With the exception of a few issues it has been a positive experience. Pros - Location - Its a block away from the metro and a 5 minute walk to everything there is to do in Courthouse. Its also a 10-15 minute walk from both Clarendon or Rosslyn - Amenities - The building has an above average gym, a very nice courtyard for sitting or bbq'ing. it has a nice pool. - Staff - Everyone here is great and friendly. Its a giant building but the ...people at the front desk remember you. Maintenance is always fast to respond and address any issues we have had (clogged sinks, broken washing machine) - Price - We did a lot of shopping around the area and this seems to be one of the cheaper places to live in the neighborhood. - Upkeep - The building is always clean and well maintained. The only exception is the loading dock/trash room which can get gross Cons - The building is outdated - The building is one of the older high-rise apartments in the area. The apartments are outdated, especially the bathrooms and kitchens. - Maintenance Issues - In the winter, the pipes for our apartment froze. Despite the maintenance team working on it daily, we had no heat or running water in our apartment for 3 days.
