They have an overall, great establishment here, the alot of amenities.. property manager they have here is very helpful and goes over and beyond to do what he can to get things accomplished for the tenants.. maintenance is great!! Property is pretty nice...

HORRIBLE
December 9, 2022
There have been nothing but issues since i moved in! Theres so much crime, you can smell smoke from your neighbors all day, the unit itself is falling apart despite them ‘remodeling’ they literally slapped white paint over old cabinets. Windows dont fully close so it gets freezing cold and your electric bill will be insane. Bugs everywhere, pit bulls running loose, kids scratch your car. I hate it here. It would be one thing if it was cheap but rent is really expensive, on top of other ridiculous ...
fees they add on. No one answers the phone in the office, and your neighbors have no respect for you or your property.

Maintenance team, Travis D. and Terry are the best. Anytime I've had to submit work order, I am immediately notified of work order submission. Work has always been completed within 1 day of submitting work order. Very respectful of the fact I have young children, and don't come too early. Always calls or texts to get okay to enter residence.

You need to take into account the conservice fee that is not told to renters up front that includes water, sewer, pest and trash based on occupancy and square footage. They are not informing new residents of this evidently until the first bill arrives with the rent bill. For example mine was $100 in addition to my rent for 1 month! So multiply that for number of occupants. Double dipping is occurring with trash bill $26 for trash + $25 for a valet living trash charge which they don't allow you to ...
opt out of - so if you want to spend $51 a month for trash for 1 person this is the place for you. By the way the valet living charge is in addition to conservice- so actually if you combine the two charges it is $125 in charges, conservice and valet living in addition to the rent they quote you. That is for 1 person, with additional occupants the price goes up. Thought future residents should know in considering this as a place to live. Rent is overpriced for this area of the city of Louisville.
