They've improved a lot
April 24, 2025I've been living here for about two years, during which there has been substantial improvement. There have been three different management teams. For the first 1.5 years: first two management teams: three stars (4 stars for the first team, 3 stars for the second team). (issues related to friction at the front desk, unnecessary fines, failure on follow up due to turnover). For the last 4-6 months: five stars for the third team. The most important change that has been made in the past 4-6 ...months has been a change in management. The new staff: Maryam, Erica, gloria, Jessica, and Leo are all nice to be around (just got done talking with Maryam in a pleasant conversation). The new manager, Leo, is presumably bringing up people's spirits at the front desk (which might be why the interactions with the new workers Maryam, Gloria, and Erica have been pleasant, but it could also just be that they are nice), and the culture at the front desk is noticeably more cheery. I go there for coffee a lot, an it is always nice to walk in there. Even if everything is not perfect, I can tell that they are trying to change/improve things, and it is noticeable. When they were switching the wifi, the wifi went on and off repeatedly, and that sucked. Some other reviews mentioned, that. However, It is the new company they signed up with, and there was a "transitional phase" where they were installing new services for the 5G wifi. I am much happier with the front desk now, and issues are dealt with in a more transparent way. I can also see Leo and the other team when I go to the front desk problem solving issues with the maintenance team. I think the other two teams, while they were trying to deal with issues, were experiencing burnout to some extent due to the pressure. But with this team, I can see Leo problem solving with people, and I might be wrong, but I think that is going toward reducing the stress/burnout. Another reviewer mentioned the pool closure situation due to the parties, but come on: They have to remove the glass in the water, and they had someone working on it every day. The towing company thing is also due to people parking under the "cover". I hope that this team continues the current culture, and does not succumb to burnout, and I think they can probably do it. They have Gloria, who has been there for the longest, and she has provided a lot of guidance to people I think. Combine that with good management, and I think the team has a bright future.Property Manager Responded

November 22, 2024No lo recomiendo Muy pendiente con esa Admon, después de desocupar el apartamento te cobran demas en tu deposito y como si fuera poco te sacan miles de excusas para no devolver lo poco que queda, llevo 3 meses detrás de ellos para que me devuelvan lo mio y siempre me dicen que si que ya me lo van a mandar, que no.tienen mi celular, mi dirección en fin me late que con ese cuento quieren quedarse con el dinero así que pendiente esa admon no es de confiarProperty Manager Responded

Do not move here!!!!!!!
August 29, 2024The management team is inconsistent and there were always bugs in my apartment. The internet is trash and they make you pay for hidden fees. I gave a 60 notice to move out and because management changed they still charged me to leave. Absolute horrible place to live. My first 3 weeks moving in my ac was out and I was forced to use a wall into in my window. The water is always cut off for no reason and you will get a back charge for that too.Property Manager Responded

Shared Living For Students!

Cool area to live in
November 16, 2023Looked for apartments in the area and came across Estates at East Riverside. I was interested because of the extra spaces throughout the property. I work from home twice a week and needed a decent location to be able to work a few hours. When looking for an apartment this go around I was looking for open work spaces and a nice fitness center. TOP NOTCH SERVICE
November 14, 2023I just moved in last week and there could not have been better service. I am new to the Austin, Texas area. I moved from Georgia nervous and anxious at the same time. Phil there leasing agent made everything from being interested to making me fill right at home. Phil was the nicest leasing agent I spoke with while on my search for my new home, and I spoke with many properties in the area. Moving out of state was so draining until I fell upon this property!!! From my new apartment being clean and ...the manager was so kind and warm welcoming I have already referred to coworkers that have to transition for work just like me. October 30, 2023I have struggled in the Austin area to find a place that works for my roommate Paige and I however recently we stumbled across Estates during our last tour of the day. I was honestly so impressed with all of the amenity spaces provided and how well kept everything seemed. I sometimes work from home and needs an extra space to step away, they have these work spaces available next to the gym and I can’t wait to be able to separate myself from just my apartment. The overall feeling just felt right. ...The staff was so friendly and I was honestly surprised that Angela their manager was even in the office. Now days it seems like you don’t see managers present, but it came to our surprise that she was actually the one who took us on tour. Not good, but survivable
August 5, 2023The rent was probably the cheapest I could find while still having the apartment find roommates for me. I liked my room. That is where the good things stop. The maintenance was abysmal, and you will be charged for everything they can find when you move out, regardless if it had anything to do with you. For example, maintenance failed to come repair a leak and when it got moldy, my roommate was charged for it. I was charged twice for the same thing, and getting that fixed was really difficult. ...They are impossible to reach by phone and I had to travel all the way back to Austin after leaving the city just to talk to someone to get this fixed. The area around the apartment is pretty sketch as well. All the food places and HEB are below average for what you can expect normally from those places. Believe it or not, you can make it work here, but don't expect it to be up to standard. Prepare for the worst and you will be ok.Property Manager Responded

They don’t repair anything and try to charge you for it when you leave
July 25, 2023I put in several service requests when my AC and dryer would break in the extreme cold or extreme heat and they would say that had fixed the issue when no one had even shown up to check it out. I went months without a working dryer, months of no heat in the winter and my apartment being 80+ in the summer, not to mention when I left they tried to charge me for repairs they said they wouldn’t charge for and tried to charge me thousands of dollars for not putting in my notice when I did put it in ...several times. They also never close the gate and have no cameras around the lot so they couldn’t help when my car was robbed. It was fine being there but I would never ever go back, it was way too many problems and I could never be comfortable there.Property Manager Responded
