Terrible value, worse management.
December 20, 2016The views are great, in unit washer-dryers are nice, the pet policy is relaxed, and it is convenient to Metro North. And those are literally the only positives about this place. The appearance of the courtyard and lobby areas is immaculate, other than that, often times this place is a mess. The parking garage is literally a dumping ground for people's trash. Making matters worse, the parking garage often does not have working lights and it appears that the fire alarm does not work (resulting in a ...small fire to one car basically destroying three cars in total). The elevator in the parking garage hasn't worked for over a year and management has given no indication when it is going to work again. The hallways often times are littered with cigarette butts. Further, the entire front of the building is disgusting. The company is in the middle of construction of a new tower which resulted in management having all shrubbery and the like torn out (even in unaffected areas). Maintenance is slow to respond to anything, and when they do, the head maintenance guy (Donnie) will basically harass you into writing a positive yelp review for him if you want to get anything done in the future. Management does not respond at all. Literally. I have email threads spanning 10-12 months of follow ups to basic requests that have gone unanswered - requests for a new parking tag, updated leasing info, information about upcoming events, all go ignored. And all of these negatives could be overlooked thanks to the views if only the prices remained reasonable. Unfortunately a new management company (Greystar), that is somehow equally unresponsive, has come in and begun instituting new fees that were previously non-existent and substantially raising rents, which now, when factoring in commuting (if you work in the city) exceed many decent manhattan rentals. STAY AWAY
September 23, 2016DO NOT move here, unless you want to pay an arm and a leg for electricity you are not acually using. Hudson park uses a third party submeter company that supposingly takes care of conedison's job, however, they cannot accurately read your usage and bill super high estimates without telling you! Unless you complain for months, nobody will assist you and if you do manage to get to a responsive person they will tell you that they fix the problem but then don't. Look very carefully over every ...electricity bill, request the management's daily usage reports and then compare the actual usage to what is billed (you'll notice HUGE differences). File a complaint with the city if you pay ridiculous amounts for a small 1 BR without ever using the AC/Heat. We have decided to move out ASAP, it's a shame cause we love our place, but there is only so much one can take as a tenant - it's not worth the fight and frankly, not worth the money anyways.! May 18, 2016Me and my husband are living at Hudson Park for about 1.5 years now and while I liked it in the beginning, I am getting more and more frustrated! I don't know where to begin, but here are just some of the many complaints: - Management: The management (leasing consultants responsible to assist you) changed 3 times in 1.5 years, which makes it super hard to get continuous assistance with issues. When you are trying to call someone, you always reach the mailbox and it takes days for them to get ...back to you if you leave a message, if they get back to you at all. Emails remain unanswered without comment. - Utility charges: I am monitoring our electricity use very closely, am very energy conscious, yet, our electricity bills are going through the roof. We have most of our circuit switches turned off, barely use the in apartment laundromat and barely use the dishwasher. Throughout most days, lights are off and the TV is switched off. The utility usage statements are completely random, without explanations--according to the statement, we are using almost 3 times as many kwh in 2016 than during the same months in 2015. When complained about it, the accountant gives you "monthly concessions" - the community manager doesn't even get back to your inquiries or provides any explanation how the charges come about. You are basically at will of the company that does the meter reading, but I am seriously doubting the accuracy. I believe they are just splitting the overall cost based on square meters or occupied apartments. If so, they are supposed to inform you about that within 30 days under the lease. Also, under the lease, when a complaint about charges is made in writing, the manager is supposed to get back to you under the lease. However, I complained in writing over email and never received a response. It is nice to get monthly concessions, which helps paying the bill, but still, I believe there should be some correlation between usage and bill. - Parking lot: My husband and I are renting an outdoor parking space. Lase week we attempted to walk through the parking lot to the water front, when all of a sudden one of the gates/wooden barriers crashed down on us!! Out of nowhere!! They didnt get the problem under control, so they just broke off one of the wooden barriers (). Great Features and close to the Train
August 6, 2015Have had a great experience at Hudson Park. Large property, many features, and steps from the MetroNorth Station. AC is standard, plus washer and dryer in unit! Being on the water is great. Views are awesome. Commuting to the city is easy. Express trains take 25min and local ones take about 38min. Management is very kind and willing to work with any situations that may arise. Only negative is that some rough neighborhood kids sometimes hang around the apartments. Its nothing compared to the ...city, but can be annoying at most. And add some speed bumps...the cars def do not pay attention to the pedestrians.Read MoreReview from Apartments.com
Services are my concerns
July 21, 2015I have been in Hudson Park for almost three months and I was surprised with services and customers satisfactions. The community has quite nice reputation, but I'm not satisfied with the services from the community administrative comparing with the apartments prices. when I moved in the apartment was not cleaned and the lights were out of service and I had to do all of that myself. The location is perfect and the building looks nice, but services and prices are unfortunate.Review from Apartments.com

January 23, 2015If you pay your rent on time, you care about the maintenance/upkeep of the building where you live and appreciate and expect regard to tenants from management staff DO NOT RENT HERE! If we knew we would be dealing with the ridiculousness that is going on now due to the recent change in management staff, we would have definitely kept looking. Thank God they don't own the Hudson River!
